The huge dining table seats 8 with space for more. brThe living area perfect to enjoy a relaxing holiday with two leather couches, a smart tv and wood fire & A/C. brbrThe master bedroom is located on the mezzanine above the kitchen/dining with an ensuite including an open shower. brThe other two bedrooms are accessed by going outside and entering the other part of the building, which includes bedroom 2 with 1 set of single bunk beds & 1 set of king single bunk beds. Bedroom 3 with a queen sized bed. This part of the house also includes a two way laundry (front loader washing machine) with a seperate toilet and shower. brbrThe large outdoor area contains a gas BBQ, and is ideal for hanging out and enjoying a summer with friends and family. brbrHeating/CoolingbrThis property contains a Wood Fire and split system in the living area, ceiling fans in all bedrooms, and a split system in bedroom 2 & 3. brPlease note: the living area split system is only cool. brbrbrLinen is not provided at this property, guests must bring their own linen and towels. brbrbrPets are welcome however the house isn't fenced.brbrbrSmoking is not permitted inside the property.brbrbrWhile the property is fully furnished and well equipped, it may not have all appliances and equipment you may be used to using. If there is evidence of overcrowding, extra guests or parties at the Property at any time, the booking will be terminated immediately, all monies forfeited and any costs incurred as a result of the misuse of the Property will be payable by you or charged against the credit card tendered.brbr6. Tents, caravans and the like are strictly not permitted at the Property at any time.brbr7. If upon your arrival the Property is not clean, or it comes to your attention that the Property has been damaged, you must notify Prom Coast Holidays staff immediately so that we are able to inspect and arrange to rectify the problem promptly. Claims for compensation will not be considered should Prom Coast Holidays not be advised of any issues on checkin.brbr8. Prom Coast Holidays is not responsible for, and you hereby release Prom Coast Holidays from, any liability in respect to any injury, debt, damage, loss, cost, delay, expense or inconvenience caused directly or indirectly by your occupation or use of the Property.brbr9. Prom Coast Holidays accepts no responsibility for guest's personal property left in, or near the Property.brbr10. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm & 8am, during arrival or departure, and at any time throughout the occupancy. Offensive noise is prohibited and may result in immediate termination of your booking, all monies forfeited, and any costs incurred following misuse of, or damage to the Property will be payable by you or charged to the credit card tendered. You are responsible for any damage caused to the Property or the loss of, or damage to any items provided at the Property, including but not limited to the floors and floor coverings, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and you must pay to Prom Coast Holidays the full cost of replacement or repair of any such items lost or damaged. All damage, breakages and losses are to be reported to Prom Coast Holidays immediately. All furniture and equipment must be left in the Property and as originally found.brbr12. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys are not always available. If Keys or remotes are lost, you are responsible for the cost of changing locks. Should Prom Coast Holidays be required to attend the property after hours due to fault of guest (i.e. losing keys or locking themselves out) a service charge of $200.00 will be deducted from the credit card tendered.brbr13. If you do not leave the Property neat and tidy, Prom Coast Holidays will charge you an additional cleaning fee. Any spillages, the fridge and benchtops must be wiped, dishes washed, dried and put away clean, bqq cleaned (if used), and all garbage must be wrapped and placed in the garbage bin provided. This rental property is located on the farm side of the township of Sandy Point situated among the Tea-Tree and Banksia's. It is a 5 minute walk to the local store, tennis courts and mini-golf, along with the Surf Club and a patrolled surf beach. brWe have planted over 100 Manna Gums on our property and these easily attract our local koala population and often we have them feeding and sleeping in our trees!br brThe roadways are shared by both vehicles and pedestrians walking and bike riding. Shallow Inlet is a waterway 5 minutes by car and a 20 minute walk along the new walking track. The walking track is adjacent to the Sandy Point Road and the inlet is where you can take in views of 'The Prom' on the large sand dunes. br brFish Creek and Foster are the closest towns and are within 15-20 minutes from Sandy Point. Fish Creek is home to several art studio's and the famous Botanical Banksia Artist and Drawings of 'Celia Rosser'. The Gecko Studio Gallery, also in Fish Creek has original artworks and gifts for purchase. brbrStudio 51brbrThis is a Contemporary/Modern designed building with open plan living, dining and kitchen. The kitchen is fitted with S/S appliances and has 'Jarrah' wooden bench tops. The living area has a combination Ipod/CD/USB/Radio player and a Flat Screen LCD HD 32in TV and DVD player. Heating is either via a reverse cycle air conditioner or a slow combustion wood heater. There is a cupboard laundry with a front loading washing machine. The bathroom has a large shower and a semi recessed hand basin. The toilet is separate to the bathroom. There is an outside shower with hot and cold water which is also available for washing off after a day at the beach. br2 bedrooms sleep 6 adults comfortably with 1 room having a queen size bed and the other a queen size bed and single bunks. brIf you require bed linen and towels there is and extra charge of $60/stay paid by direct deposit to our bank account. If there is evidence of overcrowding, extra guests or parties at the Property at any time, the booking will be terminated immediately, all monies forfeited and any costs incurred as a result of the misuse of the Property will be payable by you or charged against the credit card tendered.brbr6. Tents, caravans and the like are strictly not permitted at the Property at any time.brbr7. If upon your arrival the Property is not clean, or it comes to your attention that the Property has been damaged, you must notify Prom Coast Holidays staff immediately so that we are able to inspect and arrange to rectify the problem promptly. The views of the sunset from this room are spectacular. The dining setting suits four but four folding chairs are also available for additional seating. A true local favourite.brbrbrThe brick, split-level dwelling contains on the lower level: a loungeroom, dining room, kitchen/family room and laundry. The lounge has comfortable couches, a double-sided wood heater, 40-inch TV and reverse cycle air conditioner. The dining room, which seats 8, has a bar and bar fridge. The kitchen contains a refrigerator/freezer, a coffee machine, stove with electric oven and gas cook top, dishwasher and microwave. The family room has a wood heater and another TV. There is a beautiful outdoor dining area just outside the kitchen/family room that looks over the gently undulating land.brbrThere are four bedrooms and three bathrooms on the upper level (including the ensuite). The first bedroom has a queen-sized bed and the ensuite. The second bedroom has a king-sized bed. The third bedroom has a set of single bunks and 2 single beds. The fourth bedroom has a double bed. The main bathroom is located opposite the third bedroom.brbrThe laundry has a washing machine and there is an outside shower to rinse the sand off before heading inside. There is also a Weber Family Q BBQ.brbrThe house is well-stocked with books, toys and games and a basketball ring with backboard outside. There are often koalas around, so keep an eye and ear out for them, (they sound a lot like a grunting pig) as well as wombats, echidnas and birdlife.brbrPets are allowed, so bring your well-behaved pets along with you, but remember, whilst your fur babies are allowed inside and outside, they are not permitted in the bedrooms.
