It has been newly decorated throughout to a high standard, with a new kitchen and shower room (no bath). The rear garden has been immaculately landscaped. In the warmer months of the year I am sure it will be enjoyed as an additional private space to relax in! There are smart TVs in all rooms but the shower room. WIFI speeds are 17MB download and 1.2MB upload.brbrGround Floor:brThe entrance hallway leads to the front living room and kitchen diner to the rear.brbrIn the living room are two comfy double sofas, an electric fire and Smart TV. The house is naturally warm so you may not need to use the electric fire, but it is there if you need a warmth boost!brbrThe kitchen has all mod-cons for a comfortable stay; fridge freezer, electric hob, oven, dishwasher, microwave, kettle and toaster. There is a washer dryer too which in kept in the garage. The garage is more for storage than use of a car because it can only be opened from the inside. You are more than welcome to use this space for luggage, pushchairs or bikes.brbrIn the kitchen diner there is plenty of natural light which comes through the windows and double patio doors. It makes a wonderful, bright, multifunctional space for breakfast at home, catching up on your latest TV series, or socialising.brbrThere will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey! If wish to purchase more for your stay, Co-op convenience store a few minutes away on East Parade.brbrFirst Floor:brBoth bedrooms are fitted to the same spec. Private garden to the rear with a decked area and furniture for Al Fresco dining.brMy house is ideally situated only a short 15 minute walk into the historic city centre via York's Trendy 5th Quarter, to the Minster and all of York's tourist attractions.brbrGround Floor:brA homely living dining room which includes a large comfy sofa, an armchair, a flat screen TV and Smart DVD player to stream catch up channels, Netflix etc. A table and four chairs are tucked away in the corner for breakfast time or home cooked meals. There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey!brThe kitchen is well equipped with a dishwasher, a washer dryer, a range cooker and an American fridge freezer as well as all the usual small kitchen appliances, such as a toaster, kettle and microwave. There is also a second TV in the kitchen.brAs a second reception room or study, the sun room is accessed through the kitchen. This is a lovely bright space to spread out and relax. A desk and chair is in here for those who want to work from home, boasting 900 Mbps high-speed internet, and some handy USB charging units.brA travel cot/playpen, mattress and high chair can be borrowed, as well as children's bowls, cups and cutlery. (See further information below).brbrFirst FloorbrThere are two bedrooms; both with double beds, wardrobe storage and a fan. USB charging units are also in both bedrooms, which come in handy for all your gadgets. Fresh white bed linen and towels will be provided, as well as some complimentary travel sized toiletries. brThe bathroom is also on this level, which consists of a toilet, hand basin and bath, with shower above.brbrOutside Space:brThere is off street parking, directly outside the house for two small cars or one medium/large cars. To the front is a small garden at the entrance that is integrated with the driveway. To the rear of house is a private quaint garden which is a lovely green space to enjoy a morning coffee.brbrGuests will have access to the entire house.brbrCHECK IN / CHECK OUTbrCheck-in time is after 3pm and check-out time is before 11am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.brPlease note that you will be charged £100 for lost keys, so please be careful with them.brbrPETSbrWell behaved dogs welcome! A small additional fee of £30 will be taken to cover additional cleaning. This means you can easily climb the nearby steps and walk on the walls around to Micklegate, or further on to York Railway Station and into the city.brbrSome of York`s best restaurants and cafes are close by on Bishopthorpe `Bishy` Road and Micklegate.brbrBishopthorpe `Bishy` Road is a perfect example of a local high street with a strong independent identity. It has everything you`ll need during your stay including restaurants, cafes, pubs, bakeries, hairdressers, butchers and even a hardware store!brbrMicklegate leads you into the city centre and again has some great cafes, restaurants, pubs and bars, and independent shops. Partisan, Rattle Owl and Skosh are all highly recommended places to eat during your visit.brbrCheck out the Guidebook for more recommendations.brbrParkingbrThe house is situated in a resident parking zone and it`s usually easy to park directly outside the house. We can provide a visitor parking permit for one car for your entire stay for £10.brbrOnce you arrive, you shouldn`t really need your car again unless you`re visiting somewhere out of the city. The house is perfectly located for walking to all of York`s attractions. The city centre is only 10 mins walk, and you`ve got Bishy Road (6 mins) and Micklegate (6 mins) practically on your doorstep, which have some of York`s best restaurants, cafes, bars and pubs.brbrIf you want to head to Designer Outlet for some shopping, you can get a Number 7 bus from Prices Lane (2 mins walk) which will take you straight there.brbrParkingbrA visitor on-street parking permit is available for the entire duration of your stay. The cost of this is £10.
