Quaint Cottage On Christmas Tree Farm in SE coastal Rhode Island

Located in South Tiverton this rustic one-bedroom cottage is tucked away one mile south of Historic Tiverton Four Corners on Main Road. Sitting on our 7-acre Christmas Tree Farm the 800 square foot cottage shares a home with us, our barn cat, our dogs Maple and Oak chickens, goats, small fishpond and honeybees. (See website (ClarksChristmasTreeFarm.com) Near beaches, kayaking, SUP'ing, wind, kite & wave surfing, 5 wineries within 10 miles, farms, estuaries, nature preserves, hiking trails, restaurants, excellent road and off-road biking routes. Fogland Beach is 3 minutes away. We are on the Narragansett Bay Wheelmen's popular Flattest Century in the East course. Less than 30 minutes to Newport, 15 minutes to Bristol, 20 minutes to New Bedford, 32 minutes from Providence and 60 minutes to Boston. Make your own breakfast with our local coffee with farm fresh eggs (seasonal) and honey from our on-site free ranging chickens and bees. Bike/ride to one of the many seasonal roadside farm stands or coffee shops for more local treats. Located close to beaches, hiking, or exploring SE Rhode Island/Massachusetts scenic coastal villages this is a wonderful spot from which to launch your south coast adventures or just relax and enjoy life on the farm. The cottage has a galley kitchen with a stove, oven, toaster, microwave, refrigerator, coffee maker, blender and dishwasher. There is also a French press coffee carafe. The kitchen is stocked with condiments including coffee, tea, cream, salt, pepper, sugar as well as honey from our bees. There is a gas and charcoal grill for guests use as well. The galley kitchen includes a bar with stools for dining. The LR has a sofa and several chairs as well as a television that receives NetFlix, Amazon Prime as well as most cable stations including ESPN, HGTV, HBO, NESN, etc. The cottage also has wireless internet access. brA gas fireplace provides heat for the LR. During the summer months we put an Air Conditioning unit in one of the bedroom windows for additional cooling. Every room has a ceiling fan that can be controlled separately from the lighting. A canopy of trees over the cottage helps keep it cooler in the summer, and there are four skylights to add additional natural light. brThe sofa folds out into a bed, and there is also a twin bed in the LR that can be used as additional seating. The Bedroom has a Queen bed, dressers and a closet. While there is a small shower stall in the bathroom, there is an outdoor shower stall on the back of our house that guests are welcome to use when the climate is warm enough. (Our house is on the opposite side of the driveway.) It affords excellent water pressure and a view of the farm while washing off sand from a day at the beach or on the road. We also have a washer/dryer in our basement that guests are welcome to use. Access is from an outside door. While we believe the cottage is ideal for one or two adults, or adults with small children, it does sleep four. Four adults might feel cramped unless you are spending most of your time outdoors since the cottage is 800 square feet total. Besides the queen bed the sofa folds into a bed, and there's a twin that serves as additional seating in the LR when not used for sleeping.brStays of a week or longer will automatically receive a 7.5% reduction in the base rental fee - stays of 30 days receive a 10% reduction. brPETS: Under limited conditions we will host your well-behaved dog - we have free ranging chickens so are not likely to allow larger dogs or breeds bred to hunt. Unless explicitly approved please don't bring a dog - if we do approve your dog there is an additional $50 cleaning fee. We'd also require that your dog is leashed while on the property and that they are not allowed on the furniture or left alone in the cottage unless they are in a kennel. These restrictions are non-negotiable as they are the result of lessons learned the hard way! While we are not cat haters we cannot allow them in the cottage due to potential for future guests with allergies. Fish, birds, children and turtles are welcome if housebroken.

Spectacular View from Charming Waterfront Cottage on Fogland Point

Charming four season cottage in a spectacular location on Fogland Point. Large wraparound deck faces the Sakonnet River and features a gorgeous panoramic ocean view. We particularly enjoy cocktails on the deck or sitting around the fire pit at sunset. The sunsets on Fogland Point are unusually gorgeous. brbrThe front yard leads to private rocky beach great for swimming, fishing, kayaking, shell collecting and exploring the water's edge. Located a short five minute walk from the town swimming beach (lifeguard on duty seasonally) and boat launch. Fogland Point is an ideal location for kayaking, stand up paddle boarding, and is one of the best windsurfing and kiting locations in New England. brbrThis two bedroom cottage has a queen sized bed in the master bedroom, a set of bunk beds and a single bed in the child-friendly second bedroom, and a futon couch in the closed-in porch (where you can hear the sound of the water at night). The house is fully winterized with the exception of the closed-in porch. Maximum of six guests when porch is usable, and only four during the cold months. brbrThe house is equipped with wi fi, smart TV, DVD player and a bluetooth/mp3 player. Though the kitchen is small, it is fully equipped with microwave, coffee maker, blender, mixer, baking pans, etc. A front-loading stackable washer/dryer is located in the bathroom. All linens are provided. brbrThe house is very kid-friendly and comes with beach toys, books, a few videos and a lot of games for family evenings or the occasional rainy day. The closed-in porch, complete with lobster lights, is great for enjoying sunsets and quiet evenings with the sounds of waves lapping on the rocky beach below.brbrSadly our cottage is not animal-friendly. We use the cottage ourselves several weeks per year, and one of our daughters has a severe allergy to dogs. Therefore, the cottage is strictly an animal-free zone in order to protect the well being of our daughter. brbrThe cottage is located less than 10 minutes from Gray's Ice Cream, frequently rated best ice cream in RI. Besides Gray's there are other businesses worth exploring in historic Tiverton Four Corners, including several antique shops and galleries, a toy store, gift and home decor shops, designer clothing shops, cheese and pate' shop, bookstore, library, restaurants and more. Tour Sakonnet Vineyards, only 10 minutes away. Local restaurants feature great home cooking and seafood specialties, like seafood chowder, lobster rolls, fried clams, clam cakes and homemade pies.brbrWater Sports: brThe cottage is located a short 5 minute walk from one of the best windsurfing and kiting locations in New England. Rental equipment and private lessons are often available on the beach. According to a popular windsurfing website, Fogland point is one of the most popular spots in the state. It is one of the windiest sites not on Cape Cod. There is a sheltered shallow cove area on the north side of the point (you can walk across except at high tide) and slightly more open sailing on the south side. Great area for all skills of sailors. The beach is nice... and not too busy. Pebbly, sandy beach, not very big waves... One of the most beautiful and scenic sailing sites also. There's a saltwater marsh, and some tidal pools with lots of sea life. brbrThe sheltered shallow cove on the north side of Fogland Point is wonderful for stand up paddle boarding. Last summer we watched a SUP yoga class moored out in the cove. brbrOur daughters have loved playing around the marshes. Situated in the East Bay area of Rhode Island, a long tree lined driveway leads you to this charming private family compound with breathtaking setting on the water. Professionally decorated, the home boasts a large wood burning fireplace and gracious comfortable living areas. The master bedroom features a private bath with a four-poster bed and Claire Murray rugs with direct water views. In the Main House there are two additional bedrooms. One bedroom has a brass queen bed and is quite large with direct water views. The other has two twin beds with trundle beds. These two bedrooms share a bath. The large, well-appointed kitchen, with stainless steel appliances opens to a grape vine trellis covered patio that has both gas and charcoal barbeques. The Guest House features a queen bed on the lower level, and a queen bed area along with a private room with two twin beds on the upper level. There are porches overlooking the water on both levels of the Guest House, air conditioning, a bathroom and living area. Both the Main House and Guest House overlook Nannaquaket Cove which opens to the Sakonnet River and Mt Hope Bay. The home is outfitted with kayaks, a blow-up paddleboard and canoe. There are indoor and outdoor games and a boat load of water toys and floats. There's also a badminton, volleyball and croquet set. The front wraparound porch and vine covered patios offer outdoor shade on hot summer days. There is an enclosed outdoor hot water shower for washing off sand from the nearby ocean beaches. The home is perfect for three generation holidays with the youngest generation in the Guest House and private rooms in the Main House. Portable and breakdown cribs are available as well as a high chair and knock down indoor and outdoor playpen. brSoaring ceilings, tasteful décor, farm table, gardens, campfire pit by the water, dock, hammock, large new smart television, washer/dryer. Within a block or two in each direction there is a famed seafood restaurant on the water, an ice cream shop, French bistro, and liquor store. A former barn has been stunningly converted to an airy, modern home standing within 3.5 acres of peaceful property filled with many natural surprises. Our canoe, volleyball net, hammock and ping pong are for your enjoyment. brThe surrounding geography is good for hiking in Weetamoo Woods, bird watching in the Audubon, boating on the Sakonnet River and visiting historic sites. brHistoric Four Corners is less a mile down the road replete with boutiques, eateries, cheese shop, art galleries and local library. Multiple nature reserves and the Sakonnet vineyard are a quick drive down Main Road toward Little Compton.brThere are also numerous farm stands with locally grown fruits, vegetables, eggs and flowers from nearby farmers.brThere are 3 separate private bedrooms; one King bedroom with bathroom en suite, one Queen bedroom with a balcony, and one twin bedroom (two Singles). Our library has two full pull out sofa beds with mattress toppers. brThere are five HVAC units throughout the house, one for every bedroom, library and one in the upper living room. There are dining areas indoors and outdoors. Two bathrooms as well as an outdoor shower.
