Mallard Cottage dates back to the mid 1830's. Originally it was a barn where boats were restored but then was modified into a cottage. We purchased the cottage at the beginning of 2012 but unfortunately it was unsafe and most of the original cottage had to be rebuilt to modern standards. Our cottage stands in the heart of Bude and sits on the banks of the River Neet, only 2 minutes walk to the beach and canal. It has its own access road to the rear with parking for 2/3 vehicles and a balcony which overlooks the river and the castle. Large ground floor patio area with palm tree.

The house has is our family home and is undergoing renovation to make it a modern comfortable and relaxing seaside space. The entrance porch has ample space for shoes and jackets without cluttering up the living space, and the adjoining utility room has a modern washing machine and tumble dryer and freezer all at your disposal.brbrThe outside space is widely varied. The front garden is south facing and has sun all day and makes a great mid morning coffee spot on the slate patio out front.There is space for ball games with the little ones and a secure trampoline to keep them entertained. The side decking is superb midday lunch spot in full sun. The back garden, accessed from the kitchen has a large breakfast patio, Cornish palm tree, lawn and is totally private offering plenty of sun space to relax in the sun.

Little Marsland is a beautiful contemporary character cottage set in a Nature Reserve and designated Area of Outstanding Natural Beauty, located at the end of the Tamara Coast to Coast Way and near to the South West Coast Path. brbrThe cottage is spacious and light with a mixed contemporary-cottage character feel, with wooden floors, latch doors and high-speed wifi. The rooms are arranged on split-level, with the entrance porch and hall on the first floor and a beautiful modern large kitchen / dining area opening on to the garden. The kitchen is fully equipped including fridge freezer, washing machine, tumble dryer and bluetooth speaker. Ideal for family groups, there are 4 bedrooms and 3 bathrooms. The bedrooms are arranged in pairs: 1 king size double, 1 twin on the upper floor together with a shower room and WC; plus 1 king size double and 1 twin on the ground floor with a separate shower room. There is an additional family bathroom with shower over bath and a WC on the first floor. A small flight of stairs takes you up to the open lounge with wood burning stove, large Velux style windows and beautiful views through the trees to the sea. The garden is a haven of wildlife and natural beauty, excellent for bird watching and relaxing .The cove and beach at Marsland Mouth is within walking distance, two good pubs only 2 miles away and nearest shop about 5 miles. The cottage approach lane is marked 'Unsuitable for Motors' and cars are able to get down the lane to the level of the cottage, but no further into the valley.brbrDirectly from your door is the delightful half mile walk that leads to the pebble beach of Marsland Cove, where the footpath over the stream marks the Cornwall/Devon border, or within a short drive is a selection of superb sandy beaches with excellent surfing opportunities.brbrIsolated but in a wonderful way - allowing us to explore through woods and steep and deep cliff paths that were teeming with butterflies and wild flowers. It is well equipped with more than you'd ever need. The gardens are well established and well fenced for dogs. It is well out of the way without being too isolated, there are small shops in nearby Kilkhampton and bigger supermarkets etc within 30 mins in Bude. There is a beach within walking distance and access to some great walks inland and costal, it is really hilly in places so you get a good workout. There are also beaches within a short drive. The way the property is configured makes it ideal for 2 families or extended families to stay as there are 2 bedrooms and a bathroom upstairs and the same downstairs with the living room on the middle floor and a huge kitchen / diner / sunroom area to the side. We love it here it is so peaceful and relaxing. The owner is very friendly and helpful and replies to messages promptly. Would definitely recommend a stay here.'

You enter straight into the living/dining room, a vaulted ceiling with a sky light makes this a lovely light room. It's walls combine beautiful old stone with wood panelling, a trait throughout this old manor. The Living/Dining room has a small oak dining table with two chairs; a sofa; wood burner; TV, CD/Radio with USB/Bluetooth& WiFi available.. The bedroom has a kingsize bed, a small wardrobe with 3 drawers and further storage space under the bed. The kitchen has gas cooker, washing machine & microwave. Follow the coast in the other direction and there's the little cove of Crackington Haven, Boscastle, King Arthur's castle at Tintagel, Doc Martin's Port Wenn at Port Isaac and yet more great surfing beaches at Polzeath.
