Since the space is lightly furnished, it can also be used for spare storage as needed.brbrThe home is located in a quiet, long-established residential neighborhood where families have lived for years. Nearby homes vary in style and condition, while this property has been fully renovated for comfort and convenience. The neighboring home is vacant and not owner-occupied.brbrThe home is located near Genesis Medical Center. Emergency vehicles may occasionally pass through the area, though this is infrequent and rarely noticed by guests. For added comfort, white noise machines are provided in the bedrooms, and guests have not found this to be disruptive.brbr**Reservations booked before April 15, 2026 include a $150 damage protection hold. This is NOT a charge, but a temporary hold placed on your card two days before checkout to ensure coverage in the unlikely event of damages. The hold is automatically released within 5 days after your checkout date, pending no reported damages. You will be contacted if any damage claims arise.brbr**For reservations booked on or after April 15, 2026, a flat damage protection fee of $35–$75 will apply. This fee covers incidental damages for stays under 30 days, allowing you to enjoy your visit with peace of mind and no additional out-of-pocket costs for accidental damage. You can use and log into any app you`d like on the TVs, just be sure to log out before you leave. We provide live cable using the Youtube TV app (not the YouTube app).brWe offer biweekly mowing service and snow removal when snowfall is greater than 2 inches. Please be mindful to keep the yard clear of trash and pet waste so our team can be most efficient at their job.brbrThis is a no-smoking property. Please fully leave the grounds if you need to smoke. You may not smoke anything of any kind anywhere on the premises, inside or outside. You will be charged a $250 fee if you smoke at the property.brbrPlease respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor.brbrThe bath products are there for you to use, but please do not take them with you. If you love them, they can be purchased at Public Goods` website.brbrWe understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair.brbrTRASHbrTrash day is on Monday and recycling comes every other week on Monday. Please bring the cans to Bridge Ave for pickup on trash day.brbrIf your trash becomes full, bagged trash can be disposed of in trash cans and recycling can be placed in the blue recycling bins found outside of the house on the driveway. Do not leave excess trash on the street as the city trucks will not pick up overflowing trash or any trash that has been put in recycling bins. brPET RULESbrAll pets must be approved before arrival and added to your reservation. A maximum of 2 pets are allowed at the property without prior Owner approval. If pets are not disclosed before arrival, your reservation is at risk of fines and immediate eviction. brbrPets are not allowed on interior or exterior furniture at anytime. Any damage or excess cleaning due to your pet will result in a fee. You are responsible for picking up after your pets in the yard and neighborhood. We provide doggie bags for your convenience. If excessive waste is left in the yard, you will be charged a fine. When walking pets in the neighborhood, we require you keep them on a leash at ALL times. brbrEARLY CHECK-IN/LATE CHECK-OUTSbrPlease observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. A fee will be incurred if the Airbnb is not vacated by check-out time.brbrCHECK-OUT INSTRUCTIONS brWhen checking out, put the towels you used on the ground, so our cleaners know what you used and don`t waste water and resources cleaning unused towels. Please place towels and sheets in one pile and comforters and quilts in a separate pile.brbrWe ask that you wash any dishes and cookware you used and make sure to clean out the coffee maker.brMake sure to shut the door and lock it behind you. WE OWN 3 PROPERTIES WITHIN 1/2 BLOCK OF EACH OTHER. (Vrbo # 817328 and Vrbo # 398617) The Grande Dame of the Triple Crown is finally finished after 3 years of painstaking renovations and decoration. With her sister mansion Priester House situated next door, you can now host up to 37 adults in both houses (Priester sleeps 16, Koehler sleeps 21 adults). and our Gaines orioerty sleeps 12. In this, our third house, known as the Koehler House and pictured here there are 8 full bedrooms each with a separate en suite bath. brbrA Queen Anne residence circa 1895 fit for one of the captains of industry of the Gold Coast. Built during the zenith of the neighborhood, the Koehler Mansion was built by Mr. and Mrs. Koehler to be next to their beloved daughter who had married into the Priester family and who lived next door. There is still a stairway connecting the two properties in the back yard. It is fun to imagine the grandchildren of the Koehlers and the Priester given free rein to run and play in both huge houses, watched by their adoring parents, grandparents and household servants. brbrThe Koehler Mansion features a fully appointed kitchen with a fireplace and a large granite island around which to serve and circulate. A cozy breakfast room illuminated by a ship chandelier and the panes of hundreds of pieces of beveled glass. 14 adults can be seated comfortably in the majestic dining room which features a fireplace and seating around the dining table surrounded by a 360 degree scenic mural of the Mississippi River and paddle wheel steamboats. brbrThere is a full walk-through butlers pantry featuring china, glassware and flatware for your use. There are three vintage tin ceilings in the kitchen, master bedroom and east bedroom, a magnificent entry way, and a total of five fireplaces in the house, all are fitted with safe electric log-effect heaters. In the entryway there is a chinese screen-enclosed alcove with a trundle bed for a person wishing to reside on the ground floor.brThe circular outdoor porch in the backyard is magnificent and is the crowning focus of the house. The porch overlooks the river with peekaboo views. It overlooks both back yards and is a lovely place to enjoy the sun with its south-facing view that is shaded all day long. brbrBy far the favorite public room in the house is the ladies parlor located just off the dining room decorated in soft blue and featuring its original Murano glass chandelier. Soft muted afternoon light and brilliant sunshine on wintery days make this a cozy gathering place that everyone will love. Every bedroom is decorated with an individual theme.brbrOne the first floor there are the Chinese screened alcove with the trundle bed and a queen sized hide a bed in the ladies parlor.
