The open-concept living and dining area features a large L-shaped couch, streaming TV, and a dining table for four with additional island barstool seating for four, all complemented by sliding doors that open to a spacious front balcony.

- Guest Bedroom (Second-Floor): Queen-size bed, streaming TV, en-suite bathroom, small private balcony

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground and upper floor of this 2BR/2BA residence. This includes all interior spaces and the large front balcony and small private balcony off the guest bedroom.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the residence, with complimentary laundry supplies provided.

Parking: One garage space for small to mid-size vehicles on the right side. Parking in front of the garage is not permitted. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    I would NOT recommend staying here. The condo had a malfunctioning fire alarm that went off randomly one night, sometimes for a short time and other times much longer. The fire alarm would activate (extremely loud beeping and a voice alerting us to a fire) and woke us up several times during the night. We had to grab our terrified kids to evacuate and then try and figure out if the condo was actually on fire. Which it wasn't. After the 3rd time we just ignored it and prayed it would turn off soon. The other concern around this is that the management company warned us about noise restrictions after 10pm which come with hefty fines, so in the addition to the panic of being in a fire, we were worried there would be a noise complaint from the nearby neighbors who seemed to be mostly residents. We weren't the quietest crew when we thought the condo was on fire. The management company said there wasn't much they could do but they would test the system.

    The check-in was easy and the condo had everything we needed. We only stayed a couple days so probably didn’t take advantage of everything it had to offer, but it was a very lovely stay!

    Our family of 5 really enjoyed it here. We stay in Newport often and decided to stay here which is closer to Balboa than usual. We LOVED it! It was fun being able to walk around Balboa at night and pick a place to eat. Only thing that was not as good, the beach seemed to be busier but that was fine. We got there early enough in the day that we had “space”. The walk to the beach is quick and easy. They have lots of beach supplies for you to use. Much appreciated. The master bedroom and bathroom is downstairs and the kitchen, living and spare bedroom and bathroom is upstairs. It was great for us, my wife and I had some quiet time at night and the kids were able to hang out together upstairs. We have a 2020 GMC Yukon which fit just fine in the garage. So parking was nice. The wood flooring has had some water damage, so there is some swelling to it in some areas. The motorized blinds are nice but can be a bit tricky. The a/c was nice. We had a couple issues, mngmnt company was quick and responsive. We appreciate them. My request, is that they alert you prior to coming over. I submitted a request to fix the blinds,6 hours later a guy came by right as my daughter just got out of the shower by the front door. He knocked and made himself know, he was very nice to work with. Cool guy. He fixed it all quick, just send a message before coming over. W&D is not the best. But good enough. Def would stay again. Price compared to others, well worth it. We feel we got our moneys worth

    My sister and I stayed here and we both adore this home! It was immaculate when we arrived. The living room is spacious and we had lots of room to relax and spread out. The area we stayed in was really quiet, which is what we wanted. It is also in a super central location. Close to great restaurants and a 5 minute walk to the beach. We both felt our beds were comfortable although maybe on the firm side as we both like a slightly softer mattress. And having the garage was amazing. It made it so easy to run errands or go out on excursions without any parking stress when returning. We both want to stay here again!

    We attended a family wedding in the area. The area was good for walking to the beach and finding things to do between events. The property met our needs well, was spacious and very clean. Beds were comfortable and kitchen well stocked.

    Area is very congested. Neighbors are too close and so privacy is difficult unless you keep the blinds closed all day.The sofa and sofa pillows were filthy. One of the remote blinds did not work… we waited 10 days for a “replacement battery.” The management team was very responsive, however.

    We stayed at the casual condo for a little over a week at the end of July. The location was great and a short walk to the beach. Newport area is split with some restaurant close by and some about mile and half away. Check in was easy, but we were unable to check in until right at 3pm. We got there at 2:15om and they would not release the code to the property which is a little ridiculous. The property was great and having A/C was a plus, but not totally needed. The large deck was a stretch. It only had two chairs outside. Would have been nice to sit outside with the amount of people we had. Huge couch and super comfortable and kitchen had everything we needed.

    This property was top notch. The location was amazing. It’s so great to have a parking space! Everything was within walking distance. So close to the beach. I REALLY appreciated how clean the property was.
