Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses, as parties are prohibited.brbr6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property and do not take outdoor furniture inside of the property.brbr7. Pet Policy: Pets are NOT allowed at this property, with the exception of legally documented service animals. Guest must provide documentation upon request. If any pets are found in/on the property without a previous agreement, the Guest will be fined $200, and the booking will be terminated. brbr8. Parking: Parking is allowed in the driveway. brbr9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty, you may be billed for additional cleaning time.brbr10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair.brbr11. Fires & Grill: Absolutely no candles may be burned in the house or on the property. A grill and griddle are located on the property. Please put it back in its original position and clean it after each use. You may use the firepit only when a burn ban is not in place.brbr12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest (e.g., toothpaste, soap, extra toilet paper, shampoo, etc.).brbr13. Trash: No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage bin on the side of the house. There will be a $25 charge if this rule is not followed.brbr14. Secure the Property: Close and lock all windows, close blinds, and lock all doors. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.brbr15. Events: If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added.brbr16. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.brbr17. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. We then have two living spaces with sofas. Our informal living has French doors for privacy and room for (1) queen air mattress (**air mattresses and bedding for air mattresses not provided at this time**). This is also the room that connects to our enclosed patio and backyard with seating, seasonal cowboy pool, wood burning fire pit/grill and cafe lights.brbrGUESTS + EVENTS:brA few key things to note about our beloved home:brAbsolutely no parties are permitted without prior permission. Excessive guests outside of the reservation without prior discussion and approval are subject to fines and damage fees. Our property is often used for graduation weekends and ring dunks, please discuss with us before.brWe are on a cattle ranch, so we do have cameras monitoring the incoming and outgoing of people onto the ranch for the protection of our guests and cattle.brWe also have one neighbor, ranch hand, within sight of the home that helps maintain the property. We always want our guests to enjoy their home away from home, but respectfully as to not disrupt the ability for guests the following weekend to seamlessly begin their vacation.brbrPETS:brIf you require a service animal we kindly request you book a property that allows pets. No pets are permitted, under any circumstances due to the disruption of cattle and dogs that live full-time on the ranch. There is a $500 fine per pet violation, per day the pet is on the property, plus any additional damage fees. If you require a service animal, we kindly ask that you book a property that permits pets.brDue to severe allergies, cats are absolutely not permitted and will require professional cleaning at guests expense, determined at the time of violation.brbrCOUNTRY LIFE:brSince we are outside of city limits, we are on well water, not city water.brThis means our water is suitable for bathing and boiling, but not drinking. We have provided separate drinking water with tapped 5 gallon waters. (Welcome to country life!)brbrOther Details to Note:brNo smoking on premises permitted.brNo hunting is permitted without a prior hunting lease agreement - the land is leased to hunters during dear season and are the only people allowed to hunt. brNo four wheelers, ATVs or dirt bikes without prior approval to not disrupt those with hunting lease agreements.brbrFINAL NOTES:brOur property is a tranquil getaway with no light pollution for stunning sunsets, stargazing, evenings by the outdoor fire under the cafe lights. We have a pond for fishing (if you wish to bring your own poles and bait), and plenty of space to enjoy fresh air! We are 15 miles from Kyle Field so it’s an ideal location to enjoy the hustle and bustle of game weekends/graduation, but to escape the chaos busy Aggieland weekends can bring, too. If watching the game from the comfort of home-away-from-home is your preferred option, we do have YouTube TV to watch the games.
