Tire framing is scheduled from January through March 2026.brIMPORTANT HOUSE RULES – PLEASE READ BEFORE BOOKING brBY CONFIRMING YOUR BOOKING, YOU AGREE TO ALL RULES BELOW. brbrViolation of any rule may result in immediate eviction without a refund. brbrHOUSE RULES & IMPORTANT INFORMATION brbrAGE REQUIREMENT br• The person booking must be 18 years or older. br• The primary guest who makes the reservation must be present throughout the entire stay. br• ID may be verified by security. br brOCCUPANCY & VISITORS br• Guest count must match the reservation. br• Maximum occupancy: 5 guests. br• Unauthorized guests and visitors are not permitted in the unit at any time. br• Unauthorized guest fee: $100 per person, per day. br• Violations may result in immediate eviction without a refund. br brPARKING REGISTRATION br• Parking fee: $41.50 for the entire stay (one-time fee). br• Parking is in the covered parking garage. br• Larger vehicles may be required to park in designated outdoor parking areas for a better fit. br• A separate registration link will be sent after reservation confirmation. br• Vehicle registration must be completed prior to arrival. br brWRISTBANDS & GYM CARD br• The unit includes a designated number of wristbands and one gym access card. br• All wristbands and the gym card must be returned to the designated location upon departure. br• Unreturned items will incur a $25 fee per item. br brPET POLICY br• ABSOLUTELY NO PETS. br• This includes Emotional Support Animals. br• This policy is a medical necessity due to the owner’s severe allergies. br• Violation will result in a $500 fee and immediate eviction without a refund. br brNO SMOKING POLICY br• No smoking inside the unit. br• Smoking is permitted outside only, with the balcony door fully closed. br• Evidence or odor of smoking inside the unit will result in a $200 per day fine. br brNO PARTIES / INAPPROPRIATE BEHAVIOR br• No parties. br• No loud gatherings. br• Violent, threatening, disruptive, or substance-related behavior will result in immediate eviction without refund. br brCHECK-IN / CHECK-OUT POLICY br• Check-in time: 4:00 PM. br• Check-out time: 10:00 AM unless prior approval is granted. br• Early check-in or late check-out may be available for $60, subject to host approval. br• Unauthorized late departure will be assessed beginning at 10:15 AM: br - $100 for the first hour br - $75 for each additional hour br brAIR CONDITIONING, HUMIDITY & SLIDING DOOR POLICY br• Do not leave the sliding glass door open while the air conditioning is running. br• Leaving the sliding door open while the A/C is operating can cause the HVAC system to freeze and may result in system damage. br• Guests will be financially responsible for any damage, service calls, or repairs resulting from the sliding door being left open while the A/C is running. br• Do not turn off the air conditioning at the thermostat. br• During summer months, the thermostat must remain set at 74°F or cooler. br• Failure to follow these guidelines may cause excessive humidity inside the unit, which can result in property damage. Guests may be held financially responsible for any resulting damage or repair costs. br brSUPPLIES & HOUSEKEEPING br• We provide basic starter supplies only: br - 2 rolls of toilet paper br - 1 roll of paper towels br - Garbage bags br - Dishwasher pods br - Basic cleaning supplies br• No daily housekeeping, room service, or concierge service is provided. br• This is a private vacation rental, not a hotel. br• We do NOT supply food, coffee, toiletries, or beach towels. br• Please bring your own items or utilize nearby grocery stores and delivery services. br• Hair coloring is not permitted in the unit. Any resulting damage will incur additional charges. br brLINENS & TOWELS br• Linens and bath towels are for indoor use only. br• Please bring your own beach towels. br brMAINTENANCE POLICY br• We will make every effort to address maintenance issues promptly. br• In case of emergency or necessary repair, authorized resort maintenance staff may enter the unit when required. br• We will attempt to notify you in advance when possible. br• Refusing authorized entry may result in eviction without refund. br• Do not attempt repairs yourself — contact us immediately. br• Please check elevator postings for resort repair or maintenance notices during your stay. br• Pest control treatment is performed once per month. br• The licensed technician may enter the unit if service is scheduled during your stay. br• The technician will be accompanied by a security guard for access and safety purposes. br• All maintenance personnel (including pest control technicians) will knock loudly before entering the unit. br brAMENITIES & RESORT NOTICE br• All resort amenities are managed by a third party and may be closed at any time for reasons beyond the owner’s control. br• If any amenities become unavailable during your stay due to unexpected issues, emergencies, repairs, renovations, weather, or other circumstances, this is outside of our control. br• Amenity closures or interruptions will not be grounds for a refund. br brEXTENDED STAY FEE br• Stays over 15 days incur a $140 extended stay fee. br• This fee will be requested as a separate transaction. br brALTERATIONS & CANCELLATIONS br• Alteration requests to change reservation dates may be considered only if the new check-in date is at least 25 days away and are subject to availability. br• Approved date changes will incur a $150 alteration fee.
