(The attic and basement aren’t for guests use) There are four bedrooms in this home. Three with queen-sized beds, and one with a full sized bed. Upstairs is a full bath and there is a powder room on the first floor. There is a large living space and an eat-in kitchen. We have a smart TV in the living room and also in each bedroom. There are side and rear decks as well as a small yard with seating and a propane fire pit. There is no parking on the property, however there is ample street parking on our block. Late check out or early check-in is by request only for an additional fee of $50.brbrbrbrThe Neighborhood:brbrThis house is one block away from the bridge in Jim Thorpe. If there are any dishes at the end of your stay please just put them in the dishwasher and turn it on before you go. Dish and cleaning products are under the kitchen sink along with extra trash bags and the trash can. Please note: we have both a drip coffee maker (and filters) and a Keurig in the kitchen. We do supply Kcups, mini creamers and sugar, but feel free to bring your own favorites! There is a grocery store 0.2 miles away as well- the Jim Thorpe Market. A beer distributor and liquor store share the parking lot with the market.brbrPlease note- there are enhanced cleaning policies in place and we always attempt to have the house sparkling clean for guests! We expect that you will treat us and our home respectfully and clean up food and trash after yourself as you go during your stay. Any unnecessary cleaning required after check out will incur additional fees.

The neighbors have a dog, Beckett. He can be very cautious of strangers, so please don’t approach him without the permission of his owners. The backyard is shared backyard (as there is no fence to delineate each side). Please feel free to use our section of the backyard to rest and enjoy the quiet atmosphere as you listen to Mauch Chunk Creek. The flower bed is the divider between our properties and we ask that you please stay on our side. Please do not walk in/through the flower bed.brbrCheck-in and Check-out Times: brCheck-out time is 10:00 AM and check-in time is 3:00 PM. Any flexibility with arrival and departure times that we extend to you as a guest is a courtesy, and not a right. If you would like alternate arrival/departure times it is your responsibility to make arrangements with us prior to your stay. Failure to depart the home by 10:00 AM will result in a charge against your security deposit for an entire extra night stay. Please observe 10:00 PM quiet times. brbrNON SMOKING PROPERTY brThis is a NON SMOKING property - inside and out. Smoking in the house and outside anywhere on the property will not be tolerated and will forfeit your deposit. brbrGARBAGE/RECYCLING brGarbage and recycling is picked up early on Thursday morning. If you are here on a Wednesday evening, please put your trash out on the sidewalk in front of the house. Please put all trash in bags before placing it in the can, which is located at the rear of the house. Recycling can be placed in the blue cans also at the rear of the house. brbrCEILING FANS AND AC UNITS brThere are several ceiling fans and AC units throughout the house. The ceiling fans are a fan/light combination. Turn on the light switch and adjust the light and fan by pulling the cords. The fans have 4 settings: Low, Medium, High and Off. All lights, fans and AC units must be turned off upon departure. brbrCLEANING brOur cleaning fee helps to cover changing and washing of all bed linens and towels. We disinfect the bathroom and kitchen, vacuum the floors and perform general straightening up for the next guest. Please keep in mind that there may be guests arriving only four hours after you leave! It greatly helps us keep our costs down if you and your party can go through the house and try to leave the house in the same condition that you found it. Please remove any food from the fridge and freezer that you brought. brbrBEDS & BEDDING brThere are extra pillows throughout the house in each room. When leaving, simply leave the beds unmade that you used. We will take care of stripping each bed and changing the linens. The 2nd floor daybed has another twin trundle underneath with wheels. Pull it out and lift it up to be a standard twin bed. These two beds can be combined to be a king bed (linens and foam bed topper are in the walk-in closet). brbrTELEVISION brThe 42 high definition television is located in the living room, just as you enter the front door. brbrEXTRA CLEANING CHARGE SHEET brWhen you arrive, the house will be clean and in perfect order. We would appreciate that it will be generally the same upon your departure. The cleaning fee that you paid covers the laundering of sheets and towels and general cleaning and disinfecting. Normal time for cleaning takes 3 to 4 hours. brbrWe will charge any additional cleaning-related charges against your security deposit. Please use this list as a guide - it is not an all-inclusive list. brbrScrubbing the inside of the microwave: $10 Scrubbing the inside of the oven: $10 Scrubbing the cooktop of baked-on food residue: $15 Scrubbing the inside of the fridge: $10 Scrubbing the inside of the freezer: $10 Spot cleaning the carpet (per occurrence): $20 Cleaning stains on cushions: $25+ depending on size of cushion and stain Scrubbing food, debris, scuffs from kitchen floor: $15 Cleaning grill from food residue: $10 Re-organizing the house (Please put things back where you found them!): $20 per floor Wasting energy (Please re-set thermostat, turn of A/C’s and close windows): $35 Excessive cleaning charges not itemized in this list will be assessed at current market rates for cleaning or replacement of unserviceable items. Normal cleaning will not result in extra charges. Minor crumbs and a few drips of coffee will not result in extra charges. If you make a mess, simply clean it up right away. You can find various cleaning products in the kitchen under the sink. We understand that accidents happen. If something does occur, please inform us IMMEDIATELY. This will give us the opportunity to arrange for repairs or replacement BEFORE the next renter. For example, if you broke a glass or plate, simply let us know so we can have enough available. Maintenance: Routine maintenance of the home will be performed at times when the home is unoccupied with renters.
