ID, Guest INFO & DEPOSIT required.brbrThis home was originally built in 1883 but went through extensive renovations and restoration between 2024-2025. The second floor bedrooms have exterior door to the wrap around porch. These doors have deadbolts and security chain, for child safety.brbrThe two wrap around porches add extended living space for guests with plenty of table seating and relaxed Adirondack chairs. The first floor has an open concept design with the large living room flowing into the dining and kitchen areas.brbrThere is a primary suite on the first floor with an ensuite bathroom and walk-in shower, for elderly guests. There is an additional hallway bathroom which services guests on the first floor.brbrThe second floor features 3 bedrooms, a full bathroom and the laundry room. The 3rd floor is another Guest suite that features a queen bed, TV sitting area with couch (sleeper), office workstation and coffee bar with mini fridge. This space also features a private bathroom with shower stall.brbrGuests have access to the entire property, except locked supply closets which are clearly marked.brbrGuests can contact less check -in and out. Host is reachable by text & phone. Local property manager available for concerns with the physical property.brbrThe home is located on the south side of the Jenkinson`s Boardwalk, which is the quieter side of town. (No renting specifically for unqualified, younger guest groups.)brbrMAXIMUM GUESTS: The fire code restrictions the maximum number of guests, including children, allowed in residence to 8. All guests names and permanent addresses must be declared to the Host as per local ordinance and submitted to the town prior to your arrival. br*Improper disclosure of guests in your group or refusing to provide guest group information, as per the local ordinance, will result in cancellation of your reservation.brbr- NO LARGE GROUPS / NO PARTIES: Undeclared guests, not on the reservation, are not allowed to stay overnight. All overnight guests need to be a part of your original reservation and declared to the host for security purposes. There is an Over Occupancy Penalty of $500 per person/per night for every undeclared guest that violates the fire code maximum. Guests exceeding occupancy must leave the property immediately. brbr- REPORT YOUR CONCERNS: If you have any concerns with your unit, you should let us know ASAP. We reserve the ‘right to enter’ the unit to correct or repair any highlighted issues after your notification. br- NOISE ORDINANCE: No loud noise between 9pm - 8am as per our local noise ordinance. The police will issue tickets for noise violations to the guests AND the property owner, which will result in termination of your reservation. br- TERMINATION OF RESERVATION: If your group breaks our House Rules, holds a party, disrupts the neighbors, becomes violent, if you exceed stated occupancy, or if your group’s behavior results in a police visit, then your reservation will be immediately terminated, without a refund, and you will be expected to leave the property immediately. (If you do not comply with the request to leave, then you will be removed by the police for trespassing.)br- BE COURTEOUS: All guests should be respectful of each other during your stay and always be kind to our close neighbors. Please be aware of your noise levels after 9pm.br- NO FIREWORKS: No use or storage of fireworks on property.br- PARKING: House comes with 3 parking spots (that fits 3 average sized cars or 2 SUVs) in the gravel driveway.br- BEACH BADGES: This rental comes with 8 beach badges. Beach badges need to be left in the house at check-out on the hook. Guest(s) shall be responsible for replacing lost/unreturned badges at $130 per badge.br- CHILD SAFETY: If you need a crib or high chair for infants please bring one. We do not have those at the property. We do provide outlet covers, child safety window locks, chain locks for 2nd floor outer doors, baby gate for the staircase and a first aid kit.br- TRASH REMOVAL: Please put the trash out weekly. Cans go down to curb Sunday and Thursday nick for pick-up the next morning. Recycles go out on Tuesday night for Wednesday pick-up. Please bring the cans back up to garage after trash pick-up. The cans are on the smaller side as the trash is physically picked up by humans, therefore the cans need to go to curb on schedule.br- CLEANING FEES: Guests agree to pay a $400 cleaning fee per stay. This is a NO SMOKING home. If any sign of smoking is discovered after the check-out inspection, then guest authorizes the owner to charge them an additional $200 cleaning fee. If unauthorized pets are brought onto the property, there will be a $200 cleaning fee assessed. The grill should be cleaned and scraped down after every use. If this appliance is left excessively dirty, you may be assessed an additional $50 cleaning fee.br- LINENS: We provide linens and towels for your convenience. Please do not hang towels, bathing suits or clothes on railings of deck or porch. Hooks are available near outdoor shower area. There is a $40 charge assessed for missing blankets/linens.br- FLUSH TOILET PAPER ONLY: Do not flush tampons, sanitary products, flushable wipes, paper towels, cottons balls, tissues, your soul, etc. Only use the provided toilet paper or one rated as ‘safe for septic systems.’ Please throw all other items in the trash. If a plumbing service is required, you will be responsible for the cost of service.br- NO ROUGH HOUSING: No horseplay on the decks, stairs or porches. No children should be left unattended on any of the out porches or near stair cases.brbrbr*************************br- CHECK-OUT INSPECTION: We will notify you within 72 hours if we have discovered any damage or issues that might have occurred to the property during your stay, requiring fund in addition to your original cleaning fee. (See list below). If you fail to comply with the request to vacate the property, then the police will be called to remove you for trespassing. br STAIRS: There are 10 steps at the front/back porches to access the 1st floor. There are stair cases to access the second and third floor.br DEPOSIT: If you damage the home, you may be charged $1500 or more. This includes, but is not limited to; cigarette smoke remediation, damages from unauthorized pets, BBQ cleaning charges, missing items and missing beach badges ($130)/ parking passes ($150 per replacement fee). FALL 2025 UPDATE: We are fully booked for the rest of 2025. We have availability for January-April 2026 for rentals with a one-month minimum. We have also opened up rentals for Summer 2026 for one-week minimums, with all rentals running Friday-Friday. You can book in 7-day increments, but all summer rentals must begin on Friday and end on Friday.brbrAll off-season rentals are one-month minimums (a legal requirement).brbrOVERVIEWbrA modern, clean vacation home in the heart of Point Pleasant Beach, close to both town and the beach. This luxury home can comfortably sleep 10 and features a backyard with a deck, paver patio, and lovely swimming pool (during the summer). brbrFIRST FLOOR MAIN LEVEL: LIVING ROOM, DINING ROOM, KITCHEN, BONUS ROOMbrThe main level features an open architecture with what is basically a great room broken up into a kitchen, dining area, and living area. The kitchen is all set up with all the appliances, plates, glasses, silverware, etc. that most people will need. (There is also a gas barbecue grill in the back yard.). The long wood rectangular dining table seats up to 10. And the living area features two couches, four adjustable and reclining chairs, and a large flat screen smart tv with cable and all the major streaming services over the fireplace. The first floor also has a bonus room, which is set up as a TV room but has a new pullout sofa including a queen bed that can be used as a bedroom in a pinch (although there's no full bath on that floor). brbrSECOND FLOOR BEDROOM LEVEL: FOUR BEDROOMSbrThe second floor features four bedrooms that can sleep 10 (one king, three queens, two single bunk beds). The master bedroom is huge and features a walk-in closet and a large master bath with an oversized tub and standup shower. The other three guest bedrooms share two full baths. Two bedrooms (both with queen beds) have a jack and jill bath between the. The other bedroom, which has a queen and two bunk beds, is next to a full bath. brbrTHIRD FLOOR GAME ROOMbrThe third floor is fully finished and furnished, totaling about 1,200 square feet but including a lot of angled ceilings that limit the usable space somewhat. The floor features what we think of as a game room for kids, set up with a futon, a big yugibo, and a 50-inch television hooked up two a Ninetendo Wii U gaming system along with about 10-15 games.. The TV is a smart TV with a roku system where you can access all major streaming systems, and has an HDMI expansion hookup so you can connect any additional gaming system you wish to bring. The third floor has a futon, and there are also two cots in the back area of the room that can be used in a pinch. brbrBACKYARDbrThe house features an expansive fenced-in backyard the includes: a full deck with a four-chair dining table, a paver patio with seven lounge chairs and other seating, extensive plantings and landscaping, and a grassy strip if you wish to lay out on a towel right on the ground. The backyard is relatively lush for Point Pleasant beach area houses, with hydrangeas and about a dozen medium-sized crepe myrtle and birch trees that enhance privacy. brbrPOOL brThe backyard also has a medium-sized pool with lots of pool toys for kids. The pool is relatively shallow, and never gets deeper than six feet, so absolutely NO DIVING, but it's fun for the kids and good for pool games. The pool is only open from June-to-mid-September, and can be heated to 82 degrees maximum. brbrINTERNET AND TVbrBesides the flatscreen in the living room, there's another large flat screen in the first floor bonus room, and small smart TVs in all the bedrooms. We also have the highest-level Xfinity high speed internet throughout the house with an Eero mesh network that generates super-fast internet connections through the whole house. We have the full Xfinity cable package with some major pay services and virtually every major cable channel, which is available on the main Living room TV through a cable box and through the other TVs through the Infinity app on the Roku.brbrPARKING— WITH AN ELECTRIC CAR CHARGING OUTLETbrWe have parking for two cars, one in the garage and the other in the driveway, although you have to push stuff in the garage into a corner to fit a car in there. You do also get two physical keys for your stay if you want them.brbrLOCATIONbrThe house is located perfectly between the beach and the town. We are about three blocks and a seven-minute walk (timed walking with kids and pulling a cart and wagon) from Jenkinson's beach, which is a huge beach that also features a classic Jersey Shore boardwalk with games and rides and food and all that -- one of the best boardwalks in the state. We are also a seven-minute walk the other way from the charming and eminently walkable town of Point Pleasant Beach, with great shops and restaurants. We're also a three-minute walk from the PPB train station. If you want to visit the rest of the Jersey Shore, you're well situated: 5 minutes from Bayhead, 20 minutes from Seaside Heights, and 20-30 minutes from Long Branch, Asbury, Spring Lake, etc. to the north and 30-40 minutes from LBI to the south.brbrIf you want a day away from the beach for some kid fun, we're about a 30 minute drive from Six Flags Great Adventure and Hurricane Harbor, which has amazing rides, a great water park, and an animal safari. And if you want some adult fun, we're a 60 minute drive from Atlantic City. brbrHOSTSbrThe house was new construction when we purchased it in 2013, and wasn't even rented out until 2018. It's really more our vacation home than a rental home, so we prefer tenants who will appreciate what it has to offer and will take good care of it. We will be putting some things away in an owner's closet, but will have lots of fun stuff available to you: all major and some minor kitchen appliances, pool toys, beach toys (including a cart), a barbecue grill, board games -- stuff like that. We just ask that you take care of them and leave them as you found them.
