You may have a SMALL gathering in the backyard, but not inside the house. brThe newly renovated home has 2 king-sized bedrooms with corresponding 2 baths (claw-foot tub and double head shower). House has a great kitchen with multiple living areas with family room and large dining room. Rocking chairs on the wrap-around porch for watching all the activity as the game begins. Outdoors is a huge lot with large trees. You can tailgate and walk to the game, but please do not allow your tailgating guests to enter the home or use the toilets. No parties. The spacious open floor plan with adjoining living room, dining room/kitchen, set up makes it the perfect place to entertain. The kitchen is equipped with all the appliances you'll want, and all the cooking utensils (plates, silverware, pots, pans, dishes, glassware etc.) you'll need. In addition, it's stocked with spices and basic condiments.brbrThe house is well equipped and has all the things you need for your stay (linens, towels, etc.) There are 2 queen sized aero beds if you need additional sleeping quarters with ample room to set up in the living room.brbrWiFi INTERNET / WIRELESS SPEAKERS / STREAMINGbrbrThere is fast WiFi internet for guest use. In the living room, we also have an 85 inch flat screen SMART TV and every bedroom is equipped with a SMART TV (you can stream your own Netflix, Pandora, etc. or use ours: Netflix, YouTubeTV, Hulu, HBO and more)! We also have a wireless speaker (portable!) to jam poolside! brbrABOUT THE ROOMS:brbrThere are 4 total bedrooms that sleep a total of 8 in beds. Two bedrooms have king sized beds, one bedroom has twin and a twin trundle making a king, and the 4th bedroom has a queen murphy bed that drops out of the wall. In addition, there are also two queen sized air beds for additional sleeping quarters. We have had a lot of fun decorating our home and we hope you enjoy them too! We are still working on some of the rooms and giving them each a personality takes time- so please hang with us until they are all redone! brbrPOOL / HOT TUB / PATIO AREAbrbrThe nicely lit backyard has a super deep (10-ft) pool with a diving board and a slide. Kids and adults also love the water volleyball and water basketball nets that are setup and ready to go! The hot tub sits 8 people comfortable and has powerful jets. Both the pool and hot tub are managed by a pool company and serviced every week. The spacious, grassy yard is the perfect spot to run barefoot and play frisbee and other games. There is also a stone-paved patio with an outdoor dining table with a BBQ propane grill and smoker-both ready for use.brbrPARKING/AMENITIES:brbrThere is plenty of onsite driveway parking available (4-5 cars) Plus there is plenty of street parking as well. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed, a fee of $200 will be retained from your deposit plus $50 per person.brbr4. Guest Responsibilities: All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses, as parties are prohibited.brbr6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property and do not take outdoor furniture inside of the property.brbr7. Pet Policy: Pets are NOT allowed at this property, with the exception of legally documented service animals. Guest must provide documentation upon request. If any pets are found in/on the property without a previous agreement, the Guest will be fined $200, and the booking will be terminated. brbr8. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty, you may be billed for additional cleaning time.brbr10. DO NOT FLUSH anything other than septic safe toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair.brbr11. Fires & Grill: Absolutely no candles may be burned in the house or on the property. A grill is located at the property. Please put it back in its original position and clean it after each use. You may use the firepit only when a burn ban is not in place.brbr12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest (e.g., toothpaste, soap, extra toilet paper, shampoo, etc.).brbr13. Trash: No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage bin located by the covered porch. There will be a $25 charge if this rule is not followed.brbr14. Secure the Property: Close and lock all windows, close blinds, and lock all doors. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.brbr15. Events: If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added.brbr16. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.brbr17. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest in case of emergency.
