Spend quality time with family & friends taking in the breath-taking sunsets, or relax on one of 6 outdoor decking & balcony spaces with some of the most beautiful, uninterrupted views around.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.

DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.

SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times.

PETS: we request that care is taken to prevent any additional damage caused from pets. For example, please wipe paws on entry to lodge. Please do not allow your dogs on any furniture/sofas and/or on beds.

    The property was amazing and the location superb. It was so tranquil with the views of the water and all the wildlife. All the facilities in the house were top quality. Accommodation easily was great for 10. House was clean although some bits of toys were found under and in the sofas of the lounge. Also felt the verandas/decks could have been better swept clean. So no real complaints, just the odd niggle. Parking for such a property was limited at the actual property but was available within a reasonable distance. Onsite Ballihoo restaurant was ok as were indoor and outdoor pools.
