From the living room, kitchen and bedroom there is a wonderful lake view and you can access the long private balcony with a wonderful view of the islands equipped with awning, two tables and 4 chairs. The apartment is new in furnishings and equipment. On the ground floor there is a common garden for the 3 apartments in the annex with deck chairs, shower. From the garden, going down a ladder, you go down to the lake for swimming. Near the entrance there is a well-equipped laundry room shared with the other apartments in the annex. A reserved parking space is available on the property. In 4 minutes by car you can reach Baveno and Stresa with all services. Wonderful location directly on the water.

The villa is on 4 levels; at the entrance level on the street parking level there is the entrance to the villa and a wonderful architectural staircase that leads to the upper floors. To the left of the entrance there is a living room separated by a curtain where there is a sofa that can become a double bed and from there you access a small service kitchen overlooking the swimming pool fully equipped with all appliances, ideal for preparing snacks. and aperitifs. The lakefront part of this floor is the large living room with marble floors, an antique decorative stone fireplace and an antique wooden ceiling. From the living room you can enjoy a wonderful view of the islands. Also on this floor there is on one side the seating area with satellite TV and on the other the dining area with a large table. Once out on the large terrace equipped with an outdoor lounge for relaxation, you can enjoy a breathtaking view of the lake and the swimming pool. On this floor there is also a service bathroom. A staircase leads down to the lower floor directly above the lake where there is the large kitchen of the villa, a laundry room, a bathroom with shower and access to the dock where there are 4 canoes for guests. In front of the kitchen there is a large covered terrace furnished with a dining table, side tables and barbecue. Here is the main entrance with a large living room with sitting area, two armchairs that become single beds, satellite TV and stereo system, the dining table and a modern well-equipped kitchen opening onto the living room. In front of the living room there is a large terrace overlooking the lake with flowers and plants with a large dining table, a large outdoor lounge and also a barbecue area with another smaller table. The ground floor is completed by a bathroom with a very large shower. From this floor you go down to the garage floor where there is the laundry room with washing machine, the large closed garage for 2 cars and the covered garage open for 2 more cars. From the living room floor going up the staircase you reach the first floor where there is a single bedroom overlooking the swimming pool behind the house and a bathroom with shower and the main double bedroom with TV which has a lake view and a beautiful flowered terrace equipped with table and chairs. On the top floor there is a service bathroom without shower and a large lake view room with TV and two queen size beds and a double bed. The house has air conditioning and wifi, the furniture is new. Villa Tosca is a stately mansion built during the 1940's by a wealthy family from Milan. It is situated high on a hill overlooking the charming town of Baveno and the beautiful Lake Maggiore and the Borromean Gulf. Surrounded by almost five acres (20,000 sqm) of park-like grounds and pine trees, the villa is a refuge of peace and tranquility. The home was the subject of an ambitious renovation project, which was completed in the summer of 2014. Particular care was given to preserve its historical value and the outlines of the original structure, while at the same time adding comfort and charm through refined details and exquisite furnishings. The characterizing color is green, while the bathroom is made of absolute white marble.brbrTHE LIVING AREA:brThe living area encompasses the ground floor and it is entirely tiled in polished Roman travertine. The heart of this floor is the big hall, facing its own private garden, which is furnished with an outside living room covered by an elegant white voile, and facing a wide veranda with drapes and a view of the lake. Guests can relax on the white leather Chesterfield sofas that surround the Alps-green marble fireplace, while enjoying one of the many liquors that are contained inside an elegant black leather vintage cocktail cabinet. Or, they can engage in a chess game over the old card table, or maybe recline to watch some TV in the adjacent living room. The hall is embellished with an old, functioning Austrian grand piano. Accessed from the hall is the professional-grade, fully-equipped kitchen. Down the corridor is an elegant ante-room and then a small bathroom with shower. The final room is a family room where guests can relax with a TV and sofa, that, if necessary, becomes the sixth bedroom with double bed. This room overlooks the outdoor arbor with transparent glass roof, equipped with table, chairs and barbeque grill. The arbor is linked to a small balcony belonging to the dining room, also accessible from the entrance hall.
