Beachfront Villa Akumal Sunset is the perfect family vacation villa!

Overall, I recommend this vacation rental. Reviewer Comments: We absolutely love this place! This is the second year in a row we've come here and we plan on coming back for years to come. The location is perfect for exploring the area! Just 20 min drive north of Tulum and a couple minutes to the south of Akumal. It's a 30 minute beach walk, up to the town of Akumal.The house is awesome! The rooms are all comfortable, the patios have the best view, the private beach is wonderful for lounging and watching hermit crabs at night or lizards during the day. The pool on the roof is so relaxing to swim and wade in. Having two kitchens and living rooms is really convenient. The beds are comfortable and the rooms are spacious. There is a room upstairs which has a venting smell. This can be mitigated by the staff and opening the window and keeping the fan on.The thing that makes this place really special is definitely the staff. The ground keeper and the wonderful woman that comes to clean every day are the nicest and most helpful people. Upon request they will treat you to an amazing meal or extra guacamole and pico. You can also get massages set up in the house.The property manager is incredibly helpful and filled with information. If you want to get out and explore the area, Rhett can guide you to having the most incredible experiences. Overall we just love this place. It's an amazing way to relax in Mexico without the hustle and bustle of the big resorts.

I would love to see a menu available for ordering meals from the caretakers. Unfortunately they were not available to cook for us and this is an amazing plus so we were disappointed in that but otherwise a fantastic home in a perfect location. The A/C in the main house is a huge plus for the area as well.

Reviewer Comments: We four early-70s women friends spent two weeks reading on the beach--shade or sun, you pick--swimming in the spectacular rooftop pool, and enjoying the once-quiet little fishing village of Akumal. Four bedrooms plus two other sleeping areas were plenty of space for us and would be wonderful for a family or two. The villa was kept spotless inside and out; the manager visited to make sure all was well, and was very responsive. A great two weeks of relaxation. Close to Tulum (don't miss Casablanca restaurant on the main drag) and Playa for shopping and tourist-watching. I recommend ordering groceries in advance from Mayagrocery--they do a great job and you can start the party as soon as you arrive!

Reviewer Comments: We paid 10k for a week in a house with 6 bed, 4 bath home on the beach in Mexico. We were all so excited however it was a nightmare. Upon arrival we realized our accommodations were not nearly as nice as we had expected from the photos. From there is just got worse. Doors were almost impossible to open + close, blasting music from the neighbors alllll night long, air condition in all but two of the bedrooms didn't work and worst of all was the sewage stench that was unbearable. We contacted the property manager over 32 times, they sent Edwardo out to fix the problem but it never got fixed it only got worse. Three of us got sick as the stench went through the entire house. We begged for help. We couldn't believe this was happening to us. 10k! The property manger stopped responding we were advised by VRBO to leave so we did on day 5 of our 7 day vacation. Now, no help from VRBO after HOURS on the phone with multiple phone calls NO help from the property manager even though we were told the people before us were complaining about the smell as well. This house should be condemned. VRBO should protect us and get our money back so we can have a vacation do-over. My history with you all is perfection, only excellent reviews given and received. I'm horrified and deeply saddened that you all would stand by and allow this to happen to us. We had little kids with us. Five kids and the one closest to the bathroom contracted a horrible cough we took the advise of VRBO and moved out for our own safety and the safety of our children. NO ONE would have stayed in conditions like that. Please help.
