Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit. brbr1. GENERAL REQUIREMENTS brAll Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager Ludmila Gorina during their stay; brGuests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable;brbr2. NOISE AND THE NEIGHBORHOOD brThis Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood; brGuests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 10pm – 8am), and upon arrival and departure; brExcessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit; brbr3. VISITORS brGuests are allowed a maximum of 2 Visitors at any time during their stay. brGuests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules. brAny additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price. brbr4. FUNCTIONS brParties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and brGuests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and brbr5. PARKING brParking arrangements at the Vacation Rental are as follows: br• Garage parking is for two carsbr• Driveway parking id for two carsbr• No street parking is permitted. brbr6. GARBAGE brGuests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; brGarbage and Recycling arrangements at the Vacation Rental are as brfollows: br• Garbage pick up day is Mondaybr• Garbage bin is to be put outside on Sunday evening and put back inside the garage on Monday afternoon. brbrbr7. SECURITY brAny time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. brGuests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Vacation Rental. brbr8. SWIMMING POOLbrThe Swimming pool is only to be used during swim pool season d according to the Community Pool Rules. Failure to comply with this rule will result in a fine deducted from the security deposit. brPool card is to be retuned upon checkout. brbr9. PATIO AND BACKYARD AREAS brGuests must supervise any babies and children at all times when using the Patio and backyard areas. brbr10. SMOKING brSmoking is not permitted inside the Vacation Rental; brCigarette butts must be disposed of properly (i.e. in ashtray provided) not thrown on property grounds. Failure to do so will result in a deduction from the security deposit. brbr11. PETSbrPets are not permitted at the Vacation Rental; brbr12. DAMAGE AND BREAKAGEbrAll Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. brTo avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. brNo bathroom towels are to be removed from the property (i.e. for brpool use). brbr 13. CHECK-OUT ARRANGEMENTS brRules for key handover, security, cleaning, garbage, etc. are as follows: brCheck-out time is before 11:00 AM. Leave garage opener , pool cards on the tray provided. brbr15. COMPLIENCEbrBreach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community. brbr16. POOL RULESbrbr Do not prop the pool gate open.br The pool is for the use of Turtle Creek Residents and their guests only. Anyone else will be considered trespasser and will be asked to leave.br The pool hours are from 8:00 am to 9:00 pm. Pool season is from Memorial Day weekend through LaborDay. Proper chemical balance for swimming is not maintained in the off season.br Unattended solo bathing is prohibited.br Children shall not use the pool without adult supervision.br Adults must accompany children to the bathroom and clean up after them.br Children three years old and younger as well any child not potty trained must wear snug fitting PlasticPants or a water resistant swim diaper.br Only proper bathing attire allowed in the pool. Cutt-offs will not be allowed.br No running or rough play allowed.br No spitting, spouting of water or blowing nose in the poolbrMusic is permitted in the pool area with Headphones only.br If using other audio equipment please maintain the volumebrat a minimum to not disturb your neighbor.br No alcohol or illegal drug use is permitted in the pool area. No smoking in the pool area.brAll garbage, trash, etc. must be taken home with you and disposed of there.br No glass articles allowed in or around the pool.br No food, drink or wrappers shall be permitted within ten (10) feet of the swimming pool.br Public display of affection beyond hand holding is not permitted in the pool area. Be considerate and move to a more suitable private location.br No “cut-offs” allowedbr No swimming allowed during heavy rain or when thunder and light can be seen or heard.br Get out of the pool as soon as it starts thundering or storming.br If blood, fecal matter, vomit, and etc., gets in the pool, everyone must get out immediately. The pool must be closed for 24 hours and chemically shocked. If this occurs, please call Real Manage, LLC at 866-473-2573 from 8 AM to 8 PM, Monday through Friday. When you call to report the situation, please give your name, telephone number, along with the name of the Subdivision.br Violators will be fined and/or pool access will be suspended.br**PLEASE BE MINDFUL THAT THIS IS A FAMILY ORIENTED COMMUNITY POOL**brbrPool Season is from Memorial Day weened through Labor Day. br The pool hours are: br Monday - Closed (except on Memorial Day and Labor Day). br Tuesday through Sunday: 8AM - 9 PMbrPool Key Card: Each household is issued one key card; please use the same key card as last year. If you have lost or misplaced your access card and need to request a replacement access card, please remit payment of $25.00 for the replacement card. br Violation of pool rules may result in the suspension of pool use and/or fines in accordance with the Declaration, By-Laws, and Rules andRegulations.
