As a family of multiple children and furry friends, we have found that some places are easier to vacation than others. We hope our home will be comfortable for both you, your kids, and your dog on your upcoming visit.brbrYou`ll walk through the front door into our living room and see our huge comfy sectional, and a 55” smart tv, with Netflix, Hulu, Disney+, and ESPN+ already signed in and ready for you to use. Inbrthe dining room, there is plenty of seating for the whole family, and depending on your mood- coffee or drink bar. The large sliding glass doors in the dining area open right out onto our deck and pool area (Pool is currently covered and closed for maintenance). Right down from the fully outfitted kitchen is our half bath and our doggie lounge area, featuring dog couches, crates and beds of all sizes. Past that is the GE front loading washer and dryer and the back door to enter into our large fully fenced in backyard! Depending on the weather, it can be hard to keep to keep our dogs clean and mud-free, so half of the lawn is a dedicated pup potty spot outfitted with artificial turf and gated off from the grill and lounge area. On our second floor (6 steps up) you will find all 3 bedrooms- All three are outfitted with gorgeous queen size beds, two with luxurybrplush mattresses and one with a firm, to offer you a choice. All three rooms feature beautiful, locally crafted furniture. Located within a few hours of New York City, Philadelphia, Washington DC and Baltimore, our quaint little town of Ephrata sits outside of the City of Lancaster, in the heart of Lancaster County, Pennsylvania. Enjoy this fresh space with Turkish rugs, lots of windows, cozy bedding, and a 'smart' tv. We have what you need to make a good meal or a great cup of coffee/espresso. Enjoy a walk to restaurants, coffee shops, parks, and even live theater at EPAC. There is a linear park (rail) trail very close by for walks, jogging, or biking. There is a seasonal bike rental shed at the trail parking lot! If you'd like more excitement, Lancaster, Hershey, the outlets, and 'Amish' attractions are only 15-40min. away.Its a great space perfect for 2-4 people. The couch in the living room could be used to 'spread out' if needed. The floor above and below is occupied by our family, and there is potential for noise from either floor, except during quiet hours. There is a small covered front porch to enjoy the weather and a back entrance as well. Both are private for guests only and are on the ground floor. An AC unit is provided seasonally and is placed in the living room, so bedroom doors will need to stay open in order to be cooled fully. There are 4 extra fans provided as well. We provide 1 parking space behind the garage, on the property. Other vehicles can be parked just up the street or in the well-lit public rail-trail lot 1/2 block behind the property. Please remember there is no smoking anywhere on our property. brThere is a fire station just half a block away. They don't often run their sirens at night, but they do use sirens to call firemen and on the way to their call.brThe last full week of September is the local fair. Wednesday of that week, a parade goes past the house and the road is closed from 5-10pm. The fair rides are just a block away and there might be some noise from that.
