TENUTA PULCERIA, Luxury spacious villa with very large pool. Family gatherings

Todi, Umbria, Italy

Tenuta Pulceria takes its name from the Latin adjective Pulcher/Pulchra meaning beautiful, excellent, noble. An appropriate name for a luxury, spacious villa featuring a magnificent park and very large pool.brOne of our guests wrote ... Pulceria is stunning, a quiet, spacious and elegant place where the laughter is easy, deep conversations flourish, and one's imagination moves through history and time. A place to reflect on life with gratitude and celebrate with those you love.brThe property is set in private commanding location with 360 degree views over the Umbrian hills and the nearby hilltop village of Camerata, with its stone houses and battlemented church tower. brbrA farm at easy walking distance provides vegetables and fresh eggs and there is extra B&B accommodation locally for larger groups. One of the best restaurants of the area is a few minutes’ drive, nearest grocery and supermarket are 3,5 km away, nearest bar is 5 minutes’ drive, and the famous historic town of Todi, with all facilities for food, shopping, art and culture, is just 15 km away. brSome of Umbria’s most famous sites are a short drive away – Todi, Perugia, Orvieto, Spoleto, Assisi, Bevagna, Montefalco (the wine area of Umbria), Narni, Marmore Falls, Carsulae Roman Ruins and Lake Trasimeno are all within 15-60 minutes’ drive. Further afield, Rome is 1 hour 30 minutes, Siena 2 hours and Florence around 2 hours 30 mins by car.brbrDESCRIPTION OF THE PROPERTYbrbrTenuta Pulceria has recently been totally restored to a high specification. The property is characterized by a bright and airy interior with traditional details, terracotta floor tiles and oak or chestnut wood beam ceilings in every room, combined with many original fireplaces and stone walls. The villa is perfectly appointed and well maintained - large bedrooms feature grand wooden furniture and each have their own stylish bathroom; a farmhouse kitchen with top-end appliances and a spacious studio with contemporary living both open to the garden pergola dining area.brThe villa is primarily situated on 2 levels with a tower room on the 3rd level and has a total floor area of 600 square metres (6500 square feet). Tenuta Pulceria is set within gardens of 1 hectare (2.5 acres) at the centre of its total estate of 21 hectares (50 acres) including olive groves, pasture and woodland.brDue to the elevated setting of the property at over 400 metres above sea level, the refreshing breeze and the thick stone walls, the villa stays cool even in the hottest months – for additional comfort, ceiling fans have been added in the bedrooms, and air-conditioning in the studio and top floor bedroom. Mosquito screens protect all the windows. There is high speed Wi-Fi throughout, both inside and outside, including by the pool.brTenuta Pulceria offers a luxurious home in a beautiful, tranquil setting with stunning views – the perfect stay for one or two families or a larger group.brbrGround floorbr• The courtyard leads to an entrance hall in the tower with stone wallsbr• Living room (32sqm) with two large sofas, armchair, stone walls and large fireplacebr• Dining room (34sqm) with large dining tablebr• Modern equipped, farmhouse style kitchen (30sqm, 120cm range with double oven, cooking fireplace, two dishwashers, four door refrigerator/freezer) with direct access to the garden and outside dining area with wooden pergola. Villa

Luxury country house with infinity pool, sleeps up 10+1, A/C, restaurant nearby

Todi, Umbria, Italy

Perched between the sky and the green Umbrian countryside, Villa Martana with its infinity pool of very large dimensions, boasts a spectacular position overlooking the valley and the Medieval centre of Todi which, with its bell towers and domed churches, stands out on the landscape between the farmhouse itself and the horizon.brbrCIN: IT054028C204033647 brbrOne of Umbria's most beautiful hill towns, even described as one of the most liveable towns in the world, Todi is perched high up in the hills with spectacular views in every direction.brThe Villa has a secluded location but is only 3 minutes drive (30 minutes on foot) from the nearest village of Grutti with a good restaurant and basic shops.brThe landscape, that guests can admire from the garden of the Villa, dining alfresco or having an aperitif at sunset, looks like a XV century painting and is a combination of pristine nature and the patient works of mankind who, over two thousand years, has laid the roads that have been in use since Roman times, cultivated the fields, the olive groves and the vineyards, and has constructed a series of hilltop villages.brbrDESCRIPTION OF THE VILLAbrThe property is dated back from 17th century and was tastefully restored a few years ago by the owners that are achitects and have a real passion for fine arts. Some of the works of art of their collection are inside the villa. The entire property has beeen completely refreshed and refined inside and outside on 2019.brThe property is comprised of a main large farmhouse on 3 levels and a nearby dependance with an independent apartment that can accomodate 2 guests. The villa is partially air conditioned.brThe ground floor features a spacious and bright living room with fireplace, large french doors and direct access to the garden, this is the vibrant heart of the house. brUnlike most of the farmhouses in Umbria and Tuscany, which have many walls and corridors, here the architect has designed an open and fluid space between the living room, the dining room and the kitchen. This floor has a service bathroom and each room has direct access to the scenic veranda overlooking Todi and the garden with pool.brFrom the ground floor, through a staircase, is possible to reach the lower level that has a direct access to the pool area of the garden. On this level there is a gym and a service bathroom.brbrThe sleeping area is on the first floor. It is composed of two double bedrooms with en suite bathrooms (one with large walk-in shower and the other with bathtub and shower head), a twin bedroom and a double bedroom with shared bathroom (walk-in shower). Particular care has been taken in the creation of the outdoor spaces: the farmhouse is surrounded by a large land of 3 hectares.
