We have tried to incorporate what we love about other Vrbo properties to ensure you have what you need for a comfortable stay. But this area is about getting out and enjoying yourself, with so many activities within a short drive!brbrWe are out in the country, so Internet is available, but not lightning fast. You may have to fire up the ol' DVD player (even if the kids don't know what that is). The trail is easy to follow, marked by stones on both sides and lightly mulched for comfort. To help you enjoy your walk safely, we recommend wearing closed-toe shoes and long pants, as you may need to step over some natural vegetation along the way. East Trail: Gentle terrain, perfect for families and kids. West Trail: A bit more adventurous, running along a steeper hillside—great for those looking for a moderate challenge. As you explore the West Trail, you’ll come across our onsite apiary with nine active beehives located at the bottom of the hill. Signs will guide you as you approach; the trail keeps you about 10 feet away so you can observe safely without disturbing the bees. We kindly ask all guests to help protect this special place by staying on the trail, not littering, and leaving nature as you found it. Feel free to wander, explore, and take in the beautiful Hill Country surroundings—but please remember, hiking and exploring are at your own risk.brbrSECURITY CAMERAS - we have 2 exterior security cameras, one facing the driveway and the other facing the back of the house toward the storage shed. Rest assured that neither can see inside the home. We take your privacy very seriously.brbrbrbrGETTING AROUND - Since our home is on 10 acres it takes about 10 minutes to get to the main road (Hamilton Pool Rd) and another 15 minutes to get into the charming town of Dripping Springs. Our house is perfect for those people who want a place that is secluded and peaceful. We absolutely love the land and being in nature, but it’s not for everyone. Some people want to be around the corner from restaurants or other amenities. If that sounds like you, we would recommend looking for places in Austin or in the center of town. If you love the idea of being in more of a natural environment, we are your place. Other things to note are that rideshare and food delivery services don’t tend to work out in the country, so you will definitely need to have a car while staying at our property.brbrbrbr***HOUSE RULES***brbrbrbrMAXIMUM OCCUPANCY. For your enjoyment, the maximum occupancy of the home and property is 10 people. This is inclusive of children. brbrbrbrQUIET HOURS & PARTIES - We have a somewhat strict HOA. Quiet Hours are from 11PM - 7AM. This just means to not be excessively loud outside (loud music, yelling, etc). We want you to have fun, just be good neighbors. That being said, no parties / events are allowed. brbrbrbrSEPTIC TANK - To keep the septic system free and clear of debris, please ONLY flush toilet paper down the toilet. Gross things will happen if you break this rule, and I don’t want this for anyone.. Also, we will unfortunately have to charge you for the plumbing repairs. brbrbrbrSMOKING / FIREPLACE - Smoking of any kind is not allowed. A smoking fee of $100 per day will be charged if there is evidence of smoke anywhere on the property (inside or outside the home). Also, for insurance reasons we unfortunately cannot let you use the inside fireplace. brbrbrbrPOOL - Please follow all posted pool rules. By renting our property, you acknowledge and agree to hold us harmless from any illness or injury incurred during your stay, including those related to pool use. We are just miles from dozens of beautiful Hill Country Wineries, as well as Jester King, Twisted X and Thirst goat breweries, and the new Deep Eddy Vodka distillery. The Charmer is less than a 30 minute drive to the beautiful Pedernales Falls State Park, where you can bike, birdwatch, swim or horseback ride. It is perfect for large family gatherings, as it sleeps up to 8. There are three bedrooms and 2.5 baths, and the kitchen and dining room seat 8. Our spacious kitchen is fully stocked for meal preparation, and living room is large and comfy for relaxing and chatting.
