There are no TV's or a cooker. The hot tub is for relaxed enjoyment, not a focal point for drinking and shouting. PLEASE NOTE - the hot tub is a large 8 person tub and is wood fired as per the description and photos. If you do not have experience with wood fired hot tubs, this means the water will be cold on your arrival and requires the guest to tend a fire to warm up the water. In the winter months this will take several hours of tending the fire. We provide logs to get you started for inside and outside but if you intend on using both the indoor log burner and hot tub, you will likely require more, so it is best to come prepared to avoid disappointment. Bowling Fell Cottage is an upside-down dog-friendly townhouse-style property in Kendal that was updated in 2025 to add a brand new en suite, re-decoration, and new furniture. It's all about the location here, as you have the attractive combination of being just a five-minute walk from the town centre and Brewery Arts Centre, while being in a traffic-free area set back off the main road.brbrAs there are four floors, each floor has its purpose, so there are different 'zones' which will attract mixed groups looking to spread out or retreat to a peaceful bedroom. The top floor is accessed from ground level and contains the kitchen/dining area. This well-planned space has modern appliances, plenty of storage, and food preparation space. The dining table is here in the kitchen area and set under the wide angled skylight window, with views over the rooftops of Kendal to the countryside beyond.brbrDown a level to the lounge with an unusual two-tier design featuring a 'library' area set slightly above the main lounge area. The main lounge is comfortably furnished and has access to the small but perfectly formed balcony. Down a level to two of the bedrooms, one of which has zip link beds which can be made up as two single (3ft) beds or a Superking (6ft) bed. The other bedroom on this level has a small (4ft) double bed. The house bathroom is on the same level and has a shower, WC, and basin.brbrFinally, descend again to the lowest level, which has the master bedroom with a Kingsize bed and the newly renovated en-suite, with a walk-in shower, WC, and basin. On this lowest level, there is access to the sheltered, east-facing rear patio, which is fully enclosed. Note that because this property is set over four levels, it may not suit all, and if walking, there is a short, steep section between the house and the town centre.brbrAlthough there is no green space at the property, you are just 50 metres, via a footpath, to the Castle Howe open space (site of the original Kendal Castle), which is a lovely sward of green for a stroll or dog exercising. This space is also known as Bowling Fell which gives the property its name. A little further on, and you can wander through Serpentine Woods, which lead up onto Kendal Fell for some excellent views towards the middle of the Lake District. Within 5 minutes, you can walk to the very centre of Kendal and the nationally famous Brewery Arts Centre, known for its programmes of live music, theatre, exhibitions and the very popular Mountain Film Festival, which takes place in November. Thanks to its elevated location, Linstead House enjoys far reaching views over Kendal and the fells beyond. You can enjoy the views through the large skylight windows on the top level, or step onto the cute mini balcony for a breath of fresh Cumbrian air. Unusually, it is set over four levels so you can spread out to enjoy privacy in different areas of the house and there is even a sheltered rear patio area to enjoy the morning sun. The location is brilliantly handy for walking the few minutes to Kendal town centre, yet it is set back 60 metres off the road and accessed by a pedestrian walkway, so a peaceful night's sleep will be yours.brbrThe property has an upside-down layout, and you enter into the kitchen/dining room. A good ergonomic design and plenty of storage ensures all cooks are well catered for. An unusual architectural feature here is the wide sloping skylight window, through which you have a great view over the rooftops of Kendal to the countryside beyond. Down a flight of stairs to the stylish lounge, which has both a main seating area with TV, and a raised 'mini-library' reading area complete with a rocking chair for you to relax with a good book. A small balcony is accessed via the lounge to give you more views over the town - ideal for a summer evening drink.brbrThe lower two floors contain the three bedrooms. On one level there is a double bedroom and a single bedroom, as well as the house bathroom (shower, basin and WC).
