This 3 bedroom, 2.5 bathroom & sleeper sofa, comfortably sleeps 7 guests in true tropical style. So much to do from the heated salt pool, hot tub, mini basketball court, bikes, kayaks and outdoor games. There is ample seating and dining inside and out, beautiful Palm Beach décor and everything is close by.brbrYou will love this family home the minute you step through the doors. You will be embraced with tropical farmhouse and classic Palm Beach décor. The home is warm and inviting with lovely areas to relax, unwind and enjoy. It is a real treat for the kids with the basketball court, outdoor games such a Giant Jenga, cornhole & 4 Connect, the pool basketball hoop or enjoying hours of Xbox indoors. Dramatic tropical landscape perfect for watching birds or enjoying several varieties of palm trees. There is parking for three cars and an RV (for extra).br brThe home layout:br brTHE BEDROOMSbr brThe master bedroom has a king-sized bed with beautiful royal blue end- tables and a large dresser with a 55" smart app T.V. mounted above it. The room is decorated with magnificent accent tropical wallpaper. There is an ensuite bathroom off the master.br brThe 2nd Twin bedroom is dressed in dark blues and whites. There are two XL twin beds with woven rattan headboards, a rattan armchair, large mirror and hanging and dresser space for clothing. The beds may be moved together to make a king- sized bed. The table between the two beds can be used as a working desk or remote students or workers.br brThe 3rd bedroom is bright with a vibrant tropical green. There is a bunk bed with a twin top and full bottom, a personal desk and chair and a dresser for clothing.br brTHE BATHROOMbr brThe master ensuite bathroom has a walk in shower and a blowing heater.br brThe 2nd bathroom has a combination bath tub & shower with vanity. This bathroom is shared between bedrooms two and three. br brHalf Bath: There is a half bathroom located in the living room by the doors going outside to the pool area and patio. br brDINING ROOMbr brEnjoy the extended table for eight guests under a low hanging modern rattan light fixture and aside two beautiful artworks. The dining room has easy access to the kitchen and outdoor patio where the BBQ grill is located. The dining room doors can also open out to the basketball court and outdoor dining area. br brKITCHENbr brThe kitchen has everything you need to feed your hungry crew. Pots, pans, service for eight, a blender, toaster oven, stainless steel double fridge and freezer and gas Thermador range stove and oven. There is a lovely coffee bar station with an espresso and drip coffee machine and mini wine cooler beneath. We have a reverse osmosis water system at the sink which is of high quality, very clean and tasty drinking water. The ice machine in the refrigerator uses the same system.br brFORMAL LIVING ROOMbr brThere are two living room areas. The smaller formal living room is located beside the dining room with a desk, beautiful Palm Beach style décor with direct access to the patio and pool deck. There you will also find the half bathroom. Sit, relax and enjoy your company on the comfortable white rattan furniture with a modern glass coffee table and books.br brFAMILY ROOMbr brThe family room is a large cozy room off the formal living and dining rooms that has a brand new large full SLEEPER sofa, a large T,V. with cable (the only room with basic cable channels), an Xbox 4, some games, a medium sized Connect 4, giant Jenga and an area for the kids to play on the rug.br brTHE OUTDOORSbr brThe highlight of the house is the outdoors! Enjoy a large salted pool that may be heated (by request and daily fee) for the cooler months, a large 6-8 person hot tub (also by request and daily fee), a new mini basketball court, lovely outdoor dining table and chairs under a covered gazebo, a BBQ grill and turfed backyard with a relaxing loveseat under a colorful umbrella. There is a covered patio as you walk outside with lounge seating, a large industrial fan and ceiling fan to keep cool during those warmer evenings. br brADDITIONAL EXTRA'Sbr brHave hours of fun with Cornhole, Ladder Toss and a pool basketball hoop. br brTake the three adult bikes and one medium kids bike out for a ride around the lovely neighborhood or take the inflatable one - two person kayak out to the boat launch into the canal just one block away.br brThere are beach chairs, beach towels and a beach umbrella you too take to the beach and two adult and one child life vest.br brLAUNDRY br brThe laundry room sits off the family room with a washer/ dryer with all the soaps and detergents you need. There is a rocket vacuum, Swiffer & broom. We supply paper towels, toilet paper, basic soaps, shampoo, conditioner etc.br brPETSbr brUp to two dogs are allowed, no cats. Guests are required to pick up after their pet and pay a non-refundable pet fee of $150 per pet. Pets are not to be left alone in the house or left outside overnight. Please if possible, keep pets off the furniture.br brLOCAL ACTIVITIESbr brNearby there is a community tennis court, shaded playground and regulation basketball courts. (We have a tennis pass you may use at the house- please return after use). There is a boat launch into the canal one block away which is perfect for Kayaking, Paddle boarding or Jet Skiing.br brThe house is a short 11 minute drive to Downtown West Palm Beach (Rosemary Square, Clematis Street, Kravis Center & Convention Center). The house is 6 minutes to Palm Beach International Airport, 12 minutes from the Brightline, 10 minutes to Palm Beach Island and the beaches.brOther Things to Note....brbrCheck in is between 4pm - 10pm ONLY.brbrCheck in details are provide up to 24 hours prior to check in.brbrMust be 32 y/o or older to book.brbrUPON BOOKING, WE REQUIRE A PHOTO COPY OF THE LEAD GUESTS DRIVERS LICENSE WHICH MATCHES THE CREDIT CARD USED TO BOOK.brbrABSOLUTELY NO NOISE AFTER 10PM OUTSIDE, WE DO NOT ALLOW PARTIES OR GATHERINGS OF ANY KIND AT THE HOUSE, AND QUIET HOURS START AT 9PM.brbrNO EVENTS: This includes any bachelor, bachelorette, birthday, holiday, engagement parties, or any work meetings.brbrFor the pool to be heated/ cooled we require at least a 24 hour notice ahead of time. Our Property Manager will turn the pool heater and hot tub on and off for you based on a paid daily resort fee at the desired temperature. The pool vacuum is available if you need it, please contact the Property Manager if you would like it put into the pool or have it removed. We kindly ask that you do not touch any of the pool heater, pool vacuum or hot tub main power sources or equipment. Any damages to this equipment will be charged to the guest.brbrPETS:brMax 2 dogs allowed, No cats. Please pick up after you pets and dispose in sealed bags in the outside trash bins and keep them off the furniture if possible. The backyard is fully fenced. We charge a non-refundable pet fee (based on breed & size of pets). Should there be any damages caused by your pet which exceeds the pet fee, you may be charged additional.brbrThere is an additional cost of $45/day for pool heating/ hot tub use. Please let us know prior to your arrival (at least 24hrs) if you would like the pool heated or wish to use the hot tub during your stay and we will send you the request for the fee through the Resolution Center.brbrCHILD PROOFING:brPlease note that guests understands that no special efforts have been made to "childproof" this house, and accept the risk or harm to any children/ infants we allow on the property.brbrOwner nor management are not held liable for any water related incidences or any other accidents or incidences that may occur on the property or off the property if using the bikes or kayak. We do have helmets and a life jacket available.
