It is fully equipped with a dishwasher, oven/hob, microwave, coffee maker, kettle, toaster, crockery etc. brbrThe dining area seats 6 and is conveniently located next to the kitchen.brbrAlso on the ground level, is an attractive queen bedroom with a flat screen TV and direct access to a bathroom with a shower, sink and WC.brbrOn the upper level you will find the master suite with a king bed, walk-in wardrobe, TV and a private balcony with views over the attractive conservation area. Conveniently located 9 miles from Disney, there is also golf, shopping and restaurants close by. There is also a 24-hour Wal Mart just a few minutes away. Orlando International Airport is an easy 30-minute drive.brbrIMPORTANT BOOKING TERMS:br1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.br2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.br3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.br4. The homeowner does not accept young adult/student groups under the average age of 25.br5. No smoking, vaping or cannabis on the property including the pool deck.br6. No EV charging from the home supply.br7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.br8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.br9. We do not accept reservations that check-in on December 25th.brbrCANCELLATION POLICY:br The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.brbrSUPPLIES PROVIDED:brThe home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.brbrPOOL HEAT:brThe pool can be heated and is an additional $35 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.brbrPool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.brbrWe cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature. brbrGuests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.brbrWe suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.brbrGRILL HIREbrDue to insurance limitations, the home is not listed as having a grill. Can I Have A Wedding (or other large-scale event) On Site brbrAbsolutely! Event fees are involved as is some planning & coordination. We need to discuss first!brbr3. It Says You Have A 3 Night Minimum...but..I only need 1 or 2 nights...brbrSorry, the minimum is in place for good reason BUT... If* we have a 1-2 night GAP in our calendar, then you can certainly fill THAT slot by special request! Say, for example, we have a guest scheduled to check out on a Wednesday and the next guest isn't checking in until that Friday. THEN, you could fill that 2 night Wednesday-Friday gap if you want to! Otherwise, just go ahead and book 3 nights-- You may choose not to sleepover the 3rd night--but at least you'll be able to stay on site as long as you want that last day---checking out late--- since you will have technically booked the Estate through the following morning!brbr4. How Much Does It Cost To Rent The Ever After Estate brbrMost of the year, it's $1985-$2535/night. Departure cleaning is $888 and taxes are 11%. There is a $285 fee if you book and then cancel.brbr5. Is It Negotiable brbr Not at all, sorry! The Ever After Estate is a very special property. The owner's family only rents it out when they travel (which is 100-140 nights per year!) and they simply don't leave such an incredible home for less. When you consider that most decent Central Florida hotels are $150-$250 per night (plus parking, fees, etc;) to sleep 2-4 people, surely you'll agree that $2000night to sleep up to 43 people on your own privately gated 62 acre island is an excellent deal!brbr6.
