We strive to provide a comfortable, restful, and safe experience for our guests, and operate within the city's basic requirements. They are summarized as follows:brbr• Strict occupancy limits. For this home, the maximum occupancy is 6 persons, 12 years of age and older. Please contact us if you have additional children under12 years old to see if we can accommodate your entire party.brbr• Large-scale events prohibited. For example, the city will not allow weddings, large parties, etc.. Please contact us if you wish to host small gatherings that include additional people who are not in your party. In the past, we have accommodated small memorial services, graduation celebrations, wedding party dinners, and birthday parties that were not obtrusive to our neighbors and which were within the city's guidelines.brbr• Quiet time. Please no loud music or excessive noise from 10pm to 7am, local time.brbr• No commercial events. This rarely applies to our guests, but it is worth mentioning here. Events such as commercial photoshoots, movie filming, etc. are prohibited. brbrGuests that do not adhere to the city ordinance as noted above will be given an opportunity to cure the infraction; otherwise their reservation will be cancelled and no refund will be given.brbrAnd now back to our property description. brbrFirst of all, we are COMMITTED to CLEAN! Duvet covers are washed between guests.br• All counter tops and tables are cleaned with germicidal products, and table runners washedbr• All furniture is wiped down with germicidal productsbr• Floors are washed with a bleach solutionbr• All bathroom surfaces are cleaned with a germicidal solutionbr• All throws on the couches are washed between guestsbr• Southwest pillows that are not washable are sprayed with germicidal spray, and sterilized in the sun for several hours (if no sun, then they are put into storage not to be used for several days)brbrIn concert with our cleanliness policy, smoking is strictly prohibited in the house or in close proximity to the house such that smoke could enter the house. Easily accommodates 6. brbrFully furnished kitchen, all stainless-steel appliances and granite counter tops. We provide a gift pack of snacks and beverages for the hungry arrivers, a Keurig and a regular coffee maker with starter coffees and teas, coffee grinder for those who prefer to grind their own beans, paper goods, spices, place settings for 12, pots, pans, cookie sheets, baking pans, blender, crock pot, hand mixer, and (quite possibly) every utensil you might need to make a great meal or two. brbrFull-sized washer/dryer. Fireplace in the living room (some firewood supplied), wood stove in the sun room, and a propane firepit on the patio. Eat breakfast in the warmth and brightness of a giant skylight, or grill outside on the private patio, or relax in the sunroom. brbrOr, as many of our guests rave about, enjoy a glass of wine as you watch the sunset reflect off the Sandia Mountains from the privacy of your own ROOFTOP PATIO.brbrWe're just a short walk to Starbucks, Whole Foods, and a great hamburger spot with a delicious happy hour. There are several great restaurants close by representing many wonderful ethnic cuisines. There are biking and jogging paths nearby that you don't need to drive to. We're about 5 minutes from a great municipal golf course (Arroyo del Oso) and 10 minutes from a Scott Miller-designed golf course at the Sandia Resort and Casino. It's 10 minutes to one of the world's longest trams, the Sandia Peak Tram. 10 minutes to the La Luz hiking trail and Elena Gallegos Open Space in the foothills. Bring your cameras! brbrIt's a short drive to shopping, theater complexes, SO MANY restaurants, Albuquerque Old Town, the zoo, the botanical gardens, museums, our fantastic Triple-A ballpark, the Bosque, and other fun places in the city. Casita retreat is attached to an ultra contemporary custom home built in 2013 and sits on 1.25 acres in an exclusive subdivision of Paradise Hills. Plenty parking and conveniently located - two blocks to Paseo del Norte and 15 minutes to either I-25, I-40, and Rio Rancho. Amenities include a new (January 2023) comfortable king bed and mattress, high quality bedding, towels, robes, desk, dining table, microwave, mini refrigerator, hot plate, dishes, pots, pans, silverware, Keurig coffee maker, walk-in closet, 45 TV, full length mirror, custom blinds, and gas fireplace. Casita retreat is +/- 500 sqft and is set up like a second master bedroom, if needed, when the entire home is rented, but is appropriately secured from the rest of the home and private with its own exterior door and access using a keypad. Heating and cooling is independent of the entire property. Stroll through the neighborhood or enjoy stores, parks, local restaurants, and even Dutch Bros Coffee within walking distance. Outdoor grill is available upon request and without additional charge if left clean by guest. Complimentary coffee pods, tea packets, sugar, cream, snacks, water, and drinks provided. Dish soap, paper towels, toilet paper, body soap, hand soap, and sample size shampoo packets are provided as a courtesy. Outdoor quiet hours start at 8 pm. This does not mean you can't be outside past 8 pm it just means that the sound level has to be minimal out of respect for our neighbors. Music is NOT allowed outside at any time. Only 4 cars are allowed onsite. If you do not follow these rules then the neighbors will call the cops and then I will be forced to have you evicted. Also, I have outdoor cameras on site so if I see these rules not being followed I will have you evicted. If for some reason you aren't able to follow these rules please let me know now and we will be glad to refund you in full. . brbrThe hot tub is open year-round. The pool is open from May 1 - Oct 15. The pool can be heated to 85 degrees for a fee of $65 per day.brbrPlease be aware our pool company will allow themselves into the backyard to service the pool at any time without prior warning or consent.brbrUp to two dogs are allowed at our house for a 200 fee. Unauthorized dogs on the premises will be subject to a 500 fine. Pets must be trained and can't be left outside unattended. Pets are not allowed upstairs. Pets can absolutely not be barking in the backyards or cause a disturbance to our neighbors. Guest must pooper scoop before leaving. brbrCheck-out time at 10 am is strictly enforced to ensure we have enough time to prepare the home for our next guest. Our cleaners will arrive promptly at 10 am.brbrPlease be aware we do have a Ring Security flood light mounted in the front of the house for our safety and security and yours. This is also a vital tool for ensuring the home is prepared before you arrive.br
