LIVING AREA:
The cozy living space features a comfortable sofa and side chair seating, streaming cable TV, a charming Dutch entry door, and a window A/C unit to help keep things cool.

- Bedroom 1: Queen bed; ceiling fan; sliding glass door to small private deck with seating for 2
- Bedroom 2: Twin bunk bed set

BATHROOM:
- Hallway Bathroom: Spacious walk-in shower with custom tile work

OUTDOOR LIVING:
Guests have exclusive use of the ground-level front patio area of the adjacent main house, complete with an outdoor dining table, seating for six, and a propane gas BBQ grill. Please note the rooftop deck associated with the main house is not accessible to this unit unless both units are rented together by the same party.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with stainless steel major appliances (no dishwasher) and small appliances. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

The front 4BR/2.5BA main house is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A window A/C unit in the living area is provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: There are no laundry facilities available for this residence.

Parking: One designated garage parking space with a tandem carport space behind, accessed from the rear alley. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
