Our Townhome is a beautifully furnished end unit, one of the largest units at the Regal Palms Resort and Spa. Our privately owned spacious 4 bedroom, 3.5 bath family home can comfortably sleep up to 10 guests. brOur townhome located at Regal palms is a gated community perfect for a large family or group going to Orlando's many attractions and is within 20-25 minutes from the Disney theme parks. For the golfers there is a superb 18 hole par 72 championship course at Highland Reserve adjacent to Regal Palms. There are many things for the family to do at the Resort. We are located 3 minutes walking distance to the main gate and clubhouse, just far enough not to hear the noise from some of the nightly entertainment. When you stay at Regal Palms you have complete access to our swimming complex which includes a Zero Entry resort Pool for Younger Guests and is ideal for the smaller ones in the family, allowing them to splash and frolic safely. There is also a Lazy River and Water Slide. The Pool is heated all year round to a temperature above 78°F. This fantastic Resort Pool is one of the best around offering excitement and family fun just steps away from your vacation home.brThe Outdoor Jacuzzi is a popular spot all year round as it is heated using Geothermal Energy to 104°F so you can comfortably get into your swimsuit and enjoy Florida vacation home even during the Winter Holidays. Pool towels are not provided. You can bring your own or rent them at the Tiki Hut for $10.00 cash or credit card. Both masters have 43”some rooms has smart TVs as well as dvd players as well as private baths with soaking tubs. There are two additional bedrooms upstairs one with 2 single beds the other is a bunk roombrWith a bunk bed system consisting of a twin on top a double bottom and a trundle underneath. There are TV's in each bedroom. The additional bedrooms share one full bath. There is also half bath in the hallway on the main floor. Each full bathroom is equipped with 6 bath towels, hand towels, and a hair dryer. There is also a safe in the upstairs master as well as an iron and ironing board. Washcloths are not provided. brThere is a washer and dryer located on the second floor with additional linens. For families with small children a pack & play pen, high chair and stroller is also available. brEach unit has its own driveway with parking for two vehicles. brThis is a self catering unit and does not have daily maid service.brAn additional fee of $140.00 is charged per booking for the cleaning once you have finished your vacation.brRegal Palms Resort and Spa charges a resort fee of br$21.00 plus tax per day the fee is due upon check-in. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.br3. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the `Premises`) for the purpose of reserving, renting and managing the use of the Premises.br4. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name.br5. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file.br6. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file.br7. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.br8. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. This is a great way to de-stress yourself after a busy day at the Orlando area theme parks and water parks. The spa heats up to 101°F to 102°F. brbrOpt-in for the entire stay or not brIf you decide to take the pool and/or spa heat option, one piece of advice we have for you is to have the heat option for the entire stay though it may sound like a marketing ploy for you. By opting for pool heating for your entire stay, you can enjoy the pool as and when you desire. Based on the external temperatures, Orlando area pools do take a while (1-2 days) to heat to desired temperatures. Due to this we do not offer the option to opt-in for the pool and or spa heating for a partial stay.brbr$40 per night will get you the heating optionbrbrPLEASE NOTE that the spa is not a hot tub which means it will take a lot longer to heat up and in the winter months may not reach desired temperatures.. The pool heaters will not heat the pool to ‘bath’ temperature. The heater will be in operation for 12 hours each day at the same time as the pool pump is running, they do not operate 24 hours per day. For this reason the pool will feel a little cooler first thing in the morning and will take some time to reach its maximum heat.
