Main Cottage - sleeps 10, $500/night, 2nd cottage - sleeps 5, Loft above Garage - sleeps 2+. brBook the entire property $800/night.brbrVintage feel with modern conveniences. brbrIf you need a place with a lot of bedrooms for family reunions or trips, our property is perfect for your family. Other close places of interest include trails for hiking (Florence Shelley Nature Preserve, Salt Springs State Park, D&H Rail Trail), Susquehanna River, Montrose, PA, Binghamton, NY, golf courses, and more. The Susquehanna River is within a quick drive. The closest airport is the Binghamton, NY airport (BGM) and is perfect for arriving guests as its small and very easy to get in/out of. Montrose, PA is also a charming town with local shops and restaurants that's not too far.brbrMain Cottage - Largest area. Looks right onto the lake.brbr2nd Cottage - This also has a full kitchen in it.brbrGarage Loft - HUGE King Bed with Full bath. Kids will love their own elevated sleeping area within the loft. brbrLarge Trex Dock...no splinters. brbrGuest accessbrRegardless of whether you rent the Main Cottage or all three...You'll have the complete privacy of the entire property. If you rent the Main Cottage, we will not rent the other two during your stay. We feel your privacy and exclusive access to the amenities would be preferred.brbrOther things to notebrbrWifi - We just upgraded our wifi so that you can be anywhere on our property and have coverage.brbrCell Coverage - ATT you should have full coverage. You can see the ATT tower from the front yard of the cottage. brbrThere are two paddle boats, (1) 2-person canoes, (4) 1-person kayaks, (4) 1-person youth kayaks, and a yellow floating dock about 20 feet from the permanent dock. We also have a significant number of life jackets.brbrThere is a Horse Stable 1.8 miles from the cottage, they cater to children and adults.brbrWe have both a BBQ Grill and a Griddle. Each comes with a tank of propane installed and a spare for each should you run out... no extra cost.brbrWe also have two firepits - one in the front yard and the other at dock level. We provide the firewood that has, to date) been more than enough for our guests' stay. Should you run out, there are places around the lake that sell bundles of firewood.brbrAlso, we just purchased another full-size refrigerator/freezer, so there are now 3 of them.brbrHOUSE RULES:br- No Smokingbrbr- Check-In Time is 3PM - 10PMbr- Check-Out Time is 10AMbrbr- Tenants agree to abide by the following Rental Rules at all times while at the property:br- 1. Check-In: 3pm, unless it's not currently occupied. If unoccupied then you can check-in as early as 10am. br- 2. Check out: 10AM, there are no guests arriving that day then you can check out as late as 4pm. br- 3. Smoking is NOT allowed on the property.br- 4. Pets are NOT allowedbr- 5. Housekeeping: There is no daily housekeeping service. Bedding and bath towels are included in the unit. We also provide one lake towel per person. We do not permit towels or bedding to be taken from the unitsbr- 6. We do NOT charge a cleaning fee for normal usage. However, an excessive need for cleaning will be charged to your security deposit. We do ask that you strip all beds and place sheets, pillow cases, and Towels in the laundry room (garage). Please leave Quilts and Blankets on the beds. br- 7. Rental Condition: Keep the property and all furnishings in good order and tidy, both inside and out. The tenants shall be responsible for any loss or damage to the property and its fixtures or personal property of the owner during the term of this lease unless caused by an act of God. Upon arrival, Tenants will inspect the property and report any damage or issues to the Homeowners. An inspection will also be done at Checkout by both the Guest and the Homeowner. The property MUST be left in the same condition it was at Check-in, or part or all of the security deposit will be forfeited. Excessive wear and tear will result in part or all of the security deposit being forfeited. Any damaged items will be charged to the Guest at replacement value.br- 8. No Excessive Boisterous parties, NO College Parties, NO Bachelor Parties, NO Prom Parties, NO Illegal Drugs – you will be asked to leave the property immediately with NO refund.br- 9. Homeowner is not responsible for any accidents, injuries, illness, or death that occurs while on the premises or its facilities, nor responsible for the losses and/or damages of vehicles, personal belongings, or valuables. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises, including, but not limited to, injury or loss of life due to acts of God, wildlife, weather, or use of bikes, tools, or other facilities on the property. The owner is not responsible for any legal infractions, penalties, fees, or incarcerations, including but not limited to noise, neighbor complaints, outdoor fires, firearms, fireworks, or illegal drug use.br- 10. People other than those in the Guest party set forth above may not stay overnight on the property. All persons in the Guest's party are the sole responsibility of the Guest, and the Guest is responsible for any damages resulting from anyone in the party.br- 11. Homeowners are not responsible for the loss of personal belongings or valuables of the Tenants and their guests.br- 12. All trash must be disposed of properly in trash cans (provided) at all times.br- 13. Fireworks are not permitted.br- 14. Only use appliances for their intended uses. br- 15. Water and Sewer: The property is on a well and sewer system. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer system, you will be charged damages for the repair of the system.br- 16. Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are maintained. We do not refund due to road conditions.br- 17. Lake Water Quality: Many factors can have an effect on the quality of the lake water. The Lake Association has a contract with a company to treat the water should an algae bloom occur, as well as for weed control. We DO NOT offer refunds or discounts should there be an algae bloom or any other condition affecting the quality of the lake. In the years that we have listed our cottages for vacation rentals, there has only been one occurrence of an algae bloom while we’ve had guests. It was treated, and guests were able to enjoy the lake as usual within a couple of hours of treatment. br- 18. Internet use: The use of the Internet during the Guest's stay is the sole brresponsibility of the Guest. The Internet must not be used for any illegal purpose, or criminal prosecution will result. File sharing, or downloading copyrighted material, without the permission of the rightful owner of such material, is strictly prohibited.br- 19. Firewood: I've always told our guests to use as much firewood as they like and we'll bring you more if you run out. After an experience with a guest recently, I no longer provide that service. When we went to do the post-check-out inspection, I thought wow...not a single piece of firewood ash or sign of any wood being used BUT it's all gone. The neighbors told me they saw them loading all the firewood into the trunk of their cars. That's not what it's for...it's to be used at the cottage. So, we will provide you with the same amount we always do…which usually lasts our guests a week with plenty left over. If you run out, there are places along the paved road that will sell you bundles of 4 pieces of firewood for $8.00. At that price, we're providing a few hundred dollars’ worth of firewood and I really don't care if you burn it all...I do care that someone would be so selfish as not to use it and then take it home. br- 20. Cancellation / Moderate - 100% refund 30 days before check-inbr50% refund 14-30 days before check-in. Otherwise, no refund. br- 21. Access: Tenants shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. br- 22. Execution of the booking shall be deemed a valid acceptance of the house rules and rental agreement.br- 23. We reserve the right to do a non-judicial lockout of any tenant who refuses to check out at the end of the agreed rental period.brbr COTTAGE CHECKOUT LISTbr[ ] Return & secure paddle boats to the top of the dockbr br[ ] Return kayaks/paddles and floats to the garagebr br[ ] Return BBQ grill and griddle garage …also, please do not leave the grill/griddle out in the rain.brbr[ ] Wash dishes, pots and pans, etc. br*****A $200 FEE WILL BE DEDUCTED FROM YOUR SECURITY DEPOSIT IF YOU DO NOT CLEAN AS NOTED ABOVE*****br br[ ] Remove sheets, pillowcases, and towels and set them in front of the washer and dryer in the garage…leaving comforters folded on the beds.
