Welcome to the best Muskoka has to offer! Our 4-bedroom cottage is perched on a piece of the Canadian Shield with aerial views of the lake and a gentle slope down to your own private sandy beach. Explore 1.5 acres of beautiful wooded forest, play games on the flat manicured lawn or enjoy 245 feet of shoreline on the shallow sandy beach or jumping off the dock. Take in gorgeous sunsets from the large upper deck and toast marshmallows over the campfire, then end your evenings in the brand new hot tub overlooking Three Mile Lake.brbrYou have access to the whole property, which includes a private beach, dock, upper lounging area and outdoor dining area, brand new 7/8 person hot tub, BBQ, trampoline as well as the entire cottage including access to the basement for use of washer/dryer. brbrYou will have access to our boat house with beach toys and you are welcome to use our two stand up paddle boards, two kayaks, canoe with life jackets and many outdoor kids sand toys and our 14 ft trampoline. With many DVDs, kids toys and games, you will always have something to keep you busy! brbrTake a short 15 minute drive into Port Carling, a trendy cottage town for shopping, antiquing, dinning or people watching as well as grocery shopping and LCBO. You are also a 20 minute drive to either Bracebridge or Huntsville, for other options for groceries, restaurants, cafes, shopping and movie theatres for rainy days. brbrThere are many hiking trails in the area for all seasons. Some of our favourites include; Huckleberry Rock, High Falls Reserve, Fish Hatchery Falls, and Arrowhead Park.brbrOther attractions include proximity to Deerhurst Resort, Hidden Valley Highlands Ski Area and Muskoka Lakes Farm and Winery.brbrThe Aspen Valley Wildlife Sanctuary is a not for profit animal sanctuary in Rosseau where you'll be able to see local wildlife.brbrIf you plan to bring a boat or jet skis, there is a boat launch only 4 lots over from our property, please let us know in advance. brbr**Please note, there are security cameras on premises. br**Items such as outdoor furniture, BBQ, trampoline, dock and access to water toys are seasonal and may not be available from mid October through May. br**We maintain the skating rink on the lake as much as possible, but some years the rink is not possible and there are times where the snow fall is too significant to manage between groups. As such, it is possible that the rink will be unusable or that you will have to shovel before use. br**The garage will NOT be accessible to guests and is NOT part of the VRBO inclusions. Attempting to access this building will be deemed trespassing. HOUSE MANUALbrbrSEPTIC: Our cottage runs on a septic system. Please be careful not to flush too much toilet paper, do not flush tampons or anything else that may clog the system. Please be conservative with water usage, when possible.brbrHOT TUBbrbr** tub must remain closed when not in use**brA) Please be gentle when opening the tub. If you throw the lid off and the arm breaks, you will be held responsible for the entire cost of repair. There is a picture on the fridge outlining how to open. brB) Be mindful of the water level throughout your stay- jets must remain below the water. The tub may need to be topped off with the hose found in the basement if the water level drops below the skimmer level (this can happen due to excessive splashing or leaving the lid off the tub when not in use). It is your responsibility to cover the tub, watch the water level and top up BEFORE it gets too low. brC) DO NOT turn power to the tub OFF for any reason. Constant circulation is necessary for proper chemistry to be maintained in tub.brD) Please add one chlorine tablet to the tub each day. More can be found under the kitchen sink. brE) Children are NOT permitted in the tub. brbr*** Any damage to the tub due to low water level, dirt or debris in the tub will result in your being charged for the extra cleaning, repair and cost of having to cancel the next guests stay. You are responsible for maintaining the tub during your stay. brbrPlease bring your own towels for beach/hot tub. Our white towels are not to be taken outside and you will be charged for additional cleaning, if required. brbrBBQ:brbrOur BBQ is chained to a tree and stays on the driveway. Please do not try to move it closer to the garage, as it gets very hot and can melt the siding on the garage. brbrFIRE PITS:brbrIf you plan to use fire pits, you are responsible for bringing your own firewood and kindling, etc. brbrIMPORTANT: Muskoka updates the Fire Danger Rating daily and it is your responsibility to ensure that you know whether you are allowed to have bonfires/light fireworks. There are signs posted throughout the area or you can access fire safety information for Muskoka by calling 1-877-847-1577. brbrThere is a fire pit on the grassy area down by the beach and also by the cottage. Please extinguish all fires before leaving them unattended and practice smart fire safety by keeping water close by and keeping fires small as this is a heavily treed area. brbrIndoor fireplace is not to be used in the summer as it has not yet been serviced.brbrGARBAGE AND RECYCLING:brbrThere are black garbage bags and blue recycling bags under the kitchen sink. We have divided recycling into two boxes in the basement:brbrCans/Glass/Plastic are to be placed in a blue bag at the end of your stay and dumped into the box at the end of the driveway.brPaper/Cardboard can be placed in a separate blue bag to be left in the bin or burned in fire during your stay.brbrAt the end of your stay (or as needed), please take all garbage and recycling to the end of the driveway and put it into the latched green bin. It is important that no garbage is left outdoors as this will attract animals and rodents to the cottage and they WILL make a mess. brbrWIFI:brbrNetwork: The Lookout brPassword: 4163004674brbrWATER SAFETY:brbrNo diving off the dock- water is chest deep. brDo not leave children unattended. brLife jackets are to be worn at all times when using kayaks, canoes and paddle boards. *Note: law requires you to wear a life jacket with a whistle and to carry a rope and buoy on canoe, paddle boards and kayaks. You also need to bring a bailer bucket on canoe and kayaks.*brbrPlease be aware that there are many motor boats in the lake that may not always be watching out for you- make sure that you are able to paddle safely and wear your life jacket!brbrBOAT HOUSE AND BEACH TOYS:brbrThe fins on the paddle boards are delicate and can break off if not handled carefully. Please do not place boards fins-down into water until you are sure that you’re deep enough to clear the bottom. When putting them back, please use the hooks in the boat house to limit damage to the boards.brbrPlease return items to boat house in the manner you found them. brbrPlease do not leave trash at beach or in boat house. brbrPlease close door to boat house overnight and at the end of your stay.brbrEND OF YOUR STAY:brbrJust a few items when closing up the cottage:brbr1) Please strip all used sheets from your bed and leave in a pile by the basement door.brbr2) Please take all sorted garbage and recycling down to the garbage bin at the end of the driveway. brbr3) Please make sure all cottage windows and doors (front, side and basement) are locked. brbr4) Please put all outdoor furniture back where you found it.
