You will be notified if AirButler LLC intends to assess damages or fines. If you booked through a third-party site, funds will be requested through said third party website. Failure to accept additional requested monies, a case with third party website will be opened. 6. Minimum Age: All signatories to this Agreement and/ or guarantors must be at least twenty-one (21) years of age. 7. False Information. Any reservation obtained under false pretense will be subject to forfeiture of all payments made and the party will not be permitted to Check-in. 8. Arrival and Departure. Guest may Check-in at 4:00 PM EST and must check out by 11:00 AM EST on the departure day. No early Check-In or late Check-out is permitted without Airbutler Management`s prior approval. AirButler Management reserves the right to charge an early check-in or late check-out fee of $75 per 30-minute interval before check-in or past the check-out time. Please inquire if you would like to request an early Check-in or late Check-out. 9. Check-out Procedures. a. Guests are permitted to have items delivered to the Property during their stay, if you schedule the shipment to arrive after you Check-in and before you Check-out. In no event is AirButler Management or the Owner responsible for lost, stolen, delayed or damaged packages. We strongly advise you to not address packages to the Property unit you are staying in, as those mailboxes are not monitored. Please alert Management if you are expecting packages. 14. Lost Items. If anyone in your group leaves an item behind, we are happy to facilitate its return to you as soon as practical. The fee for this service, other than a firearm (see below), is $35.00 together with actual shipping charges. Unless other arrangements are made, we use the card on file for this. It was likely built to be a guest house for family members of the main house, and was later split off and sold separately.brbrOutdoors: The off-street parking spot is great for most cars and SUVs, but is a tight fit for larger vehicles or trucks. The back patio is fully fenced and features a dining table for 6. There is not much of a yard or any grass - just the fenced patio area with the patio table and a small strip of mulch/dirt around the base of a tree.brbrFirst floor: Kitchen, living room, and full bathroom. brbrSecond floor: Larger bedroom (queen bed) and smaller bedroom (two twin beds).brbrBasement: Washer and dryer.brbrYou'll have private access to the entire home and outdoor patio.brbrWe usually don't meet our guests in person, but we live nearby and can be available if needed!brbrThe Short North is home to some of the best restaurants, shopping, art galleries, and night life in the city. You cannot play anything on the TV without first signing into a streaming service on your own personal device. The kitchen is open to the dining and living room areas. Hardwood floors, dining table for four, and an open kitchen with two stools at the counter.brbrThe first floor has one bedroom with a queen bed, and an additional living room which can be closed off (with another queen bed), and one hallway bathroom which features a wide doorway and an accessible roll-in shower. The additional living room with the bed is the front room of the house (the exterior front door is in this room). This is a larger room and also has a futon couch (folds flat into a full-size sleeper bed), as well as another TV. The second floor has two additional bedrooms - one with two twin beds and another with a full bed. The basement stairs are accessed from within the front living room area. There is a kitchenette area down there with a mini-fridge and microwave. The laundry area and the second full bathroom are also in the basement. brbrSome notes for guests seeking accessibility features: it is easiest to enter the home through the front door (into the front bedroom area) - just one or two steps required. Past guests have noted that the sofas are fairly low to the ground (other seating is available on the first floor). The bathroom door is wide, the shower is truly a roll-in (no curb at all) and the first floor is entirely free of steps.brbrThe garage has an awning / carport area with a patio table and the back yard is large and private.brbrThe home has some family-friendly features, including a high chair and a changing table on the dresser in the first bedroom. Originally built for the owner's horses, the carriage house along Buttles now features:br✔️ Two bedrooms upstairs, each with en suite bathroombr✔️ Reserved driveway parking for two vehiclesbr✔️ Fenced patio area with views of the Circus Housebr✔️ Unique triangular windows (for the horses to stick their heads through)brbrThis home was built in 1895 by renowned architect Frank Packard for his client Peter Sells, the owner of the Sells Brothers Circus. The adjacent carriage house was built on the estate as an outbuilding for his horses and sheltered parking for his carriage. Rumor has it that the building was used on occasion for temporary housing of the circus lions and elephants. In the 1940s, the home was converted to a private residence and has since been used for that purpose.brbrOutdoor space: The private driveway is long enough for two vehicles, stacked end to end. Through the kitchen door, guests will have access to a large outdoor patio space, including an outdoor bar and seating areas. There is a metal fence with a locked gate that leads to the owners' pool - you will not have access to this gate.brbrFirst floor: The front door opens into the living and dining area. The kitchen features a large countertop with eat-in barstools. A drip coffee maker, grinder, and whole coffee beans are provided. The half bath and laundry facilities are here on the first floor. Recently added is a king-size sleeper sofa, so the home can accommodate up to 6 guests. For guests sleeping in the living room, please be aware that the triangular windows do not have blinds or curtains. If you plan to use this, please let us know in advance so we can set out extra bedding.brbrSecond floor: Upstairs, in what was originally the hay loft, guests will enjoy the character of 120-year old original pine wood floors. If you look closely, you'll see the remnants of a trap door in the floor that could be opened from above to drop hay down to the horses below. The front bedroom has a queen bed and private en suite bathroom with a clawfoot soaking tub and a shower; the rear bedroom features a California King bed with another private full bathroom (shower only, no tub).brbrYou will be able to access the entire carriage house and the courtyard through the kitchen door. The courtyard leads to a garage and to a gate into the owner's yard - guests will not have access to the garage or pool area.brbrPlease be advised that the property does have an exterior security camera system and that the owners live on the property, in the main house.brbrMost of your interaction will be with the property co-hosts, Kate and Nat. We are friends of the property owners and we live here in the neighborhood (a few blocks away). We’ll be available to help if you need anything. The owners will be on site during your stay (in the main house), but it's unlikely that you will meet them due to the private layout of the property.brbrThe Short North Arts District is home to some of the best restaurants, shopping, art galleries, and night life in the city.
