The Space:
This generous 1 bedroom penthouse apartment is surrounded by incredible views so you can enjoy them where ever you are! lovely natural light fills the well appointed and large open living area creating a warm and relaxing space.
Stretch out on the long L couch in the balmy afternoon sun or sit out on the balcony enjoying the soft breeze.
The kitchen is set off from the open plan layout, it is a compact space but is fully equipped with everything you need to prepare your favourite meal and entertain a guest, the bench is open so you can enjoy company while cooking.
The bedroom has a lovely bed with high quality linens providing that sun kissed, crisp feeling ensuring a restful sleep so you wake up rejuvenated. Start your day relaxing, stay in bed a little longer and watch the glistening harbour with your tea or coffee.

*Note* This apartment does have a contactless check in procedure - This means you will need to collect the key from an external location that is a couple of metres away from the apartment entrance. The detailed instructions on how to retrieve & return the keys will be sent to you 48 hours prior to your check in.
The Neighborhood:
The Viaduct is a prime location in the CBD, with buzzing restaurants, bars and nightlife surrounding the marina - it's a vibrant treat! There are many highlights and conveniences neighbouring the Viaduct making it a breeze for you to explore the best parts of the city.
See the immediate area by foot or scooter, zoom across the bridge to Wynyard Quarter and Silo Park where you will find cafes and bars, the fish market, a basketball court and playground for the kids!
Commercial Bay and Britomart are just a 5-minute walk, you can find shopping for all ages and tastes at these hot spots, you will stumble upon hundreds of food and dining options with great takeaway choices at Harbour Eats in Commercial Bay and fine dining experiences in Britomart.
Getting Around:
The location is fantastic for walking and exploring the nearby attractions, with beautiful walks along the waterfront, the viaduct basin, Wynyard quarter and west haven marina all leading you to spectacular views with restaurants along the way.
If you need to get further out of the city there are bus stops all around with multiple destinations and the Britomart transport hub only a 5-minute walk with trains and buses going in every direction near and far.
We recommend using Ubers in the city, they are well priced and efficient especially when catching within the CBD.

Please note there can often be a bit of noise from the surrounding Viaduct restaurants and bars during the weekends.

Please ensure all lights are turned off when you leave the apartment, and the windows are closed and the door securely locked behind you. The owner accepts no responsibility for any loss or damage to any of the guests' property while the guest is onsite.
Also, please note that you will be responsible for yourselves and your guests and will take all necessary care and precautions to ensure their safety at all times and you agree that any damages will be your sole responsibility and the owners and Urban Butler are exempt from all actions, claims, suits, demands, costs and damages arising from any loss or damages suffered to or by any person or property caused by the use of the premises by you or your guests.
Please also note, that any lost keys will be charged for and if you lock yourselves out, the cost of a spare key to be delivered in office hours will be borne by you. Out of hours fees will also apply.
Bond:
A security bond is held for any incidental damage or charges. Please inform us of any issues.
Breakages:
Please inform us of any breakages during your stay. We won’t charge for minor cutlery/glassware etc.
Lost Keys:
Keys and swipes are expensive, please be careful with them. If lost we will need to claim the cost from your security bond.
Left Luggage:
Unfortunately, we cannot store luggage at the apartment. There are a couple of options for leaving your luggage around the CBD before your check-in time of 3pm. The best option is The Luggage Hotel at 145 Quay Street (Shed 23 Princes Wharf) - www.theluggagehotel.com Another left luggage solution is available at the downtown Ferry Building, located on Quay Street. Ask the staff at the service desk for assistance. The last suitable option for smaller luggage is the self-service locker at the Britomart train station located on Commerce Street.
No parties or noise after 10pm:
Please respect your neighbours. Security call out fees will be charged from your security bond. No more than 2 people to stay at the apartment.

Interaction with Guests:
We are contactable by email and Air BnB messages, but are not on site at this apartment.
Our stay was wonderful and the location was great. We were comfortable in the unit and loved the patio. It was nice to have a washer and dryer too. The bedding was comfortable and the towels were nice too. We had all the cooking supplies we needed. On the downside, the oven did not work and the air condition unit failed and over heated. The room access card and elevator cards kept failing. We had three different cards we had to access during our stay and were locked out of our unit several times, while waiting on new cards. On the upside, once we communicated with Urban Butler, they replied quickly with instructions for new cards. This was our only concern, however, we did manage to overcome the inconvenience.
Some issues that were no biggy but became so due to the lack of direct contact with the on call property manager who would not take a call only reply via text or email. When asked to come up and see us when finally making some effort to come in and sort our issues drops off at front desk and drop box. Absolutley ruined what was meant to be a relaxing weekend after working non stop for 3 years trying to get our new business up and run ing through Covid.
Check-in was a bit cumbersome. Seven hangars for two people for 10 days! Asked for more and never arrived. Also only one key card! Bed was not a King bed as we were told in communication. Not enough silverware or any baking dishes. Mold in the shower. This unit needs some fixing. Location and windows are the saving grace for this property.
Perfectly fine apartment - the lockbox and key arrangement certainly needs to be improved upon.
