A relaxing beach-inspired retreat awaits in this inviting 3BR/2BA second-floor residence, ideally located just half a block from the sought-after 29th Street beach and boardwalk. With ocean views from the front balcony and a comfortable, well-appointed interior, this home is perfectly suited for easy, year-round coastal getaways.

LIVING & DINING AREA:
The bright and airy living space features an upholstered sofa set, two side chairs, streaming TV, open beam ceilings, and a ceiling fan. Sliding glass doors open to the front ocean-view balcony. Please note the fireplace is not in working order. The adjacent dining area includes a table with seating for six, along with additional counter seating for six.

BEDROOMS:

The front balcony features a bar counter with seating, a propane gas BBQ grill, and ocean views—perfect for enjoying coastal breezes just steps from the beach.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA second-floor residence, including all interior spaces and the front balcony. The ground-floor 2BR/1BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping:
To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One space is provided in a shared double garage and is suitable for most vehicles (some SUVs). Garage dimensions are 89 W x 81 H. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Location was fantastic. Unfortunately the property was run down. The furniture needed replacing. Couch had stains and mold on them. Dining chairs were unsittable. Stains and water marks on every piece of furniture. Also requested batteries for a remote that never came.

    The location is fantastic. The view is beautiful however, it was not hyper clean as advertised. The furniture is completely outdated in the kitchen living area. I took pictures. It was really not nice at all. Should not be advertised as hyper clean it is not the bedrooms were fine. The bathrooms were fine, but the kitchen and family sitting area was awful.

    Beds were comfy, ceiling fans saved our sleep (even though they click a little on the higher speeds), clean, and the location is AMAZING. HOWEVER ... Crib and high chair, even though listed as an amenity, costs extra ($30) and has to be specifically requested. Just be aware. And the tub doesn't hold water, the drain is broken. And the shower in the master bath has a shower head that doesn't point down enough so that if you're shorter than 5'8, don't plan on being in the stream of water, you'll have to splash water on your body with your hands. When it says spices included in the listing, it's just salt, granulated salt, hidden away in the back of the cabinet with the pots. Also, there's no laundry detergent. Lastly, the blue couches and the coffee table in the photos aren't there. There's a large off-white sectional and a tufted ottoman instead. And don't, whatever you do, look under the couch covers.

    Great place to stay on the beach. Walking distance to great food and shopping. Only problem we had was a bum screen door to the deck. Loved the trip. Thank you

    The location is 5-6 houses from the beach, 3 blocks from a grocery store. The Newport pier area is close enough for an easy walk, but also not too close for noise/activity. The unit itself was very clean, the furniture used but clean. We liked that there were a lot of dishes and kitchen items, it was very well furnished. The mattresses were very comfortable, and the bedding clean and of good quality. This unit is upstairs, and while the lower unit was occupied, we did not hear any sounds from down below. The street was popular with surfers, so cars did arrive in the morning. But considering how densely populated Newport is, the location was peaceful enough for us. The management company Beachview Realty was fantastic, they communicated every step of the way.

    Great location. Spacious accommodations. Close to beach, boardwalk, restaurants and shopping. Definitely will stay here again!
