The home features a thoughtfully designed layout and inviting indoor-outdoor spaces where you can hear the ocean from your front patio and reach the sand in just seconds.

LIVING & DINING AREAS:
The open-concept living and dining area features comfortable couch seating, an additional chair, and a desk for added flexibility. A dining table with seating for four connects seamlessly to the space, while direct access to the front patio creates an easy indoor-outdoor flow. The patio includes table seating for four, making it a great spot for meals or relaxing in the coastal air.

BEDROOMS:
- Bedroom 1 (Ground Floor): King-size bed, ceiling fan, wall-mounted A/C unit, and en-suite bathroom with shower

BATHROOMS:
- En-Suite Bathroom (Ground Floor): Step-in shower
- Half-Bathroom (Ground Floor): Powder room located along the hallway

OUTDOOR SPACES:
The private front patio features an outdoor table with seating for four, along with a propane gas BBQ grill, creating a comfortable space to dine and unwind outdoors.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes stainless steel appliances such as a dishwasher. A center island with barstool seating provides additional prep and dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one queen-size fold-out sofa (best suited for children) is provided. Twin rollaway beds can be rented instead of the sofa by making advance arrangements with our office.

Laundry: A stacked washer and dryer is located in the hallway closet, with complimentary laundry supplies provided.

Parking: One designated parking space is provided in the carport on the left side, suitable for a small to mid-size vehicle.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Would stay again! Beautiful property - very recently updated, amazing location, and easy to get around the friendly/walkable neighborhood. Access to the home is on the side: Looking at the front, walk along the path on the right side to get to the door.Spotless! This property was so incredibly clean, which is greatly appreciated. The only exception is the kitchen trash which was full when we arrived. *Note: This is an expectation upon check-out for all guests to remove trash and place in bins. So while the responsibility is with the renter, I would have expected the cleaning crew to remove prior to our arrival.Bed is extremely comfortable, and set on a tall bedframe (I like being up high, but worth taking into consideration in case you do not).Thin walls! Could easily hear all of the happenings coming from the space above this unit. Unsure if it is also a rental above, but the folks there were loud.

    Could not have found a better spot for the value. Barefoot walk to the beach barely a block. clean, well lit, quality surfaces, and finishes. We're definitely rent here again. Highly recommend Beachview Realty..

    We had a wonderful stay here. Such a charming street and neighborhood. Loved walking to the beach and to the park right down the street. The house was appointed with everything we needed. We would stay here again in a heartbeat.

    Our place was just great. Well designed, comfortable, well stocked and great location. The scrabble board was a lot of fun for all ages. As usual, service from Beachview was terrific. Including the bikes we rented from them.

    We stayed for a long weekend and absolutely loved the location and the beach home. It was perfect size for my husband and I to stay and have room for my daughter to come visit that lives local. We will definitely book another visit soon!

    Location was great, house was clean, not enough clean towels, TV was in a weird place, couch/ seating was extremely uncomfortable, figuring out the heater was a head ache, master toilet was annoying, hot water in shower was a problem. Microwave didn't work. Scrabble board was nice.
