Our cute little townhome is in the Tahoe Keys right on the marina! We have 3 bedrooms, 3 bathrooms and we sleep 6 adults plus 2 kids. You will have access to our small shared dock best for kayaks or boats under 25ft. Guests have the option to purchase HOA passes which gives you access to the beach, pool, hot tub, tennis courts & more! You will be 10 minutes away from skiing at Heavenly cal lodge or the gondola. Upstairs has bedroom`s #1 & #2 with 2 more full bathrooms. brbr Living brOur comfortable living room has seating for 4 adults on the couch and chair. We have plans to update the couches very soon! We have a brand new smart TV and a wood burning fireplace for those cold Winter nights. It`s a great spot for marina viewing, snuggling and watching a movie! Dare we say -- Netflix and chill ;)brbr Dine & DitchbrOur kitchen may not be high end but it is fully stocked for cooking up a family feast. We have a large dining room table great for games and enjoying a meal.brbr Get OutsidebrIt doesn`t get any better than being on the marina and having views of such! Downstairs we have a small patio with a gas grill and a few chairs for enjoying a cup of coffee or glass of wine. Watch the boats pull in and out of the marina and take in the fresh mountain air. Upstairs off the master we have a balcony with seating for doing the same. In the Summer the HOA maintains a sunny lawn right outside of our patio and in the Winter the outside spaces are covered for year round enjoyment!brbr LocationbrWe are located in the condo marina area of the Tahoe Keys which is an affordable water front option for families. You have a view of the marina from both the living room and the master bedroom. The Tahoe Keys is a great central spot about 10 minutes to Heavenly and the casinos! brbr✏️ The Deetsbr• We would classify our home as `family affordable` so if you are looking for luxury this might not be the best spot for you :).br• The Tahoe Keys Property Owner`s Association allows guests to purchases passes to use the HOA amenities like the private beach, pool, hot tub, tennis courts, etc. You will want to contact or visit their office for pricing and availability. br• Our home is a bit darker than what it looks like in the photos. br• Our home has carpet so please remove your shoes before coming inside. New carpet stains may result in a small charge to cover a professional carpet cleaning. Thank you for helping us keep our carpet clean!br• We are permitted for up to 6 adults max plus extra kids under 13. br• We are permitted for up to 2 cars max in the 2 assigned spots right in front of our condo.br• Our home is non-smoking.br• Our home is NOT pet friendly.br• Quiet hours are observed from 10pm - 8am but elevated noise will not be tolerated at any time. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.br → Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee. br → Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.br***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately. brbrDAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair. brbrHIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc. brbrUNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them. brbrFRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate. brbrCANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out. brbrSNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law. brbrWALK WITH CARE. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways get walked on and become icy. Our decks and steps might also be higher and/or without railings so be careful. We are not liable for any falls or slips.brbrPETS. This home is NOT pet friendly. The owners may have a pet allergy so it’s important to respect this rule. If you are unsure if something is yours, please leave it. brbrCARPETS. Please remove your shoes inside. You will be responsible for any new carpet stains.brbrPESTS & RODENTS. Tahoe is home to many pests and rodents including but not limited to mice, rats, squirrels, mosquitos, spiders, moths, bats, etc. When the weather gets too hot or cold they often times prefer to hang out inside so don’t be surprised if you come across them during your stay. We have on-going pest control services but despite best efforts, they sometimes still find a way inside. It doesn’t mean our home is dirty, it’s just a part of being in the mountains. brbrBEARS. We have California black bears in Tahoe which are attracted to trash and food but will break into your cars for gum, crumbs, empty drinks, etc so make sure to always remove anything even remotely edible, roll up windows and lock car doors. We are not responsible for bear car break ins or resulting damage. Don’t say we didn’t want you. brbrPOWER OUTAGES. Power outages are very common in Tahoe year round but especially during the Winter. If the power goes out, the heat will also go out. We have emergency supplies locked in the linen closet. Message us during an outage for the code. You will not be refunded if the power goes out during your stay.
