Water abounds on this property with a 3 acre lake, river access, shared resort pool, and a private hot tub. Inside you will find 2 living spaces, a well-stocked and recently updated kitchen, dining area that seats 8 and a bar that seats 4, and a spacious master suite with patio access and beautiful views. The rest of the house is rustic luxury with 3 more bedrooms that share 2 bathrooms. There is also a large bunk room with 4 twin beds and a twin trundle for the older kids**. Enjoy the breathtaking views of the surrounding hills and lake from the large deck, front porch, and fire pit area. Our dark skies offer excellent starry night viewing as well. Our 3-acre lake is ready for adventure with fishing (catch and release), kayaking, and swimming. Kayaks are provided for our guest's use. You can bring your fishing pole and bait and explore 3 other ponds along our hiking trail. All this and Guadalupe river access about a 1/2 mile away (this is walkable for some, however, there is a hill to climb before the road flattens out)! The pool is located at the resort entrance (not at The Lodge) and is heated during Spring Break.brbr**PLEASE NOTE: the bunk room can only be accessed through an outdoor staircase. There is no access to it from inside the home. Also, there is no bathroom in the bunk room. It is best suited for older children/young adults. brbrBasecamp encompasses 34 acres and we have recently transformed it into a glamping resort. We have 3 smaller cabins: Rocking F Rambler, a 1 BR/1 bath cabin (650 square feet), Carmel Cottage (1/1; 470 square feet) and Casita Juanita (1/1 efficiency - 220 square feet). These three cabins are located just across the lake on the 34-acre property. We have 5 glamping tents as well...each with its own private hot tub and yard. brbrImportant things to note:brThe grill is propane, so there is no need to bring charcoal. Water abounds on this property with a 3 acre lake, river access, a seasonally heated pool (Spring Break only; pool shared with the resort and not at the Lodge) and a private hot tub. Inside you will find 2 living spaces, a bedroom with a queen sized bed, a well-stocked and updated kitchen, dining area, and a spacious master suite (king bed) with patio access and beautiful views. Enjoy the views of the surrounding hills and lake from the large deck, front patio, and elevated fire pit area. Our dark skies offer excellent starry night viewing as well. Our 3-acre lake is ready for adventure with fishing (catch and release), kayaking, and swimming. Kayaks are provided for our guest's use. You can bring your fishing pole and bait and explore 3 other ponds along our hiking trail. All this and Guadalupe river access about a 1/2 mile away (this is walkable for some, however, there is a hill to climb before the road flattens out)! brbrBasecamp encompasses 34 acres and also has 3 smaller cabins: Rocking F Rambler, a 1 BR/1 bath cabin (650 square feet), Carmel Cottage (1/1; 470 square feet) and Casita Juanita (1/1 efficiency - 220 square feet). We have 5 glamping tents as well...each with its own private hot tub and yard. The Lodge sits on approximately 5 acres and the other cabins are located just across the lake on the rest of property. brbrImportant things to note:brThe grill is propane, so there is no need to bring charcoal. We provide firewood for the fire pit and fireplace. Please be reasonable in your usage.brbrPET POLICY: We welcome dogs (max 2) for a $75 pet fee. Rustic 80-year old classic country cabin with lots of charm and tons of amenities. Sleeps up to 10 (more or less), total of 8 beds including a queen sleeper sofa in secondary bedroom. Dining room table inside house can seat 8-9. Large dining table on back screen porch overlooking backyard can seat 10 or more. Two tables on deck can seat 10, for those that like to dine (breakfast, lunch or dinner) ‘al fresco’ outside with the nice country air. Seating area with a few rocking chairs on back screen porch is perfect for coffee in the morning, wine in the evening – or just relaxing with a good book while watching the numerous birds. Backyard has a net for volleyball or badminton, as well as a bocce and horseshoe court … there are also mallets for a nice match of croquet. For parking, there is a private drive and a rustic carport with enough space for 4-6 cars to park here and there. To get down to the private riverfront patios, you can walk down the hill (5 minutes) or drive with floats, kayak paddles, ice chests, etc. (1 minute by car). Down at the river there are 2 river patios, 4 kayaks (more kayaks to come soon) and the beautiful Guadalupe River, which is generally clean-looking and perfect for swimming, floating, tubing, kayaking and just relaxing in the cool water. Oh, and dogs really, really love it! LOL Speaking of dogs, pets are allowed, but of course there are pet rules that must be abided by – namely, no dogs on the neighbor’s property, you must pick up after your dog(s) at all times, and pets are not allowed on any furniture, like, ever. Back up at the cabin, there is a ‘bunkhouse’ which contains all of the river equipment you could possibly want, but you are also welcome to bring your own – be sure to ask what we have. There are also two BBQ grills – one is for charcoal/mesquite, one is an old electric George Foreman. In order to use these grills, you must agree to clean them after use or before departing, out of respect for the next guests and our cleaning lady. Note that inside the house there are only two sofas in the living room area for about 5-6 people, but there are plenty of extra chairs and many other sitting areas. Also note that for now there is only one shower – a second shower will be added soon, but so far in over 80 years of this house being in our family the one shower has never been an issue, nor has it for any guests. The kitchen is fully loaded with almost all of the spices, condiments, utensils and appliances that you can think of, so you really only need to bring your food, and that’s it. Same with the bathrooms and bedrooms – fully loaded with towels, linens, cleaning supplies, toiletries. And the laundry room is available for your use, as well. Last, but not least, there is a game closet with a number of board games, as well as a DVD player with approx 20-30 movies. Ahhh, and a popcorn maker! Most importantly, though, from our family to yours we would like to see you relax, rest, have fun, laugh, celebrate, eat well and enjoy the beautiful and peaceful nature of the Texas Hill Country! :)
