Everything is new and clean and inviting. The kitchen is large and has plenty of room for cooking. There are stocked small appliances, such as a hand mixer, waffle maker, toaster, and a blender. There are three coffee makers: a drip pot, a single cup for pods, and a French press. There is also a tea kettle. We have some various coffees and teas stocked, or bring your favorite. brbrThe main level has approximately 1800 sq ft, the basement is finished and has approximately 1400 SQ ft. brbrThe yard is fenced, please note, there are some gaps in the fencing where the gates are, so very small dogs should still be supervised at all times. Please remember this is forest country, and there are a variety of wild life abound, especially deer, but you may also see large birds of prey, rabbit, fox, skunk, possum, or even a black bear. Please do not feed the wildlife and maintain your distance. brbrThe hot tub is new and can hold 6 people at a time. brbrWe also have a large fire pit set up for relaxing with friends and family or making s'mores. brbrOur location is privately set, surrounded by trees, yet also centrally located and close to the towns of Hawley and Honesdale. brbrEvery bedroom has a TV with a Roku streaming device. You can easily log in to any of your favorite apps, or watch something from one of the plentiful Roku channels. brbrIf you visit us in the summer, we are just 12 minutes from Lake Wallenpaupack, the 3rd largest motorboating lake in Pennsylvania. We are also just minutes away from the Lackawaxen River and Delaware River where you can go rafting or kayaking. There are also multiple golf courses nearby, including Woodloch Springs, which is just five minutes away. brbrIf you visit us in the winter, we have an indoor wood stove and we have plenty of wood stocked. There is also skiing just 15 minutes away at Ski Big Bear.brbrThe lower level is fully finished and has board games, as well as a basketball game. One of the couches is a pull out mattress if you need some extra sleeping spots.brbrThe whole house is available for use. There are a couple of owner's closets that are locked that are utility areas. There is a fenced yard, with a large deck, fire pit, and hot tub. The garage is locked and is for owner use only. The home is located on over two acres, and set back off the road. The owners live nextdoor on the neighboring 7.8 acre property, so there is a nice privacy buffer, but we are nearby in case you need anything. brbrIf you plan to visit as a couple, we can accommodate for special rates if you only want first floor access. The basement can be locked off. The main level contains 3 bedrooms and 2 full bathrooms. The finished basement has another bedroom and bathroom, and game area. Lake Wallenpaupack (15 mi long) allows powerboats &jet skis, unlike the smaller lakes in PA which only allow non-powerboats. Bring your own boat or rent pontoon boats &speed boats for the day &park them at our dock (there are 3 large cleats & a few bumpers -please bring your own ropes and bumpers). There are public (Mangan) &private launches (Seeleys) very close by. brbrAIR CONDITIONING brAlthough the window air conditioner &ceiling fan in the loft kept the whole house cool if the doors are kept shut, we had CENTRAL AIR installed in the spring of 2022! We have vents throughout the first floor. We kept the window air conditioner in the loft as a backup & left fans in each room as well for your comfort.brbrFURNITURE brA new couch & love seat arrived in April 2022 along w/an end table w/Boo Boo the bear holding onto the end table. We added the Winnie the bear end table in 2023.brbrThe whole back of the house is windows so the view of the lake is great! brOn the deck there are lake views in front and on the side of the house. The level of the lake varies. In June the water level & the beginning of the gangway & dock usually start very close to the bottom of the stairs. As the water level goes up or down, the dock gets moved out away from the property or moved closer to the property by our dock maintenance person. brbrThe water level changes, thus the location of the dock changes. brWe recommend water shoes especially for kids. The bottom of the lake is made of slate.brbrOur docks will be put in by no later than May 1 and removed by about Oct 31. (due to the drawdown, this year they will be removed by about Oct 17/18). Except for the drawdown years, if you wish to rent before May 1 or after Oct 31 & would need/want the dock, please reach out. There is a mini-split for heat and ac located in the living room.brbrNext to the living room is brand new bathroom with a tub/shower insert, large vanity, and a washer/dryer combo to meet all your laundry needs.brbrJust through the back door is the newly renovated sunroom. This area is an amazing place to sit and enjoy a meal in the summer or a snowy day in the offseason. There is a 6-person breakfast nook on one end and a 50` smart TV on the other. Another great adition is the large rear deck connecting directly to the hot tub for easy entry and with some extra seating.brbrThere is a firepit right outside the back perfect for roasting marshmallows on a gravel patio and a picnic table adjacent. Enjoy the light breeze from the the lake under the Edison lights glazing overhead. Soak and relax in the 4-Person Hot Tub located right around the corner. Off the back deck is a new 4 burner Weber grill with provided propane. To the right of the house/driveway is an area for boat/snowmobile trailer parking. brbrThe entire Backyard and Game Shed are fully fenced in which is perfect for children or your four legged friends. Kids will love hanging out inside this unique place perfect for them. There you will will find foosball, Giant Jenga, Giant Connect-4, bochi ball, Cornhole, and more.brbrGoing back inside through the living room is a quaint hallway. To the right of the rear hallway there is a master bedroom (Queen) and to the left is a second bedroom (Queen). There is a closet in each of the bedroom as well as an individual mini-split.brbrIf you go upstairs there is a small foyer with board games as well as a desk and chair to get any work completed away from home. Through the door is a third bedroom which beholds a twin and a full bed perfect for the kids or another couple. Like theother bedrooms there is a mini-split in the room.brbrYour booking included sheets, pillows (2 per guest), towels (1 per guest), hot tub towels (1 per guest), wash clothes (1 per guest), 2 hand towels, toiletries (body wash, shampoo, and conditioner), and some basic supplies (Dish Soap, 5 dishwasher pods, 2 trash bags, 2 paper towels, 2 toilet paper rolls, and hand soap) to get your stay started.brbr*There are 5 kayaks and a double-person canoe at the cabin that can be launched at the public boat launch a short drive away (You must transport).brbr*We do not provide firewood, but out front is a self service station with wood for sale provided by a local company (Cash or electronic payment) . This way you don`t have to worry about to transporting it.brbr*There is no lake access with the property. You must use the public beach 5 minutes away or the public Launch.brbr*Please note there is a $75 one-time dog fee which allows you to bring up to 2 dogs on the property during your trip. We are dog lovers but ask that you keep your furry friends off the furniture and clean up after them for the sake of other renters. Waste bags provided from dispenser in backyard. Add your dogs to the reservation for the dog fee to be applied please.brbr**No RWD vehicles in winter months due to small hill on entrance to street and no alternative parking. Road/Driveway/Sidewalk snow does get plowed and maintained if over 3` but timing depends on storms. AWD/4WD is required in winter months if attending during snowstorms, there is no parking anywhere besides the house to leave a vehicle if you can not make it up the street, it will be towed as all private property.
