LIVING & DINING AREAS:
The spacious living area features a large sectional leather sofa arranged arounda streaming cable TV with Wi-Fi, creating a comfortable place to relax. French doors open to the front balcony with ocean views, bringing in natural light and coastal breezes. The adjacent dining area includes a table with seating for four.

The oceanview balcony features a dining table for four and a propane gas BBQ grill—perfect for enjoying meals and relaxing just steps from the beach.

KITCHEN & AMENITIES:
The kitchen is equipped with a basic supply of dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces and the front balcony. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the rear carport. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: One space is provided in the shared double carport, accommodating most vehicles (some SUVs). Carport dimensions are 83 H and double wide. Additional general neighborhood parking is available (metered and unmetered).

Pets: Dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.

    The location was great and there was plenty if room for our party of 7. Updating the furniture and dishwasher would be beneficial, because the sofa is very uncomfortable and hard to get up and down from……even for the younger folks. We used the dishwasher and the dishes were still dirty and had to be hand washed to get them clean. This was completely unacceptable. The house was very cold, especially the furthest bedroom in the back. Unfortunately, the weather was less than perfect, which couldn’t be helped. Not sure I would stay there again, at this price.

    Host was very courteous and timely with all correspondence. Excellent location 1 house from the beach! Close to everything- walking distance to local restaurants, shops and the Pier. Well appointed home. Loved our stay for family gathering. We will go back!!

    This was an awesome place to stay. We stayed just a couple nights and wish it was longer. Location is super close to the ocean, places to eat and a grocery store. check in/out was very easy with no issues. The place was as advertised in pictures, but actually felt it was bigger than the pictures could do it justice. Highly recommend staying at this location!

    My wife and I enjoyed our stay. We both have family members in California and I made sure to inform the hosts that they will be coming by and they let me adjust our head count literally 10 minutes before check in. We had the upstairs unit. Aside the first few days of us staying, we didn't have downstairs neighbors so really no noise problem. We were literally 10 steps away from the beach and maybe a solid 10 minute enjoyable walk from the pier. A slightly outdated home but it got the job done. Comfortable, clean, had everything we needed. Only downside I'd say was having to pay for washer and dryer but we used my sisters washer and dryer so just be prepared to bring quarters incase you need it. Two car garage so don't stress about parking on the busy neighborhood street. Why pay 5K+ for a direct beach house when you can stay here and only be 10 steps away from the sand? I'd recommend this house to anyone.

    Great stay for a larger group; location by the beach and distance to local food and drink scene by foot made it ideal for us. Beachview team was responsive with all communication and helped us confirm our reservation after a series of earlier cancellations from different hosts. Would recommend staying here.
