Special Care: Marble & Stone SurfacesbrUnit A13 features premium white marble countertops and white travertine flooring. These natural stone surfaces are porous and susceptible to staining, etching, discoloration, and dulling.brGuests must immediately wipe up spills, especially red wine, coffee, tomato-based sauces, oils, citrus juices, vinegar, perfumes, and similar acidic or staining substances. Guests must use provided coasters, placemats, and cutting boards; avoid placing hot, wet, oily, acidic, or staining items directly on stone; and never drag luggage, furniture, or sharp objects across the floors.brGuests are financially responsible for any damage, staining, etching, discoloration, or excessive wear to stone surfaces caused during their stay.brbr2. Weddings & Events PolicybrSmall weddings or private gatherings are permitted only with prior written approval from the Owner/Manager and are limited to a maximum of 15 people total, including overnight guests, visitors, vendors, and service providers.brAny gathering exceeding 15 people requires additional written HOA approval, where applicable. Please contact us if your group may be larger. Unauthorized events, parties, or large gatherings may result in termination of the rental, eviction without refund, and responsibility for applicable fines, damages, or charges.brbr3. Lanai & Aesthetic PolicybrThe lanai must remain clean, uncluttered, and in compliance with property standards. No laundry, towels, clothing, beach gear, coolers, personal items, decorations, signs, or other objects may be hung, draped, stored, or displayed on the lanai in any way visible from the exterior, common areas, or neighboring units.brbr4. Water Toys & Beach Equipment DisclaimerbrThe property may provide optional beach and water equipment, including snorkels, fins, boogie boards, beach chairs, umbrellas, and related items.brUse is entirely at the Guest’s own risk. Ocean, beach, and water activities involve inherent risks, including injury, drowning, property damage, and loss. By using provided equipment, the Guest releases the Owner, Manager, and their agents from liability for claims, injuries, losses, or damages arising from such use, to the fullest extent permitted by law.brGuests must rinse all equipment with fresh water after each use and return it clean and in good condition. Umbrellas must not be used in high-wind conditions.brbr5. General House RulesbrQuiet hours are 10:00 PM to 8:00 AM. Guests must maintain reasonable noise levels and respect neighbors at all times.brSmoking is prohibited inside the unit, on the lanai, and in all non-designated areas. Smoking is permitted only in the designated area in the top back right section of the parking lot. Violations may result in a minimum $500 professional cleaning and odor remediation fee, plus any additional restoration costs.brbr6. Damages, Liability & Personal PropertybrGuests are financially responsible for damage to the property, furnishings, appliances, fixtures, flooring, stone surfaces, equipment, or other items caused by the Guest, party members, invitees, vendors, or visitors. This includes repair or replacement costs, special cleaning or remediation, applicable fines, and lost rental income during repairs. The Owner/Manager is not responsible for accidents, injuries, illness, theft, loss, or damage to Guest belongings during the stay, to the fullest extent permitted by law.brbr7. Guest AcknowledgementbrBy booking, confirming, paying for, accessing, or occupying the property, the Guest confirms they have read, understood, and agreed to all terms in this Addendum. Violation may result in termination of the rental, eviction without refund, and/or additional charges.brbrMinimum renter age: 25brNo USPS mail or package delivery availablebrbrArrival & Property StandardsbrTo ensure our home meets 5-star expectations, a final inspection and video recording are completed before each guest arrival.brIf anything is missed, please contact us so we can resolve it promptly.brbrIsland Living ConditionsbrMaui is a tropical environment. Guests may encounter geckos, roosters, and insects typical of island living. Although regular pest control is maintained, complete elimination of pests is not possible in Hawaii.
