This freshly upgraded ground-floor 3BR/2BA residence of our popular corner duplex is within reach of the best ocean recreation, offering Newport Beach's great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder.

The living area features an upholstered sofa set arranged around a streaming TV, creating a comfortable space to relax. A dining table with seating for six offers room to gather, while sliding glass doors open to the expansive front oceanview patio, seamlessly blending indoor and outdoor living.

The expansive oceanview front patio is designed for gathering and relaxing, featuring two dining tables with seating for twelve, three market umbrellas for shade, and additional seating throughout. Two sun loungers offer a perfect place to unwind, while a hard-lined propane gas BBQ grill makes outdoor cooking easy and enjoyable.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground-floor 3BR/2BA residence. This includes all interior spaces and the private oceanview front patio. See separate listings or contact our office for more details.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared coin-operated washer and dryer are located in the laundry room along the side walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Two parking spaces, one covered carport space on the left side of the garage, and one uncovered carport space along the wall of the left-hand exterior of the garage.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This space was great! Pictures on listing represent the property accurately. You can’t beat the location - close enough to walk to everything but far enough away from the extremely busy areas. We had a few small issues while we were there - iron was broken and no propane in grill, but the issues were resolved very quickly by property management. House is very clean and beds are comfortable. Kitchen supplies could be a bit better, so if you like to cook a lot when you vacation, plan to bring some staples from home. Overall it was a great rental - we stay for the 4th of July every year for the past 10 years and this is one of the cleaner properties.

    I would give this property 5 Stars, great location, great patio, but the hot water stopped working and if you have kids you know they need the hot water for showers. The Manager handled it right away, but other than that this stay was nearly perfect.

    Close to beach. Management team responded quickly. Home was minimally stocked and in need of repairs and updates. We were there for a month and whenever there were people in the upstairs unit, we heard almost every footstep. The Parking spots were very tight and difficult to get in and out of.

    Everything went smoothly for our group of 20! We had the upstairs and downstairs with ages from newborn to 60. Property was great, management was helpful for just a few the questions we had, checkin/checkout was smooth. Great 5 days at Newport, our favorite place!
