Please note that this is an apartment building owned by a separate company. The lobby, yard, and all shared spaces are owned by a separate company. While you have been granted access to these areas, the area that you are renting under the terms of your agreement is limited to your apartment. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.br brPETS. The Host does allow pets: The Host does not charge any additional pet fees unless there is damage or excessive pet fur left behind. Excessive pet fur makes it very hard for our cleaning team. Excessive pet fur will result in a $100.00 fee, and any pet damage will be charged in the amount of the damage. As we are pet-friendly, there may be more than one pet on the property at the same time. For this reason, we ask that our guests keep their pets on a leash and attend to their pet(s) at all times. We do expect our guests to pick up their dog poops in the yard and the neighborhood. br brSMOKING POLICY. Smoking and or Vaping of any kind anywhere on the premises is prohibited.br brPERSON OF CONTACT. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.br brMAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if the Guest causes damage to the Premises or its furnishings.br brTRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.br brQUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner for each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.br brHOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises, regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired.br brATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney`s fees, and expenses that shall be made or incurred by the Host enforcing this agreement.br brUSE OF PREMISES. The guest shall use the Premises for residential use only. The guest is not authorized to sell products or services or conduct any commercial activity. This includes but is not limited to the creation of digital content for commercial use without written permission from the host. brbrILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of prepaid Rent.brbrShort-Term Rental Restrictions and Waivers: brbrThe Guest recognizes that their stay is temporary and in no way constitutes residency, squatter`s rights, or any form of establishing residence. As such, Guests are not allowed to and agree not to have mail sent to the property of the Host. There is no expectation of mail forwarding by the Host on behalf of the Guest, and any mail or parcel that may come to the property of the Host shall be disposed of at the sole discretion of the Host. Additionally, we ask that all guests respect quiet hours from 10 PM to 7 AM and refrain from hosting any parties.brbrWe are pet-friendly and welcome furry friends at no extra charge. However, we do expect our guests to keep their pets attended and on a leash at all times, clean up after them, and ensure that there is no evidence of their stay when they leave.brbrFor your safety, we have exterior security cameras at the front door, over the garage and on the access keypad to the garage. As we are pet-friendly, there may be more than one pet on the property at the same time. For this reason, we ask that our guests keep their pets on a leash and attend to their pet(s) at all times. We do expect our guests to pick up their dog poops in the yard and the neighborhood. br brSMOKING POLICY. Smoking and or Vaping of any kind anywhere on the premises is prohibited.br brPERSON OF CONTACT. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.br brQUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner for each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.br brHOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises, regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired.br brATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney`s fees, and expenses that shall be made or incurred by the Host enforcing this agreement.br brUSE OF PREMISES. The guest shall use the Premises for residential use only. The guest is not authorized to sell products or services or conduct any commercial activity.
