A magnificent Tuscan-style farmhouse villa set within the Colline Lucchesi Wine District, IL PALAGIO offers contemporary and flexible accommodation with superb amenities including a heated indoor swimming pool with jacuzzi seats (measures 4.50 metres x 3.50 metres) with a magnific windows overlooking the woods and an outdoor swimming pool (measures 6 metres x 12 metres) among the olive grove. Perfectly suited to larger groups up to 14 guests, the property is composed of a main building and its annex. It has been painstakingly restored to a luxury country house overflowing with character and charm.



Chic and comfortably furnished, IL PALAGIO is located among private vineyards and olive groves on the rolling hills 11 kms east of Lucca in a village which is an easy access to all the major sight of Tuscany such as Florence, San Gimignano, Pisa, Cinque Terre and the Beaches of Viareggio and Forte dei Marmi. To explore the surrounding countryside on foot will be one of the highlights of the location of IL PALAGIO, there are many walks nearby through woodlands and vineyard fields, and the hilltop villages of VALGIANO and MONTECARLO where you can experience some of Lucca’s best restaurants and views are just a short drive away.



This is one of those special Tuscany’s Farmhouses Villas that really captures the imagination. At ground level of the main building there is a beam-ceilinged grand living room with original stone fireplace and a tv with international channels. There's a fully equipped traditional kitchen featuring , and a classically styled open plan dining room seating up to 14 guests. Both the dining room and a second living room here open to two pleasant outside terraces: one in the sun at the front side of the house where the outdoor living and lounge area is and one in the shade on the back side of the farmhouse where an outdoor living and dining area with an American Weber BBQ and Wood Fired Pizza Oven is along with a jacuzzi. A toilet and a separate laundry room completes the floor.



Two staircases leads to two separate areas on the first floor of the main building. On the first floor there are 5 bedrooms and 4 bathrooms:



-1 double bedroom with ensuite bathroom with bath tub and built shower;



-2 double bedrooms with 2 ensuite bathrooms with built-in showers;



-1 double bedroom and 1 bedroom with two twin beds sharing a bathroom with built-in shower



The villa's lower floor impresses with exposed stone walls and vaulted ceilings where a Thermal Salts indoor heated pool is located. While soaking in the warm water enjoying jetted tubs and the magnificent view over the woods and the hills, a heart warming fireplace will add peace and charm to your relaxing moments.



The annex is located right next to the main building (just 10 metres away) and it has a grand terrace equipped as a lounge with view and direct access to the main building shaded outdoor living area and to the jacuzzi tub hidden among a manicured garden terrace overlooking a waterfall in the woods. The annex provides 1 bedroom suite with a king size bed and living area and 1 bedroom with two twin beds. The two bedrooms shares a bathroom with a built in shower and they both have French windows accessing the panoramic terrace where lounge with view is.

The Farmhouse is fully air conditioned and it has a very reliable WIFI connection provided by the national phone company.

    This was the best accommodation we have ever stayed in. The house was stunning and as per pictures. So much space for 13 of us. Service & communication was superb and host was warm & welcoming. Everything was clean, excellent pool and super helpful. You will need a car as it’s hard to get around without one but very easy to drive everywhere and explore! We will definitely come back again

    The grounds were filled with roses, the villa was beautiful and spacious. The outdoor seating and dining area were perfect with great views. The bedrooms were spacious and elegant. The outdoor pool area was beautiful and the indoor pool was stunning. We hired a chef one night and the presentation and food were spectacular Obviously, all 11 of us were thrilled with our ten days there. Everything was beyond dreamy! The dryer was really very noisy and didn’t dry very well. We dried the clothes outside on the rack.

    My family and I (there were 15 of us) spent an incredible five nights at this property last week. Francesco couldn’t have been a better host. Such a nice guy and the dinner/tour of his winery (Fattoria Maionchi) were amazing. We also had a great experience with Gianni and Lucca at InVino, who did at pasta making class for our kids one night and a meal for everyone the next night. Couldn’t recommend this place more.

    This villa was perfect in every way for our family and friends. The grounds are well maintained, the pool is beautiful and the indoor hydrothermal spa in the basement was a perfect way to relax at the end of a sight seeing day. We shared the villa with our family friends and with two separate staircases to the bedrooms, we each had our own space. With the back house, you could easily share with three families comfortably. Our kids were in heaven with the pool setup and exploring the grounds every day. We did not know much about Capannori before going, but it feels like this hidden gem within Tuscany. It was not super touristy (which we loved) and there were so many beautiful wineries and restaurants in the hills. Including the owner Francescos winery which is right down the street! Lucca is the most charming little town and was our favorite place to go for shopping and dinners throughout the week. We did use Chef Graziella for two private dinners at the Villa and those were hands down our best meals of the whole trip. She was phenomenal! Only praises for this extraordinary villa, the location and the people who made it a beautiful experience for us. Will be returning!!

    Villa il Palagio is a Tuscan dream come true, and exquisite in every detail. The furnishings and fittings are all generous and lovely, and the setting is glorious (a garden filled with birdsong, the heavenly scent of roses, and the pervasive murmuring of the ancient mill waterfall in the background). Directly from the door, there are delightful walks amidst vineyards and olive groves, while numerous medieval cities, villas, historic churches, magical seaside villages, and mountain vistas are all within easy reach by car. Our hosts, Francesco and Daniela, could not have been more charming and helpful, and an olive oil and wine tasting, with delicious, locally-sourced dinner at Francesco's family's historic Fattoria Maionchi on our final evening was a highlight of our stay (and cannot be more highly recommended)! Although there were only three of us staying at the villa (my husband, myself and a friend), we felt that our stay was very reasonable, considering the wealth of luxurious features the villa possesses. Because the bedrooms are divided into three separate suites, there is a high level of privacy, despite the number of bedrooms. The villa is particularly perfect for history buffs, as it's been sympathetically restored from its former function as a mill house, retaining time-worm stone sinks and the palimpsest of former windows, doors, and mill apertures still visible in its sun-soaked walls. It was truly difficult to leave this magical place! Although the villa is exceedingly well stocked with dinnerware, cooking implements and appliances, etc., the lack of a dish sponge and detergent make keeping things tidy difficult. We went and got our own, but these necessities are normally present at rental homes. Likewise, most rental homes provide basics like pepper, a small bottle of olive oil, initial supply of coffee, and (in the UK at least), a small carton of milk, which are particularly appreciated by overseas travellers who arrive at the villa having travelled for two days and a night. This was a particular problem for us, as we hadn't realized until a few days before our arrival that we were landing in Italy on a national holiday (Primo maggio), and that all the shops were closed. As it was, Daniela told us where to find a pasticceria ..

    Super good house , fits a big family or 2 as it has separated areas . The kitchen can cope cooking enormous meals and is equipped end to end with every accessory needed The indoor pool Needs to be warmer in order to be used in non summer times .
