Some extra paperwork will be emailed to you that will need to be filled out promptly.brbrThis stunning 3-bedroom, 2-bathroom home features a heated pool and jacuzzi, perfect for enjoying breathtaking sunsets. With no lift use required, it's within biking distance to Tigertail Beach Park. The property boasts ample poolside seating and a large dock for relaxation. brThe master bedroom suite offers a king bed, while the guest bedrooms on the opposite side of the house include a queen and two twin beds.brbrEXIT CLEANING FEE may increase according to length of stay. brbrPools are heated to at least 85 degrees but the heater only works when the pool motor is on. It does not run 24 hours a day. It will lose some temperature overnight and once pool heater turns back on it will heat the pool again up to the set temperature. If the house has a Spa; the Pool and Spa are not heated at the same time. If you use the Spa the heat will be directed towards that and not the Pool. And there are areas where you can sit in the shade if you prefer.brbrThe unique layout of our home also offers more privacy (and tranquility) than other homes which is important when you're on vacation. Our 4 bdrm/4 bath home is located at the end of a peaceful cul de sac. The unique layout of our air-conditioned home with 3 different buildings in an L-shape design (all under one roof) built around the pool provides extra space and privacy for guests. The main building has the living room, dining room, modern kitchen and breakfast bar, king sized bed bedroom & bathroom. The second building has 3 bedrooms, (another king, a queen & the upstairs room has a queen bed and 2 single beds) with 2 more bathrooms. It's perfect if some guests want to sleep in or go to bed early. The 3rd building consists of another bathroom, laundry & garage. This stand-alone extra bathroom is great for those that want to get up early (maybe to go for a morning walk/run or escape to Starbucks) and not disturb other late sleepers. The house has been recently redecorated and updated. It is located less than 5 minutes away from the main shopping area and nearly 50 places to eat including the famous Snook Inn and other excellent restaurants.brbrThe estate sits on a large end of cul-de-sac tip lot with 260 feet of waterfront frontage! (Something very rare for a rental property.) If you have alternative dates, please inquire before booking. brbrLAYOUT OF HOUSE DESCRIPTIONbrThe layout of the house is fantastic with 3 different buildings in an L-shape design (all under one roof) built around the pool. brbrMAIN BUILDINGbrThe main building has the living room, formal dining room, modern kitchen, the master bedroom and modern bathroom. The living room has a large 85-inch television. One of the walls in the living room is all patio doors that overlooks the pool area so people can sit in the living room and visit (or watch TV) while still being able to keep an eye on people in the pool area. There are 3 full length sofas so there are plenty of places to sit. The dining room has a formal dining table and 10 chairs. The kitchen has lots of storage, cabinets with soft-closing hardware and all the amenities you'd expect including a both a drip and Keurig coffee maker. The bedroom in this building has a king-size bed, TV and modern bathroom with walk-in shower. Linens are included for all beds and there are beach towels as well. Every bedroom has a TV.brbrSECOND BUILDINGbrThe second building has 3 bedrooms. One with a king-sized bed, separate vanity and dressing area, a Queen suite with separate vanity, and the upstairs bedroom which has a Queen bed and 2 twin beds in the same room. This building also has 2 more bathrooms. Every bedroom has an entrance to a bathroom. brbrTHIRD BUILDINGbrThe third building consists of the pool changing room, another bathroom with a walk-in shower, the laundry room (which is nice because it's away from all the sleeping areas) and the garage. The bathroom is located near the pool, so people don't have to run inside the house while they're wet. This bathroom is popular for those that like to get up early and not disturb other late sleepers or for runners that want to get their early morning run in and come back and shower while others are sleeping.brbrPOOL & DECKbrThe large, 40 foot long in-ground pool, is heated by both a solar cover and a heater. The pool sits on the south side of the house, so the sun is shining on the area for most of the day but there are also areas to be out of the sun if you prefer. The large, 1,000 square foot deck was heavily researched to be built with the most modern materials. brbrThe house is perfect for families, groups of friends or up to four couples. brbrNEIGHBORHOODbrThere are nearly 50 restaurants including the famous Snook Inn, 2 grocery stores, 2 drug stores and numerous shops within 5 min of the house. There are also 2 places where you can rent and dock a boat, (boats can't be kept at the property), if you would like to go fishing or just exploring. If we discover more than the 6 TOTAL people that are allowed in this home you will be responsible for an additional $350.00 per person/infant/child and asked to leave. The home is secured with outdoor cameras and for you to hide anybody or try to slip somebody into the home who are not part of this 6 Person rental agreement will not be a good decision for you.brbr• NO SMOKING: Smoking is not allowed inside the home, near the lanai/pool area sliding doors, inside or outside the garage! If someone in your party does smoke please go OUTSIDE and make sure all doors, sliding doors, windows or garage door are closed so that no smoke or odor enters the property. If the property does smell of smoke or the smell of fried food by frying in the home or garage the tenant will be charged a deep cleaning fee of $450.00 extra on top of the regular cleaning fee.brbr• Noise: As detailed in your rental agreement, there are no house parties permitted during your stay at this home. Please keep outside noise to a minimum after 8 PM and be respectful of the quiet beach neighborhood. Marco Island has very strict rules regarding noise. Any noise that can be heard from outside the property line, at any time of day, is prohibited. Keep in mind that sound travels very well over water! If neighbors call the police to report a noise complaint at the property, there will be a fine involved and you will be responsible for that expense. Enjoy yourselves but keep music inside and be respectful of neighbors and you shouldn`t have any trouble! After 9PM, you may not have more than the max occupancy of 8 PEOPLE at the property.brbr• Garage: There is NO SMOKING in the garage. If a guest needs to smoke please smoke outside and away from the garage. We ask to close all doors, sliding doors and windows around someone that is smoking outside including the garage door. In case the garage door is left open when someone is smoking outside the garage and the smell of smoke is in the garage we will charge the same extra deep cleaning fee ($450.00) as we would for the smell of smoke inside the house.brbr• Air Conditioning: The thermostat will be set with the correct settings on arrival and the fan setting must be on `Auto` not `On`. Please be conscious of power consumption and keep the thermostat at a reasonable temperature - no lower than 75 degrees Fahrenheit during the day and no lower than 73 degrees Fahrenheit during the night. Also, be sure to keep the sliding glass doors closed when the A/C is running. With our high temperatures and Florida humidity levels, running the AC with the sliders open will overwork the system and is likely to lead to a freeze-up of the AC units. When this happens, the system will stop cooling and have to be shut off until it can be defrosted and serviced. This means no AC for up to a couple days! Please, heed our warning on this.brbr• Barbecue Grill: A gas grill is located on the lanai. Per your rental agreement, should any guest use the grill, that guest acknowledges they are experienced in the use of such equipment and they assume all risks associated. When grilling it’s best to keep the barbecue grill furthest from the house and make sure the smoke exits up and through a screened area. Do not barbecue under the white ceiling in the lanai area, the smoke will enter the home and you will turn the white ceiling black. Guests are responsible for the care and cleanup of the grills as well as providing supplies as needed.brbr• Furnishings: We ask that you please treat this home and its furnishings like your own. Please avoid sitting on upholstered sofas and rugs in wet clothing and bathing suits. Should anything become broken or damaged during your stay, please let us know ASAP so that we can replace it for your benefit and that of the following guest. Also, please don’t rearrange furniture. Our cleaners don’t have time to return the furniture to its original position.brbr• Garbage: Garbage is collected on Mondays and Thursdays. Recycling is only collected on Thursdays. Please bag all your trash neatly before bringing it out to the bins, kept along the side of the Garage. Bins should be brought out to the curb between 6PM the night before collection and 6AM on the day of collection to be emptied. Please help us keep checkout day trash levels under control by bringing the bins out to the curb to be emptied during your stay and bring back to the side of the Garage outside when empty. No garbage bins are allowed to be stored in the Garage, only outside on the side of the house. REMEMBER don’t store any garbage bins in front of the garage door or anywhere in front of the house, the City of Marco Island will issue a fine (you will pay this fine) if they can see the garbage bins from the street. New laws have been placed on the island about what the City of Marco can see from the street. brbr• Housekeeping: The home has been professionally cleaned prior to your arrival and will be cleaned upon your departure. We ask that you keep the home in clean and sanitary condition during your stay, particularly with respect to kitchen and food related items, in order to avoid attracting pests. If you would like periodic professional housekeeping during your stay, we are happy to arrange it for you through one of our excellent cleaning services. Please inquire about details.br• Lawn & Landscaping: Lawn service is performed weekly so always keep the Garage door closed when landscapers are conducting their job.br• Linens: Upon your arrival, the beds are made up with fresh sheets and bathrooms are stocked with clean towels. When laundering the linens during your stay, please follow the care instructions on the tags and wash linens with like colors. Please don`t bring bath towels to the beach and PLEASE don`t wash the colored beach towels with the white linens!br• Parking: Be sure no cars are parked blocking the sidewalk or you will receive a parking ticket. Cars may be parked in the swale (grassy area between road and sidewalk) from 6AM to 9PM daily. Do not leave cars parked in the swales overnight as they are prohibited from 9PM- 6AM! The city will fine your car and you will be responsible for that fine if you are past the sidewalk and in the swale (city owns the grass swale and owner just maintains it) during the prohibited time. Remember the city owns the grass swale between the sidewalk and the street. Please follow the city rules or your vehicle will be fined. NO campers, boat on trailer, wave runner / jet skis on trailers or even an empty trailer won’t be allowed on the property. You must go and visit Marco Island City Hall prior to arriving at the property and ask the City of Marco Island where you are allowed to store/park these types of trailers / recreational vehicles during your visit. You will be fined by Marco Island Police / Code Enforcement for having any of these on the property and the property owner could also be fined which you will be responsible for any and all violations that may occur.br• Pest Control: The home is regularly treated for pests but keep in mind that insects are part of the `Florida wildlife` and from time to time you may encounter an unwanted visitor. Please let us know if there is a serious problem and we will have it addressed immediately.br• Pets: PETS ARE NOT ALLOWED AT THIS PROPERTY AT ANY TIME without prior written permission from The Management Company. See your lease for details on unapproved pet penalties.br• Plumbing: Please be conscious of what goes down the sink and into the toilet. The garbage disposal is for cooked food waste only (no eggshells or vegetable peelings!). Nothing should be flushed down the toilet except toilet paper. Pre moistened bathroom wipes/baby wipes will clog the line! Should a plumbing problem occur as a result of improper materials being washed down the sink or flushed, we may have to charge the repair cost to your final statement.br• Shells: We understand Marco Island beaches have some beautiful shells. We ask that you either take them home with you or dispose of them the day of your departure as we would rather not have them left for the cleaner to throw them out. With the shells comes sand and it’s difficult to remove all sand from floors, furniture and countertops.br• Swimming Pool: Enjoy the heated swimming pool! To keep the water clean, please avoid getting in with lotions or oils on your skin, brush off all beach sand and never use any kind of soaps in the pool. If the water is left contaminated with soaps/oils/other substances on your checkout date, we may have to charge an extra cleaning fee to have the pool company come out and clean it. The pool is serviced weekly to maintain a safe and sanitary condition. As a note, the pool`s filter pump runs on a daily timer. It comes on around 8 AM and turns off at 5PM. If the pool water gets low and before the upper skimmer starts to suck in air (pool pump begins to struggle with little water) please add water to the pool using the pool hose and water timer next to the pool. We need the water level up to the middle of the pool tiles and/or the middle of the upper skimmer for the pool pump and pool heater to function correctly.
