The loft hosts additional sleeping with a full size bed in a private nook and a twin size bed. In the adjacent cabin there are 2 suites for the ultimate in privacy. Grayling Cabin sleeps 9 guests comfortably. brThe breezeway is truly what sets us apart from the rest; experience the mountain air in the mornings and evenings on the covered deck taking in the mountain views and listening to birds on Henry's Lake. If you can break away from this marvelous retreat, Yellowstone National Park is just 21 miles away. Bring the boat and enjoy your own private marina!brIt is a privilege to be able to rent in this location the HOA has been very kind in allowing this but with that there are some rules. We are allowed to host 8 adults, 2 kids, and no pets. WE ARE ALSO ONLY ALLOWED TO HAVE 2 VEHICLES AND 1 BOAT WITH A TRAILER PARKED IN THE DRIVEWAY DURING YOUR STAY AT ANY TIME! There is a $1000.00 fine for violations of this rule that will be removed from your damage deposit if there are any violations during your stay. We do have exterior cameras to check for infractions. If it is absolutely necessary for you to park an additional vehicle, please reach out we can get special permission to park in the garage. This option is not available during the winter. The second room has 2 queen beds and 4 twin size and a TV. Same set up for the bathroom. There is a back door on this level. Out on the deck enjoy listening to the birds, watching the sunset and of course you can do all that from the hot tub! This cabin has a large bonus/ theater room with a air hockey table and a projector so you can enjoy shows and movies that make you feel like you are in the theater. The Kitchen has a large island that will seat 4 comfortably and a dinning table that seats 6. The front room has its own tv and a large sectional couch that will seat 6+ with 3 power recliners.brThis cabin does have 4 exterior cameras. 2 are on the top deck that face the back and side driveways one is above the garage facing the front driveway. One is a doorbell camera that also faces the back drive and front porch steps. There is also one inside the garage that faces out towards the drive when to garage door is open.

The pet fee is $20 per dog per night. And we require that they never get on the furniture or beds. Even good dogs can get anxious when left alone in a new place and that is when they damage things. So your dog must be in a crate if you leave him behind in the cabin. (We do not provide the crate.) brTo keep the cabin beautiful, you are responsible to pay for any damage caused by your dog. Because the extra cleaning will interfere with the cabin being ready for guests later that day, if there is damage or dog hair on the beds or furniture, then the extra cost is a minimum of $100.brbrYou'll have access to the entire cabin including the hot tub, grill, fire pit, washer/dryer, and all the parking space outside! (RV's and camper trailers not allowed) Usually, there is propane for the grill and some wood to burn near the fire pit. If not, you're responsible for filling up the propane tank or getting fire wood at Robins Roost gas station just down the road.brbrI won't be present during your stay but am available for any questions or concerns. Please let me know and I'll be happy to help.brbrThe cabin is located in a quiet neighborhood as part of the Island Park Village Resort. Walking distance to the Golf Course (2 minutes). Short driving distance to the West entrance to Yellowstone National Park (25 minutes). Close to Henry's Fork on the Snake River. Also the cabin is within about five minutes of a couple restaurants and a gas station/grocery store where you can get anything you may need or forgot.brbrThere isn't any public transportation in the area so you'll need to have a car to get around. There 700+ miles of trails that you can ride motorcycles, ATVs, UTVs, and snowmobiles etc on. We have ATVs, UTVs, and snowmobiles available for rent if you're looking for a different way to explore the area other than in a car.brFrom mid-December to March you can depend on snow in Island Park. The roads are plowed well, but it would be a good idea to bring a vehicle that works well in the snow. A truck with clearance, 4WD or AWD is best.brbrTake an adventure on the hundreds of miles of trails for snowmobiles, UTVs, and ATVs right out the back door. We also rent out snowmobiles, UTVs, and ATVs as well and can arrange a rentals for you!brbrWe ask that you do a couple simple things when checking out like take your trash to dumpster just down the street, load and start dishwasher, wash towels and leave them drying, pull sheets off of beds that are slept in and leave them on beds. We do this to make sure the cleaning service has enough time to get the cabin ready for the next guests and to keep fees lower for you.

Lakeside Cottage is located in the private, gated Bills Island community. It had a major remodel with new carpet in the living room and upstairs bedrooms in spring of 2017. A new master suite, large deck, and main bath have all been remodeled within the past 5 years including new washer and dryer and kitchen appliances. Our rustic cabin is very secluded being nestled in the trees off the waterfront. Two private docks (one for a boat and one for swimming) with close proximity to a boat loading area, make this a great place for boating, wake boarding, jet skiing, swimming, or fishing. A large retaining wall with two sets of steps to the lake adds a safety feature for young and old. The cabin offers 3 bedrooms and 2 bathrooms and will sleep 12 guests comfortably. The main floor has the master bedroom with king size bed and en-suite bathroom with jetted tub/shower. A den with hide-a-bed is directly off the master. The other main floor bathroom has a tiled shower with two vanities. Bedroom #2 is upstairs with a queen size bed. Bedroom #3 has 2 queen size beds and 4 twin beds. An extra bed is available in the remodeled shed with electricity. We have a BBQ grill with propane provided and fire pit (bring your own wood). It has 4 bedrooms and 2 bathrooms, and sleeps up to 10 people: there are three queen size beds, two double beds (double/twin bunk bed with a double trundle), plus a queen size air mattress and a twin futon for the floor. You could experience this Winter wonderland at its peak between mid-December and the end of March. During the peak of winter, we get 4 to 7 feet of snow in Island Park staying on the ground, and getting mounded high by snow plows on the roadsides. The winter time is truly a beautiful thing! Come prepared with serious snow clothes and snow boots to stay warm and dry. Inside, stay cozy by our propane fireplace! (The cabin also has a good heating system throughout.) Due to all this snow, Island Park is a popular destination for plenty of winter activities including snow shoeing and cross-country skiing at Harriman State Park, and snowmobiling on the 500 miles of groomed trails throughout Island Park and West Yellowstone. In fact, you can snowmobile on snow-packed roads directly from this cabin to connect with the official trail system at our Bill’s Island security gate area. Free maps of the entire trail system are available at gas stations throughout Island Park. You can rent snowmobiles locally or bring your own. There is space to park your vehicles and trailers at the cabin. The west entrance of Yellowstone Park is closed to normal vehicles from mid-November to mid-April, but you can book guided snowmobile and snow coach adventures that take you inside Yellowstone Park, going all the way to Old Faithful geyser, which erupts year-round. (Book trips early. Space is limited.) Ice fishing, on the Island Park Reservoir and Henry’s Lake, is also popular! (Be sure that the lakes are frozen solid and proceed with caution. Snowmobiling on the lakes is illegal and can be dangerous.) In December/January you can enjoy the local Winterfest that includes horse drawn sleigh rides and fireworks, among many other family activities, happening at various times and locations in Island Park every year. (Check with the Island Park Chamber of Commerce for a Winterfest schedule.)brbrPlease note: For safety reasons, due to the large amount of snow, there is no access to two of the side doors of the cabin during winter. You’ll have access to the overhead garage door, the personnel door next to it, and the sliding glass door of the house only. Warning: Be aware of the potential for heavy snow sliding off the garage roof, especially when things warm up above freezing. This is dangerous! Park your vehicles at a safe distance from any roof slopes and don’t venture below them on the ground. Due to the thick ice on the Island Park Reservoir, the floating walkway from the deck to the dock is removed in winter. These are reconnected when the ice has melted fully, usually some time in May.brWe consider April our mud season due to melting snow. Watch out for potholes on dirt roads at that time of year.
