The kitchen boasts a six-burner gas stove and barstool seating, while three of the five bedrooms have ensuite bathrooms. You'll even have a bunk option and a room with a small kitchenette so everybody can find their perfect space. A sandy trail to Newport Beach is just at the end of the street, while all the excitement of the nearby pier and marina is a few minutes drive away. Newport is waiting with shoreline, retail, dining, and seafood. Experience it all from Velvet Sand!

- Please note that the Air Conditioning in this home is remote-controlled mini splits, NOT central air with a thermostat.
- This unit has private access to the rooftop which features a hot tub, outdoor dining, a bbq, and of course incredible ocean views.
- This unit is located on the top floor.
- This unit is also available as a buyout of two units (the unit upstairs) for a total of 7 bedrooms, the buyout is called Velvet Sand Buyout.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Bedroom 5 features a small kitchenette (mini fridge & microwave).
- This unit features a sleeper sofa in the living area for additional sleeping arrangements.
- The reservation holder must be at least 25 and must be present for the entire stay.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

    Property was just as presented. Absolutely loved the rooftop area! Accomodations were comfortable and kitchen was stocked with all we needed. Communication was great and any needs were addressed quickly. Perfect, quiet location. Took advantage of Avantstay's recommendation for Hibachi dinner at home and that was a huge success. Thanks for a wonderful experience!

    The house was amazing, clean, and had an awesome rooftop! Not to mention steps away from beach. However, it did say it sleeps 14 and I have no idea how. We were squeezed and had to bring air mattresses ! But the host was awesome and super helpful.

    Everything met the expectations and some things exceeded them…. Beautiful rooftop… this made the property Every room was fantastic including the casita. The only thing that can be challenging is the parking…. The spot left PLENTY of spots, but they were a little tight. The only spot that wasn’t tight was by the alley. This IS NOT A BAD THING, but worth noting if you have only big cars…. Fantastic location. Peaceful setting.
