    Overall pretty good, livable and super close to the beach! but it took me 2 hours to try and work thermostats to realize they are not working. Response was fast, used floor heaters instead. Kitchen is not fully stacked and TV works like an ancient machine, otherwise a great little place.

    I would never stay at this place again. For the whole eight days the place was covered in gnats and flies. I had to buy traps and the property manager had to bring traps over to try to help with the bug problem. I couldn’t even sit down to eat there because the bugs would start crawling on my food. However, the location is super close to the beach and restaurants!

    What can I say but EXCELLENT!This property was outstanding in every respect. For a Couple's getaway to the beach this small apt. was perfect, and we will stay here again the next time we are in OC.The listing is 100% accurate, this location (above the garage) is a stone's throw from the sand and minutes away from the eateries of the Balboa Peninsula. All I can say is, if you want to get a small, intimate place at the beach . . . this is it.

    Two parking spaces. Clean and pleasant. Great location. Did I mention two parking places. We have a car and a small trailer to carry our recumbent trikes. It all fit. ❤️

    The condo was nice and clean and conveniently located close to the beach. We were disappointed in the kitchen setup. There were no condiments at all and no coffee starter pack, which is quite unusual for the price we paid. We also had an issue using the beach chairs since the garage was locked and we were on hold with customer service for quite some time. We ended up not using them.

    Perfect location and steps from the beach. Board walk starts on 36th and is just 8 blocks from Pavilions so grocery store in walking distance. A plethora of windows provide ample light and furnishings are simple with a beach feel. Great linens and ample supply of towels! Questions we posed where answered quickly!

    My 16 year old daughter and I have been to Newport Beach the last couple of years for spring break. This VRBO was great for the 2 of us, and the location was awesome. It’s a 30 second walk to the beach, and 10 min walk to our favorite coffee shop and the beach stores. It’s a small, over the garage ADU and was very cute. I would stay there again. The only downsides were that A. It’s sold as though it has parking, but it’s really first come first serve, sharing with the main house which isn’t at all clear. The main house guests had multiple cars and we had to keep finding street parking sometimes in spots nearer than others to the house. So be prepared for that (the main house guests also partied, there was broken glass all over the walkway leading to our back unit over the garage, and there were a few pools of vomit, both of which stayed the entire stay even though I reported it. So we just really had to watch where we stepped. The kitchen didn’t feel very well stocked but other than that, it was great, and again I’d stay there again! We love Newport.

    It was a perfect spot for a long weekend getaway. Cozy, dedicated parking (so nice to have in Newport!) and very close to the beach. Short drive to the local coffee shop and an easy Uber to Balboa. The house itself was clean and comfy. Would absolutely come back in the future :)

    We had to vacuum the place when we arrived. We text Vacas and they said “local” partners will reach out to you. Never happened and just got “bot” robo responses. Washer died 3 days in and new washer never came. Bare minimum in the place. No hand soap, “shampoo” that is a powder to add water. My guess the owners have never stayed there. No go! Also will never book with Vacas again. We prior stayed also in Newport and the owner of the property was awesome and responsive. This was terrible.
