When this occurs, it looks like the yard is flooded. No pipes have burst, this is intentional. This will often happen in the middle of the night, though the exact time varies each time it runs. It will seep into the ground within several hours and you will be able to walk on the lawn and use the yard within 12-24 hours. You may walk on it earlier but it might be muddy. You do not need to do anything. Irrigation runs every other week during the summer, every 3 weeks in the fall and does NOT run in the winter. In the spring it runs once or twice a month. Most of the grass will die in the winter. In the backyard, the screened in porch, hot tub/BBQ, putting green and fire-pit areas are all raised above the level of the lawn and will NOT get flooded.
