They can see the front driveway/carport, front door & seated area, rear door & seated area, backyard & shed, and the west side of the house. They cannot see the inside the house. The cameras are there for security purposes and record movement over a 24 hour period. They are not monitored and the footage would only be accessed in the event of a security incidentbrbrRENTAL RULES:brThe guest agrees:br1. Smoking is allowed outside only. Our expectation is that all cigarette buts are disposed of in the rubbish bins and not discarded on the grounds.br2. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.br3. Keep the property and all furnishings in good order.br4. Only use appliances for their intended uses.br5. Pets are only permitted with prior consent.br6. The guest agrees to give consideration to our neighbours, particularly in relation to noise after dark. Parties, anti-social behaviour and / or loud music are expressly forbidden and could result in forfeiture of the security bond and a request to immediately vacate the premises.br7. Parking is limited to 2-3 vehicles on the premises. Other vehicles may be parked in the street pending available space.br8. There is no daily housekeeping service.br9. All damage must be reported immediately. The guest accepts that in particular during peak holiday period access to tradespeople is limited and demand for their services is high. This may result in longer than usual wait times for attendance / repair. Damage expressly caused by the guest must be paid for.br10. All rubbish must be removed after the regular bin is full and the recycling bin is half full.brbrPlease note we comply with Bass Coast Council regulations. Some of the many features of this lovely home are detailed below: brbr Indoor Areas brbrThe heart of the home is the large open plan Kitchen/Dining in the centre of the two Living Rooms (with smart 55 TV and Coonara-style wood heater) which provide direct access to all other rooms. The main Bedroom has a smart 55 TV, Walk-in-robes and ensuite (with bath, shower & toilet). Bedrooms 2 and 3 each have BIR, and there is also a Bathroom (with shower), a separate Toilet and fully equipped Laundry (with washing machine & clothes dryer).brbr Outdoor Areas brbrThe front Deck (with gas BBQ & 8-seater dining table) flows through to the covered Verandah that spans the front of the home (with seating for 4 more) and overlooks the fully enclosed yard. The Garage is not accessible to guests, but the long driveway provides space to park up to 3 vehicles (cars and/or a boat). brbr Kitchen brbrThe fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, 900mm electric oven and induction cook top. brbr Heating/Cooling Systems brbrThere are two wall mounted reverse cycle airconditioners in the home; one in the Living Room and another in Bedroom 1, plus two additional stand-alone heaters and fans which can be used where required. There is a Coonara-style wood heater in the Living Room (some wood provided to get you started).brbr Bedding Configuration brbrThis home has 6 beds, accommodating up to 8 guests: brbrBedroom 1: One King bed brBedroom 2: One Double bed brBedroom 3: Two sets of Single bunksbrbr Linen brbrIt is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged. brbr Peak Periods brbrPlease note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement.
