The open living space features a comfortable leather sofa set, cable TV, and a dining table with seating for six. French doors open to the ocean-view front balcony and provide access to the rooftop deck, creating a seamless indoor-outdoor experience.

Enjoy multiple outdoor areas, including a front balcony deck with a dining table for four, market umbrella, propane gas BBQ grill, and ocean views. The rooftop deck offers additional space to relax with a dining table for four, market umbrella, two chaise lounges, and panoramic views.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA second-floor residence, including all interior spaces, the front balcony, and the rooftop deck. The ground-floor 3BR/2BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located along the side walkway, with complimentary laundry supplies provided.

Parking: One designated parking space is provided in a shared double garage and is suitable for mid-size or minivan vehicles only (no SUVs due to low clearance). Street parking, both metered and unmetered, is also available.

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Just a few houses from the sand. This beach rental was great, it was clean, well kept, property management company was extremely responsive, check in was easy. We have been coming to Newport for years and stayed in many different rental properties. This one was great.

    Overall it’s a great property, especially with the AC, but it does need some TLC. The AC filters are extremely dirty and need to be cleaned. There were loose door handles for the pantry doors that need to be tightened and loose faucets. The water pressure should also be looked at and increased in the kitchen sink. The deck was a great aspect of this property, but the stairs leading up their are very small and narrow.

    House was in a great location and perfect for what we were looking for. If you’re hoping to cook while at the house, come prepared. It isn’t the most well stocked rental, but it worked for us.

    We really enjoyed the location of this property. Had plenty of room for our family. Be aware, when we booked this, they split our payment into two installments (unknown to us). The first installment went through VRBO as expected. But the property management company contacted us directly to ask us to pay the 2nd installment through an off-platform link, therefore voiding the protections you get from paying through VRBO. With all the phishing scams right now, you can't be too careful. It would be good to disclose these details in the listing, so the user knows upfront you are required to pay off-platform. The management company managed everything else about the property very well.
