This 3BR/2BA home showcases a stylish beachside design with thoughtfully selected furnishings and décor throughout. Professionally outfitted for comfort and convenience, every detail has been considered to ensure a relaxing and memorable Newport Beach getaway.

LIVING & DINING AREAS:
The living area features a comfortable leather sofa set arranged around a cable TV. A bar-height dining table with seating for eight showcases beautiful bay views, while additional barstool seating for two is available at the nearby kitchen counter. An access door leads directly to the balcony deck, extending the living space outdoors.

- Primary Bedroom: King-size bed; en-suite bathroom
- Guest Bedroom 1: Queen-size bed; access door to hallway bathroom

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire upper 3BR/2BA residence. This includes all interior spaces and the private covered balcony. The ground-floor 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.

Please note that the boat and dock areas are reserved for guests in the ground-floor residence and are not accessible to guests of the upper residence. For launching rented paddleboards or kayaks, a nearby public access point to the channel is available.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One space in the shared double garage. Fits midsize vehicles. Garage dimensions 82H x double wide. Neighborhood street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The host was welcoming, amenities as advertised. Approximately 1mike to grocery store and coffee shop. The beach was only a few blocks away. Airport was a short uber ride. Will be back

    Our stay overall was good. Location is great.Unit was a little tired and worn. Rugs were very dirty. Believe the detailed description and bring almost everything with you. No condiments at all and or napkins and sandwich bags.Need more bedding for cool nights and plates and cups, no mugs were pretty beat up. Also some towel rack would be very helpful. Pretty sad that on top of the fees they want to charge you for toddler sand toys.Check in and out was very easy and communication was very good.

    Liked that it was quiet at night. The house was a bit dated/dusty. I think they should change their comforters/furniture would help a lot and leave extra clean sheets. We came to surf -There should definitely be a dedicated outdoor shower or hose to rinse off. The little bucket outside of the door is definitely not enough. Also the grill was not as advertised - it was a small electric grill and was hard to grill large meats or fish. It was not clear if the upstairs unit could use the table outside. All that said, I will look to book with Beach view again - maybe just a slightly different place.

    The property manager was extremely friendly and helpful as we booked last minute and right before their office closed. Seamless transaction. Nice place on the bay. Pretty scenery.
