An oversized oceanview front patio invites you to relax and dine outdoors, featuring two dining tables with seating for eight, two sun loungers, and market umbrellas for shade. A propane gas BBQ grill completes the space, perfect for effortless coastal cookouts.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/3BA ground-floor residence. This includes all interior spaces and the private oceanview front patio. The upstairs 4BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: Shared coin-operated washer and dryer are located in the laundry room alongside the walkway. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Two designated spaces. General neighborhood street parking (metered and non-metered) can also be utilized.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    It is a nice home and neighborhood that worked for my son , son in law and my self on a business trip . Gave us ea our space and bathroom and open area for sitting and kitchen.

    This is a great little downstairs duplex unit. It provided plenty of room for our family with kids age 9-19. It is basically one set of houses over from the beach, right on the road that ends at the beach, so you can see the beach from the porch. If we come back here, we would totally stay here again. There is an upstairs unit and if someone is there, you might hear some noise upstairs. But it was not a problem for us, and all of the houses in this area are so close together that there are always a lot of people around. We had an issue with one of the showers and the management company had someone out later the same day to work on fixing it.

    In town for a pickleball tournament. It was great to have a place so close to the beach and restaurants for relaxing after a day of pickleball.

    With six family members and more visiting for meals, this house met the need. This unit has plenty of natural lighting with large windows on a southern exposure, which provides nice morning sun to enjoy the patio early in the day. The open floor plan naturally spills out to an excessively large patio with plenty of seating to accommodate everyone being together. The well equipped kitchen came with plenty of dishes and drinkware to meet our large group's needs. The neighborhood was unexpectedly quite with very walkable to the beach, a supermarket and eateries.. The house is nicely decorated and the furnishings is good operating condition, unlike so many rentals.
