Stayed Dec 27, 2025Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was a truly incredible stay for our group of 11 people. The rooms will nice, the beach was beautiful. The caretakers were great and everything in the house was perfect. The pool was a little chilly but the ocean was perfect. Lots of fish ? in the reef right outside the house. The kids loved the kayaks and paddle boards. Gabby and Christina cooked a delicious Nee Years Eve meal- highly recommend using them. The location was safe and accessible. Thank you for everything! Hope to be back soon.

Stayed Oct 8, 2025The place was wonderful! Plenty of room for all of us. There were 9 adults and 5 children. The hot water was off and on but we figured out that we just have to space out the showers a little bit more. The seaweed was not an issue. They cleaned it up every morning. There is an amazing reef not too far out and boats, paddle boards, and snorkeling stuff was provided . We got to see baby turtles right on the beach!! Although they have laundry service there is not a washer/dryer that is free to use. Highly recommend the chef! It was great food for a reasonable price. Also, the massage services are some of the best massages we all have ever experienced. Overall a great experience!

Stayed Jul 1, 2025The property was as advertised. Our group (family) of 11 had a great time. We enjoyed several meals cooked by Gaby & Christina and had great service from Roger the manager. Our group ranged in age from 20-78. There are three bedroom on the ground level, one bedroom on the second level (large master), and three in the casita. Air conditioning worked well. There was plenty of room for everyone. The first night I asked for a lighter (fire stick) to light some incense I had brought and there wasn't one in the house, but one appeared later that night. Gabi noticed the makeshift volleyball net we put up and a couple of days later a real net appeared (it was left under the stairs - where you will find a plethora of masks, snorkels, swim shoes, life jackets). Gabi also appeared with an electric pump when we were blowing up the giant beach ball we brought. The pool is shady in the afternoon so we were able to spend many hours in it without getting sunburn during some epic pool volleyball tournaments. The only disappointment was the sargassum (seaweed), but that was not a fault of the house and we knew about ahead of time (hence the incense). We were still able to kayak and paddleboard and had planned for Cenote swims and snorkeling at Yalku.

Stayed Dec 28, 2024This is an excellent rental in Akumal Sur. It easily accommodated my group of 12 people (with room to spare). I highly recommend it. On arrival, Gabi (house caretaker) had already purchased some starter supplies and made a delicious chicken fajita lunch on the next day. We only used Gabi and Cristina's cooking services on two occasions. Although their menu is limited, the food was well prepared. For our other meals, we either used Chef Daveed catering (which is consistently excellent) or ventured out into Tulum/Akumal. On arrival, the house was clean. The furniture was in good condition and beds comfortable. The pool--although not heated--was great. If there is a critique, it is that the house caretakers were not proactive in cleaning the interior of the house. When I've rented other houses in the area, the caretakers would refresh the house every day (dishes, empty bathroom trash, sweeping, replenishing towels). It took a few days into my rental for me to realize that I needed to ask for these services. Once I asked for these services, it happened (and they did a great job)...but I wish that I knew this info at the start of the rental (which is why I am sharing my experience).Overall, this is a terrific rental. There's direct water access in front of the house. The snorkeling in front of the house can be amazing (on sunny days). Bring water shoes. Enjoy!

Stayed Dec 21, 2024We spent a wonderful Christmas week at Casa Texana. David at Akumal Direct was amazing with help scheduling excursions and responding to all our questions. Gaby and Christina cooked fabulous dinners for us (breakfasts too!) We also appreciated visits from Roger to make sure everything was well.We would not hesitate booking again and are looking forward to our next Akumal vacation.

Stayed Nov 22, 2024Incredible house, staff, and experience with a beach view that could be in a Carona Commercial. The staff (Gaby and Christina) were there for everything and made fantastic dinners and breakfast. The spread out design allows for individual time and the beach/pool are perfect for groups. The snorkeling right off the beach is some of the best in the area. We will be back.

Stayed Sep 10, 2024We were celebrating a 50th birthday with friends. The hosts were kind and accommodating. We could have used a change over in towels and maybe bedding but overall we all were extremely happy with our trip and the accommodations. We did reserve the chef services and that was so convenient and nice.

Reviewer Comments: I recently stayed at a stunning beachfront villa in Akumal, Mexico, and it exceeded all expectations. The location was unbeatable, with direct access to a pristine, quiet beach and breathtaking ocean views. The villa was spacious, beautifully designed, and equipped with every modern comfort. The outdoor spaces, including the pool and lounging areas, were perfect for relaxing and soaking up the sun. The beach lounge chairs and bathroom towels are a bit weathered and could be replaced. Oh, and watch out for mosquitos. There are giant ones there. I hired a private chef outside of the Villa as Ericka (La Coqueta) was highly recommended by the locals for providing local, fresh, GF, and Mayan dishes. Her number is +. She made our stay all that extra special as she not only curated amazing breakfast and dinner dishes, she included daily mantras on a small board for us to remember why we were alive. Her staff was attentive and ensured our dietary needs were satisfied. Akumal’s charm and this villa’s luxury made this an unforgettable getaway. Highly recommend!

The home and the pool were kept very clean and property caretakers were available to help out when we needed them. The community of homes has full time security and that was good to see, although the entire Akumal area felt safe and welcoming to all of us. We took advantage of grocery delivery on a near daily basis and also appreciated that there were small convenience stores (ie 7-11) nearby for basics beside what we ordered from the grocery delivery service. Several good restaurants within a short 5 minute drive for lunch was really convenient. We also requested massage services for several of us one day and took advantage of the casita for those sessions. Since we were celebrating our birthdays (x2) that week, we requested the chef prepared dinners several nights and lunch one afternoon, all served with high quality ingredients and outstanding culinary care by Chef David and his sous chef. Highly recommend them instead of going out to dinner as most local restaurants are very busy and not typically air conditioned. The beach and patio are of the house were the big winners for our family, as we spent most of the days under the shade trees on the beach and floating in the calm, clear turquoise water with several kayaks available. We plan to return to Akumal and will certainly consider this property again!

I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: House needs an update but overall ok. Housekeepers did their job.But would never use Akamal Direct as their communication method is extremely poor. We should have realized that when a different person was answering questions every time we sent inquiries. The worst was being told to evacuate the house for hurricane Beryl via email!!! No calls, nothing about how they could help us find a hotel (even if we were paying for it). Instead, we got a reply from someone named Zan stating something like- it’s stressful and challenging for us too but find yourselves another place to stay. Thoughtless agency with no regard for customer service
