This house is located about 500 yards from the beach, or approximately an 8-9 minute walk. br brThe back yard is fully fenced in and the patio features a gas grill, 2 dining tables with umbrellas and 12 swivel/rocker chairs as well as 6 poolside lounge chairs for sunbathing. There are towel racks on the exterior wall with 16 hooks for all your wet towels and bathing suits. br brThe master bedroom and 2 additional bedrooms have king sized beds with ceiling fans (total of 3 king beds), and the 4th bedroom has a quadruple twin L-shaped bunk bed. Armbands are available for purchase at the beach pavilion for $30/week per house, regardless of the number of guests.br- The community pool next to the property is heated until around Easter. The second pool (3 min walk from the property) is heated for Spring Break.br- Our cleaner usually replaces the BBQ grill's propane tank when it runs out, but may not if on a tight schedule. If it runs out during your stay, please help by swapping the tank at a nearby store, and we’ll reimburse you.br- Due to local weather and natural conditions, pests and bugs may occasionally appear inside or outside, despite regular pest control and cleaning. This is beyond our control and not a cleanliness issue, so it’s not grounds for a refund.br- You must inspect the home on arrival and report any cleaning issues that same day. All other issues must be reported immediately when they occur. RESERVATION AND PAYMENT: Reservation is confirmed once Hosts receive 50% of the rental total, and a photo ID.br2. NATURAL DISASTERS & WEATHER: Refunds are not provided for hurricanes, storms, wildfires, or other weather events, unless a mandatory evacuation order is issued. Guests are advised to purchase travel insurance.br3. MAXIMUM OCCUPANCY: The maximum occupancy is 14 persons. Non-compliance may result in eviction. Florida Law 509.161 applies.br4.
