By signing this agreement, you agree that your rental is transient in nature and does not provide you with any tenant rights pursuant to the Landlord Tenant Act of Ontario.brbrIn addition to the guest, other authorized occupants may be family members or friends of the guest. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the property, the guest shall vacate the premises immediately without any refund.brbrHAZARDOUS PRACTICESbrNo barbecue grills of any kind, other than the one provided, are permitted on the property. No open flames. I.e., Candle burning is permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of the smoke detector alarm.brbrPETS POLICYbrPets are not permitted without prior approval of the Owner and subsequent payment of a non-refundable pet fee of $300. If evidence of a pet(s) without prior approval is found on the property you will be asked to vacate immediately with no refund of rent or damage deposit. AT NO TIME are pets allowed on beds or furniture. Pet feces must also be picked up. Should there be any evidence of pets being on the furniture or any pet feces on the property, the guest agrees to pay a $500.00 penalty in addition to the “pet fee”. When outside the home, pets shall always be on a leash and never left unattended.brbrFAMILY RENTAL ONLYbrReservations made for teenagers or young single groups will not be honoured without any accompanying adult staying in the unit at ALL Times. We require at least one member of the party to be 25 (twenty-five) years of age. Any violators will be evicted with forfeiture of all monies.brbrFALSIFIED RESERVATIONbrAny reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.brbrHOUSEKEEPINGbrThere is no daily maid service. Linens and towels are included and are not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a $300.00 one-time cleaning fee. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive sand, pets on the furniture, or any other conditions beyond normal use. Please don't wear outside footwear in the cottage, and keep the cottage clean and neat as much as possible.brbrUTILITIESbrNo compensation will be given for a temporary outage of electricity, gas, water, cable, or internet telephone service. Outages will be reported immediately to us and all efforts will be made to have them restored as soon as possible. brbrSMOKING POLICYbrSmoking or vaping of any tobacco, marijuana, or e-device (including “vape” devices) is strictly prohibited inside the cottage. If you smoke outside on the property, you are required to collect all butts and dispose of them safely. Your damage deposit will be forfeited, and you will incur an additional charge for cleaning and deodorizing if any evidence of smoking or vaping is found indoors.brbrENTRY BY OWNERbrThe Owner or the Owner's Agent(s) may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, guests or contractors. The Owner or the Owner’s Agent(s) will provide The guest with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).brbrRULES AND REGULATIONSbr1. The guest agrees to leave the premises and its contents in the same condition, neat and tidy, as The guest found the premises to be upon move-in, normal wear and tear expected. The guest and those present shall obey all laws of Canada, the Province of Ontario, and local bylaws. Failure to abide by the law or the above rules may cause the guest to be asked to vacate the premises and forfeit all rent and security/damage deposits.br7. The guest and any guest of the guest shall obey all local regulations including hours for use of community facilities be respectful of the neighbours and other residents of the area and shall obey all local, noise regulations and parking requirements. Guests come back here because of the wonderful location; great waterfront and superb accommodation. It's an outstanding and well furnished property for a fantastic vacation on a lovely lake.  br The soaring cathedral ceilings with huge windows giving wonderful views of the lake, give light and emphasize the space of the accommodation. The large stone fireplace is a focal point in the great room in winter, while the awesome views captivate at any time of the year.  br The large kitchen and dining area have ceramic tiled floor, all new appliances and plenty of cupboard space, making this a convivial area for sharing family meals.  br The three bedrooms on the main floor are all furnished with queen beds. The master has a walkout to a private deck. Stairs lead up to the mezzanine floor from the sitting area where there is a sleeping area with 3 twin beds. br Outside, the rock and terrazo style patio is a wonderful venue for alfresco meals and for enjoying the lake views while enjoying shade from the trees. The terrain has been left natural and it's an easy stroll to the waterfront where you will find a depth of around 2 feet at the shoreline, which deepens to 5feet at the end of the dock. A canoe and rowboat are included so get out and explore the inlets and shores along this terrific lake.  br This lake is just an hour and a half from Toronto which makes it an easy travelling distance at any time of year. Attractions close by include Bala, Georgian Bay and the 30,000 island cruises, Midland and historic Penetanguishene. Located in the beautiful Muskoka region of Ontario (PORT SEVERN), on Little Lake on the Trent, Heath Valley Cottage is the perfect place to visit for any reason. The property backs on to an enclosed bay that protects the property from the elements making for beautiful glass like water in almost all weather conditions. The property also has a private boat launch which makes it an ideal place for fishing trips or a relaxing boat ride with the family. brbrThere is a public beach close to the gas stations by the highway exit. There are also several take-out spots near by such as Pizzaville, Hero Burger, Pita Pit and Tim Horton. There are also some restaurants for dining-in and take-out as well such as Exit 156 Restaurant. brbrThe cottage is equipped with general appliances and equipment. There are three TV’s, There is a list of available appliances, for more detail please do not hesitate to ask. We provide some essentials such as cleaning supplies, toilet paper, dish soap and laundry detergent. We also allow the use of some thing left here but generally not included such as coffee, filters, paper towel and firewood. We also have some fun additions such as a dart board, kids toys in the basement, one canoe, two kayaks and several life vests. There is also a separate garage we affectionately call the party cave. It has a wood burning fireplace (currently out of service), dart board, and has one of the two hot tubs. The other hot tub is in the deck look out over the lake. brbr(IMPORTANT NOTE! EXTERIOR HOT TUB IS CLOSED FOR THE WINTER AND WILL REOPEN IN THE SPRING)brThere are grocery stores, two LCBO's, off the exit a wonderful restaurant call restaurant 156 and at the service stops there is pizza, burgers and pitas. The service station stores are equipped with any item you might need in a pinch as well. There is a pubic park off the exit with a public beach, a handful of restaurants with patios and lovely little Main Street with general stores and coffee shops.
